One thing I don't like about some companies: they sent bad news before you sleep.

For example, at 10.02 pm yesterday, EC World unitholders just realized that China Tobacco has decided to terminate and discontinue its lease at Hendge Phase 1.

I'm sorry to be crude here : I was in the toilet this morning and thot I saw a really welcoming news. The article says : In local currency terms, gross revenue for its Singapore increased 2.4% , while its Australia assets’ revenue rose 5.4% over the same period. 

Which means in spite of the weak AUD, the Australia assets' rev still grew (in SGD),... or did I interpret incorrectly ?

5.4% is in local currency (AUD). (Read the footnote on slide no. 5 carefully).

Apparently not. Refer back to slide 5.

You can immediately tell that the weak AUD against SGD offsets the entire 5.4% constant currency (in AUD) growth and also drags down the SG side (in SGD) so that the overall portfolio gross revenue only increases by 1.2%.

I have quit the REIT space, last REIT waiting to be sold is CICT. No more positions in any other REITs.

Hotel business and their REITs are more volatile than industrial/office/retail/healthcare REITs, so even if I were to hold REITs I won't touch them in the first place. So, sorry, can't comment much on individual hospitality REITs. I don't follow hotel REITs anyway.

FLCT results this morning seem ok though. Leverage is still low at 30ish%.

I am leaning towards SGD instruments first. More 6M and 1Y SG T-bills is definitely on the cards, maybe will go for 3k SGD for the next couple of primary market bids.

I am hoping the long-end of the SG yield curve will go up... will see lah...

Yea yea. Safe is a relative term, it all depends on your purpose and the duration matching. An insurance company buying 20-year US T bond to hedge its liabilities is safe, but a commercial bank buying 20-year T-bond will be quickly in trouble.
