If u really want to divide it into classes. Take a look @ reitdata.com. Those in 5% range annual yield should be class 1. While 6% class 2 and 7% class 3. brows.gif

There are some talk about disagreement with the management for divesting their Prudential Tower which is very well located @ CBD area. Some would prefer the management to divest their Australian potfolio instead.

01) divestment fee 0.5% of sales value - 512 mil x 0.5% = 2.56 mil

02) aquisition fee 1% or lower of purchase price - 1.248 bil x 1% = 12.48 mil

03) base management fee 0.5% value of property - 1.248 bil - 512 mil => 736 mil x 0.5% = 3.68 mil/ year

04) trustee fee 0.03% - 736 mil x 0.03% = 220,800/year

my Resolution for 2015 is SELL LOSERS.. and buy WINNERS.
i have a bad habit of averaging down shares that drop.

And Recap.. the reason bought SUNTEC initially at the low price was some buiding was under renovation.
I need check if the reno is done.. If Reno done and tenanted out.. then 2015 will increase in yield?

Guessing only ya.. i try find time this weekend to GOOGLE it.

Suntec city looks bright and shining now! They have the world largest HD Led screen and houses the world largest fountain of wealth. Will sure like to have a meal in one of the restaurants overlooking the fountain the next time i'm there biggrin.gif . Limited supply of office space in prime area this year may push rental increase thus benefit suntec reit. And as far as i could remember suntec has some hedging against the falling OZ dollar. thumbup.gif

i think i will hold at least untill the next dividen then only decide to sell or not. btw my average cost is lower so i'm getting about 6% yield.
