Last year the best price offered was at 700k minimum for 3 storey, now at 648k before bargain further.

Agreed. Last year I offered 650k, agent replied no one will sell below 700k.

Good buy I guess. Developer price started from 589k onwards if I remember it correctly.
For 3 storey : Jan/2016 price at 700k, Jan/2017 price at 650k

2 years back I was looking at it but agent insists for price >700k so I gave up and turn to other projects.
It has walking distance to pasaraya and nearby Tesco, direct exit to north-south highway, consider good for own stay.

yes, that 3 storey minimum at 700k when I asked at end of year 2015.
Now price drop bit probably due to too many flippers without holding power and not easy to rent out for 3 storey house.
Not because of area or surrounding or house quality issue. Just my guess.
