not really with your argument coming up with new project with higher psf price should automatically add value to the property price around that area.
the increasing plot ratio might actually dampen the value of the surrounding. This happen everywhere particularly klang valley....where highrise building being approved and build just right in front of the exit, which essentially make the whole area traffic flow...not only this area, the TTDI area as well.
I pass by this project site during workings days..where the narrowly 2 lane driveway, que from the enter for this project side which facing TNB until the cheras main road.
When this completed, wonder how the traffic looks like...with somemore car slot in the earlier part of the route..

Shall we assume lot of working ppl taking MRT....let say 70% at least...? only can reduce the traffic there...

not the MRT dampan the value of property, but is those high rise condo just built at the exit of the TTDI main road had affected the plot ratio and traffic flow increase tremendously...

How can Maxim resident walk into Cheras Senctral ?
thy need to go down the road, cross the 4 lane road before reach the central shop lot..
QUOTE(WTLW @ Jul 23 2015, 08:41 AM)
The station is built with pedestrian bridge/walkway connected to both directions, KL-Kajang & Kajang-KL. In other words, resident from maxim could enter the station via the bridge/walkway in cheras sentral.

This area surrounded by existing highway, the SUKE under construction sound can be very annoying..
for student rental to UCSI ? How far from here to UCSI ? I believe not practical to walk..
MRT link is the only hope..

if want to sell 500k now have problems, most buyer will buy the next new launch 300k only..unless lower down the price to that level...

QUOTE(shinoxun @ Jul 25 2017, 10:24 AM)
Dont think it will affect much with the SUKE. The condos are very much within door step distance thou. Not really a major problem IMHO.

Students rent there just for them to have easy access and convenience to head to uni, they are not going to stay long either.

The new launch I understand is abt 300k+/- with 800 built up.
actually this developer should not just flooded the market with close to 2k unit..
