im just starting to look at sg reit, any sifu can help me to headstart with shortlisted first class and second class reit? the most important is good management and portfolio with high rental revision ability, like first class reit in malaysia: igbreit, pavreit, uoareit, axreit.

I think hold on, as market volatile due to US interest rate going to be raised.
The reason being when interest rate goes up other almost zero risk interest bearing investments become attractive like bonds, time deposits. Also interest rate up means borrowing cost goes up - you need to check the REITs debt profile.
In short, interest rate up means REITS price goes down.

If u really want to divide it into classes. Take a look @ reitdata.com. Those in 5% range annual yield should be class 1. While 6% class 2 and 7% class 3. brows.gif

My cash position is always at the following..

1. Normal bank account - emergency funds and daily use (better to choose the higher yield ones)
2. Broker deposit - can get up to 2.7% on some MY brokers (better than bank account!)
3. E-fixed deposit on monthly rollover - can uplift and credit instantly online at anytime (no waiting time for funds)
4. Short term Investments - short term AAA bond fund or ETF (low fluctuation and 1-2 days to credit)
