For the second time, Dasin defaulted on one of its loans, this time claimed by Bank of China, Singapore branch.

It's funny that the BoC notice was dated 4th August, and board was informed on 6th August, but it took almost one more week for shareholders to be made aware of the info... Such a long time delay...

I notice REITs are starting to use a deceitful trick to justify their acquisition of properties in a high interest rate environment: they benchmark their DPU accretion to a period when interest rates are still very low (e.g. early 2022).

This happens to large-cap REITs as well, like Ascendas: https://links.sgx.com/FileOpen/Completion%2...t&FileID=769558

If you benchmark against the most recent quarterly/half-year result, it's almost impossible for any acquisition transaction to be value-accretive since the cost of debt has risen much more significantly than that of NPI (assuming property management fees etc. remain constant).

Parkway LIFE REIT's latest debt refinancing exercise shows that its JPY borrowing cost has doubled from 2018 levels from 0.65% p.a. to 1.28% p.a. Manager seems to refinance the 2018 debt with a longer tenure (7 years instead of 6 years).

Let's see. Stock analyst salary is 5000 SGD per month in Singapore and they work 9-6 for 5 days a week, so 40 hours weekly * 4 weeks a month = 160 hours/month.

That translates to 5000/160 = 31.25 SGD per hour.

I will need 1-2 hours to work out the numbers. So, my charges of 50 SGD should be reasonable. smile.gif

Some info regarding dual-class trading share records in CDP:

When you sell you can choose either CWBU or CWCU.

Anyone buy CromwellReit SGD your CDP reflect as CromwellReit EUR instead ?

Why SGX create this dual currency concept, make me so worry I buy CromwellReit SGD, CDP show CromwellReit EUR then I worry when sell I put CromwellReit SGD is it short sell or not! Lucky CFA HST primary currency is the SGD version so you buy and CDP show same.

EC World is in trouble again. They are literally borrowing from one facility to pay off another one. Trading halted since afternoon.

Cohen & Steers, one of the large anchor investor in Parkway LIFE REIT, up its stake in Parkway LIFE 2 days ago.

They purchased 86,300 shares at a price of 3.80 SGD each, crossing the 7% threshold interest.
