At Rm550k even most 1st phase/block buyers will lose money..i remembered launching about Rm480k? To Rm550k...if add agent fee, legal fees, and RPGT big loss..pity 2nd and 3rd.blok owners..it was at tat time tat the selling price lowered

Whoa i see many overly positive posters (and probably some buyers here) tat living in denial...u tink poperty market will always up or repeated the bullish doble digit avg price growth few years ago?? Prices may be stagnant for many many years to come...tis is NOT HK or Singgapore where 600sf studios are in demand bro...in Malaysia still many empty lands..it was the developers who hyped about limited lands etc...lets say u invested 600sf studio at Rm550k..do u tink can easily sell at Rm700k to rm800k?? At tis price point buyers many choices..so wat is near LRT, anoter overhyped news by so called poperty gurus and developers..nw if u notice they launching many 1000sf condos at rm400k to rm500k in PRIME LOCATIONS..suddenly they stopped singing he same tune (limited land, material cost rising blabla)...families wont buy studios and young people fresh graduate cannot afford overprived studios. Besides many in sales not using LRT..wake up frum denials bro

So wat if have holding power, the longer u hold the more lost opportunity and highrr interest paid ..unless the prices shoot up the roof like few years ago

Maybe not yet and me didnt claimed there is lelong mah, hope dunt twist peoples words bro..but i foresee lelong for 3rd abd 2nd blok..1st blok just vp so maybe coming soon...many newly completed condos lelong up to Rm200k below S&P prices..u can live in denial or try dig out these info yurself coz in the local papers and websites all sweet news

Can proof which valuer quote Rm650k for studio unit?? Talk is cheap..btw, Dianthus starting frum Rm822k in FB ads, dunno wat size..if for 600sf studios my eyeballs oso popped out

In HK Singapore, such smal expensive studio units are the norm ..here there r so many empty lands and landed not to mention not suitable for families..how many datuk's son loaded wit cash here...nw dvloper launching many Rm400k condos in KLPJ bro..so wat near MRT?? the money u can save by staying N commuting to work via LRT MRT (according to experts) will compare to nothing vs the interest u paid to the bank for such an overpriced studio..in short u pobably will save much more staying further but driving to work rather than spending so much buying studio near LRT or using MRT

In short these vested interest posters ignoring so many oter factors but just keep repeating "near Mrt, near LRT, convenient save time"

Allrdy many people saying driving faayer than taking Mrt Lrt coz not well.integrated with no.parking and interconnectivity..and u dunt go shopping at Ikea in Mrt Lrt hahahh

So many dvloper or agent or investors wit vestwd intrest here

Hahaha...i knew la wat kinda of buyers there,.i Was there Myself when the market super hot..many just yur average joe who want to goreng..buyers of Grande in different class coz if they can afford Rm1 miilion ++ they very strong financially..we r talking about people buying Rm500k to Rm800k supersmall studio to goreng...and damn easy to obtain bank lon last time so dunt tell me they high income high standards

And dunt forget the longer u hold especially those for goreng the more interest and fees paid ..borrow Rm500k in 30 years paid total Rm1 million inc interest...sorry to say many vested parties not telling all

Yep..and malls located in more "wong" places oso failing big time ....Viva Mall, another in KL City Center...so wat if TG has a mall..and u dunt go shopping to places like IkEA in MRT right how to carry all the stuff u bought ahahaha

Ooposit the condo those Malls not really crowd pullers inc the Encorp Strand...Carrefour closing shop further up...so many factors u failed to mention bro
