I'm currently deciding between maybank and public bank loans, both -2.4. Anyone here can share the pros and cons of each loan?

I heard the legal fees for public bank loans are cheaper due to public bank having the same lawyers as Transloyal. Is this true?

For me personally, BA is a real hidden gem. I've book a unit there without hesitation

As an investor, below are the pros that I can think of:
1. freehold
2. individual title
3. fenced and guarded
4. on top of hill
5. very close to highway
6. very close to bangi komuter
7. very competitive pricing 20x65 only 370k (bumi) and 398k non-bumi
8. developer with good track record based on past projects in kajang/bangi area
9. It's a township development consisting not only of landed houses but also condos, shop lots and best of all, shopping mall.
10. High entry cost (you need to pay the 10%, no hanky panky), leading to high percentage of those buying for own stay. This is good for both those buying for own stay or flipping or long-term investment. For flippers/investors: less competition, for own stay: more people in the development, i.e. livelier community and less maintenance cost

The cons
1. Near to chinese cemetery (however being on hilltop, we can't see the cemetery, but its near). So best is to get units furthest from the cemetery?
2. Not a branded developer such as I&P, Mah Sing, Dijaya etc.

Hi Adelhfiy,

Sure, glad to be able to help. Based on the booking status pic by Fairsoft, seems that best location units have been taken (not facing west, near to playground/empty land). I foresee due to relatively high density layout of the houses, having your house near to empty land going to be a big advantage. Anyway, for me personally, if I'm looking to get more units then I'll get lots 374 and 373, or the bolder approach is to wait for more released units with better locations...
