Just sharing some new development about market trend now, generally for KV developers, particularly for Akisama group, which they try to keep the price below RM500K with 10% rebate, plus free legal fees etc. Akisama marketing very simple only, where they going also apply same marketing strategic and same product outlook with mass production. If they launch their product by next year at food courts area, based on the theory " where got new development is cheaper than handover projects", is a big challenge for those maxim flipper to flip their property in their desired price. But for those are buying for own stay, still can enjoy their home sweet home living life without bother what happen nearby this area.

This is market trend nowadays, but didn't mean maxim cant be RM700/sf in future, but may take time, not immediate after V.P. Who don't wan make profit, but need to face reality also. No point i keep telling wow your project may worth RM700/sf after V.P, syiok sendiri only.

"You can ignore this, if you get feel insulted".

I think Akisma/ JL99/Binastra quite success in their sales records, they got plenty of projects, parklane only one of them, but I don't think they can't manage to sell the parklane, the problem only appear when lot of the owners rent to PH which create an unsecure sense and pull down the property value. But this not a developer responsibility to restrict owner who shall they rent to. Same will happen to other developer projects, lot of owner only wan to collect rental to cover installment, they don't even know who they are rented to. Datuk Lee Chong Wei also staying at house built by Akisama (Nagamas villa), double silver medalist soon will staying at their projects too.
