MRT progress is FASTER than the DAM LRT extension

I somehow I agree with Babizz.

Although I am a TG buyer, I think it will take a miracle for TG mall to do well. It will also depend on our culture in the next years. There is a studied theory that close proximity to public transport (LRT/BRT/Komuter) is not a significant factor in how well a mall does in Malaysia, and that currently those who take public transport to malls in this country are not big spenders. We are not like Singapore or London, where people get on the bus or train with huge shopping bags. Big spenders in Malaysia arrive to malls in their cars. Only broke cheapskates and kaki lepak arrive to malls in LRT/BRT/Komuter, resulting in big crowds, but not necessarily big spending.

The theory goes further that the big malls who are doing very well actually do NOT want LRT/MRT/BRT too close to their malls, fearing that the mall will be overcrowded with cheapskates and that "real" shoppers with cars will want to shop elsewhere. I heard that's why MRT stops in 1U, IKEA are so far away (at least 10-15 walk) from the actual shopping place, and BRT stop at Pyramid also the same.

That said, I believe TG mall success will, to a large extent, depend on how this culture will evolve.

I do not foreseen car demand will drop due to completion of MRT.. There are too much pressure in Malaysia society for new gen y and millennium to own a car. Also the aging society where most parents only have 1 or 2 kids... The parents will buy a car for them once turn 18...

BRT don't go KL, it's only circle around Sunway and some Subang area.

I've paid the misc charges on 3rd of January. Now last process is await my bank side to release the last payment to Tropicana. Then is the arrangement of key collection.

Nothing to do with buyers satisfaction 8or not but I am merely pinpointing if Tropicana considered as good developer, they should endeavours to complete the mall together with the first or second phase of the residential, not in 2019. Many tier one developers manage to do that and even ekocheras, they plan to complete the mall first.

Tropicana was selling arnica at premium during the launch with mall and directly MRT link as main selling point. Even now... No direct link to mrt to arnica and bayberry rite...

Are you implying that by completed in 2019, Tropicana will ensure that TG will not be delivered half-cocked mall with most of the retails leased out? Share some news la so far any anchor tenants secured!

Well ... It is easier to criticize those completed and operational...  For me it is simple... If you get ur Arnica/Bayberry key today, would you like the mall to be completed? Or prefer to be current situation?

Every buyer knew it will not be ready on time for Arnica and Bayberry when they bought.

Are you aware of this fact?

As long as what actually transpired is consistent with their promise when the buyer made the purchase, I think the commitment is complete.

Just to clear things up. but of course i speak for myself only. i say this to clarify and am in no means being defensive. when i purchased my 2 units at gardens. i had no idea that there was gonna be a mrt there. later only did i find out that it was proposed. Did it make me happy... well i dont know. the last time i took public transport was in 1999... KTM. Monorail also not operating yet that time. As for other buyers.... i suppose my advice would be .. do not over strech urself. u can afford. u buy la. I bought mainly because of the brand. and because of the 3% members disc. and i can let my kids stay there when they go to college. for others... u can afford u buy la... if u r tight... then thats when we here about fire sales and so on. u do what u like with ur investments. give it away for free for all i care. I make some money from property investments but what others do are none of my concern. I ve noticed and also met a few buyers who bought 5 units each and another who bought 9. ( i didnt meet the one who bought 9) . Does not look like they are even breaking a sweat.
So with all this MRT nonsense.... its all salesman jargon. to the owners... more of a novelty than anything else.
With that said though ... i think tropicana avenue.. at this very point in time is a better buy. ive spent a few nights there and apart from the highway noise. its very nice to come downstairs and have breakfast. i like the atmosphere there.
