Yup 10% dp. Transloyal only absorb S&P fee. The rest e.g. MOT, loan agreement, etc. not. So quite high initial cash needed there.

Phase 3 intermediate price starts at RM55X,XXX (RM51X,XXX bumi price). 3 storey. Completion Dec 2015. Last two weeks I visit Transloyal still got more than 5 units. Now not surela.

TL price is the best. 3 storey can get below 600-620k. Next door there is IOI Bandar Puteri. 2 storey before launch already starting 600k

For question 2, that's the only way currently. There is alternative shorter road through Serene Heights still under construction, so not open yet.

Depends. The price varied a lot when launched by the developer. I saw people bought theirs near 600k, yet others only slightly more than 500k.

So this 585k price was almost like the developer's when it launched.
