likely a combination of reasons - high gearing, low liquidity, poor past performances.

what i see, the biggest malls in sg have been doing very well - suntec, capitamall... until <5% yield!

industrials - a mix - aimsamp, soilbuildbiz steady. sabana has proven to be much less to be capable in securing tenants.

firstreit in healthcare has been stellar.

office reits quite good - capitacom is stellar.

note many sg reits have revenues coming from outside sg.

sgx has a lot more foreign funds driving it.

bursa now driven by 1mdb. tongue.gif

the way i read yellen's words, she alluded to hiking rate this year IF all other factors are favorable. so far, some are, some are not. every week, there is some data report, so it's very much up to how one reads it! biggrin.gif consenus is a small hike will come in sep-nov 2015, next one will be just as small in 2016.

and yes, i think most markets have factored that in, incl the weak rm, oil price and global bond prices.

not much anyone can do about this forever fluid rate hike thingy... better focus on managing things under one's control - rebalancing diff equities vis-a-vis moving exchange rates.

japan... not much idea except nikkei is running away.... but yen weak.

ireit global, the german office reit was a huge disappointment. the tenants are good, long term, yet it lost >10% in price to date. 8% yield but poor liquidity - that's probably the biggest problem.

not just s reits, you can buy many foreign stocks with local banks online platforms, same platform buying bursa.
us, thailand, indon, hong kong, sg, etc.
cimb, maybank, hongleong, public bank have it, maybe more banks.
been available for some years now.
just talk to yr investment bank broker.

I'm looking to diversify my risk away from the industrial sector but I'm not quite comfortable with retail or hospitality at this point of time. I'm considering adding some "risk-free" parkway life. Just to clarify, I mean "risk-free" in terms of dividend certainty not market certainty.

yr experience with mreits is not isolated. biggrin.gif
the diff i see is a lot more sgreits reports healthy increasing revenues->income->profits->dpu, not the case for most mreits.
no need to dwell on the details as u already know.

like elea88, i urge u to consider firstreit:
.. healthcare/hospitals
.. no only sg but indon, etc, revenues in sgd
.. drip - so far, offered prices 5% below market
.. price may be near all time high but yield is still healthy at 5.7%.
.. read the website, u'll like what u read

consider also starhillglobal. this one is very steady, yield 5.8%

i keep since yield still good.
i stick to my only rule - any one of them goes <5% yield, no matter what acquisition price, i sell.
of course, there are those that lose >5% in price, sell faster! laugh.gif

see, that way i look at it...

if a reit can go down, cheap enough to buy back after transactions costs, it means something's gone bad, investors dumping.
unlikely it can bounce back so easily as the factors usually have longer term effects - tenants, leases, mgmt trouble, int rate hike.
reits aren't speculative stocks although it is possible for 5% range.
5%... worth the risk n trouble? not for me...
