Also, there will be "distribution top-up" funded by loans to replace the lost of income due to closure of FW.

million (approximately S$125.3 million). This will be the REIT’s second data centre in Germany and its eighth in Europe.

Gross revenue up 15%, NPI up 23% and Distributions to unitholders up 0.4%. DPU unchanged at 2.4 cents.

I am a bit worried about the Baa2 rating though. It's still pending for a downgrade review. Moody's claims that the merger with FLIT needs approval from bondholders or the outstanding bonds will default.

Otherwise, I find the low gearing, high interest coverage, and diversified property holdings attractive.

Yup, went to 313@somerset last week and there was quite a heavy traffic there. High potential to deliver great results.

Why do you assume it will drop to 1.05? How do you come up with that figure?

(I purchase S-REITs through a unit trust in Malaysia, and MNACT is only about 3% of my total holdings with the fund.)

I just love REITs and reading their presentation slides, so reporting some news here.

I see. I am not so sure for the short term. But for the long term, it should benefit from gradual diversification of its portfolio. The protest in HK has taught MNACT quite a huge lesson, in the future, I guess they won't want to repeat it. So, buy-and-hold for the long term is the strategy I would adopt if I were to invest in this stock individually.

Yup. It slumped for the past few months when Link REIT took a nosedive. Now it's climbing back, and the upward momentum for the fund's NAV is likely to sustain with the S-REIT results coming out this week. Glad that I purchase lots of units back when the NAV was hovering below RM 0.49 per unit. Hopefully the up-trend can sustain!

I am a long term investor, so I don't go for quick profit. I leave trading for capital gains to be done by my fund managers. smile.gif

Unit trust, or mutual funds are funds pooled by investors and managed by fund managers to hold a diverse portfolio of securities. Its main objective is diversification in order to lower risk. Fees can tend to be high, with fund's total expense ratio around 2-2.5% per annum for equities fund, and 1-2% per annum for bond funds and less than 1% for money market fund.

ASNB funds (whether fixed price or variable price) are actually unit trusts, except that they are managed by GLC (PNB) and the fund's total expense ratio is much lower since it has to act in the public's interest.

They are many online articles and books written about mutual funds/unit trusts.

Well, then the unit trusts just hold S-REITS (or HK REITS or A-REITS, in the case of manulife AP REIT fund. Geographical diversification is key here).

I mentioned unit trust hold equities in the previous post, REITs are one example of equities. So, we investors pool our money in a REIT fund managed by fund manager(s) and we collect distributions from REITs through our funds, which we share on a pro-rated basis. We also enjoy capital gains when REIT prices go up.

So, really, it is similar to UTs holding bonds, common stocks, commodities etc. The underlying principle is the same.

Yes, high management fees and charges etc.

But if the potential return after the fees are 8-10% or higher, I will bite. That's my risk appetite. I don't have the time and energy to handle so many international securities holdings. tongue.gif

Consider currency risk, different taxation system, cross-border money flow etc, unless you have accumulated enough, otherwise, it's not worth it for "tiny" retail investors like me.

Just my 2 cents.
