Phase 1
If you are looking for your first landed house (for own stay) at the southern part of Klang Valley and then 2-3 years later, you have a plan to upgrade yourself to a semi-D, then I would strongly recommend for you secure a unit at BA.

I went to the sales office, as well as driving further to the project site last weekend merely to feel and see the potntial myself and then realized BA location is not bad at all. Everybody knows the 1st rule - LOCATION is one of the most important considerations when evaluating a potential investment. It's 300+ acres FREEHOLD project with 1k++ landed houses to be built, 10 minutes drive (8.5km) from UKM, 9 km to Semenyih town, 5 minutes drive to Bdr Seri Putra Tol, should the fly over completed next year, 5+- km to a new Southville Tol (if this new exit materialize in the future) and 25 minutes reaching gate 1 Putrajaya. It's also a complete development with hypermarket, shophouses, apartments, private college and new road to be opened (in their plan) connecting UEM Land & Alam Sari Project. So guys.. can you see the potential? or still walking in the dark?
Phase 2
It's indeed a good project, unfortunately it was not marketed so well as there's no website for us to refer to or see the details. The developer Trans Loyal is sooo daring quietly doing the sale and surprisingly they're actually selling them quiet well. Only 50 units left unsold for phase 4. All the previous phases (aka all the good units) were reserved by the land owner.
The apartments to be built next to Bangi Komuter Station
DEVELOPER's factor - I've never known the existance if it's not because of this project. However I heard their credibility is above average with all their previous projects completed on time and they provide quality houses with reasonable price too. Comments from their previous buyers were also positive. As an ex-InP, Sime & SP Setia purchaser previously, I'm a bit bias and will definitely go towards developer's BRAND. In this instance, deep in my heart, I would rather pay more for further remote area, Setia Eco Hills in Semenyih (1st Project 20 x 65 = 350-400k).

RACE BREAKDOWN - It was mentioned by the SA that the existing buyer is 60% (chinese) & 40% (malays).

PRICE - The price is considerably cheap as to compare the *surrounding projects. However it's very general description on the material given as specified in the brochure. Price is 360k (bumi) for 20 x 70, build-up 21XX and 328k for 20 x 65 (1-2 units next to the corner). For comparison, the subsale price for *Taman Impian Putra 20 x 70 (leasehold) is currently going for 360-380k, meanwhile in Bandar Seri Putra (FREEHOLD) is even higher. There's no discount or early bird price, only that lawyer's fee for developer's side is free and 50% discount of lawyer's fees (for loan) should you opt for developer's panel banks.

PAPER GAIN - Definitely.. as the next phase (on the higher ground) will be priced higher. It's the same 20 x 70 but you can expect the price will shoot up > 400k for the next phase.

EXIT STRATEGY - n/a for own stay. Definitely high -ve cashflow for rental unless they open the road direct to Alam Sari. For Capital Appreciation, the minimum market value will follow the next phase.
Shopping Complex
GENUINE BUYER -  this is an interesting factor which I think will carry a strong weight for this project. From my observation (2 hrs in the sales office last weekend), I could sense all the people coming are 95% genuine buyer, not spoiler like me. My earlier expectation was right as one has to fork out 36k for downpayment and it's not an investor's cup of tea who would normally trying to maximize the OPM.

downpayment needs to settle after 2 weeks, legal fees on developer site waived and 50% diskaun for bank legal fees if take loan from their panel bank(maybank,cimb,hong leong, public bank, ocbc)

been told that the area will be F&G. 5 ft brick wall will be build surrounding the area with monthly payment rm50 for first year...then 2nd year onwards the developer will handover it to the community to decide.

From my personal view, the price rm360k/388k is quite cheap compared to other F&G development nearby kajang,bangi, semenyih

Yeap. from kl-sban hiway need to exit BSP to get to the site
dunno if it will have another jalan connect to UKM or not

Yes, just few KM from Bangi tol, under Mah Sing, Southgate. But the price much more higher compare to Bangi Avenue.

I live in bsp, bangi avenue is much much shorter than 5 km from toll booth. And straight road too, shorter driving time compared to some phase in bsp.

I live in bsp, bangi avenue is much much shorter than 5 km from toll booth. And straight road too, shorter driving time compared to some phase in bsp.

I booked 2 unit 20x70 last Sat. they cant qoute the price yet as the price cant confirm yet. I bet they wait for PRU, but expected above 400k.

From what i saw on the masterplan, seem this the last phase of 2stry. Next phase would be 3stry terrace. is it true?

I'm also concerned about the same issue. Went there yesterday and saw they used concrete blocks for the side and back walls (corner lot). Not sure about the walls between houses though. And this is for the 1st phase. Any experts here can offer input please???

In addition to the disclaimer written in this blog: this is my own observation and the reviews written for this project solely reflect my personal opinion and are in no way influenced by any other parties. I hope upon reading them, you're in the position to decide yourself whether to proceed or not buying the house at Bangi Avenue (BA). Please do not e-mail me again reviewing this project or any other townships elsewhere as they would require detail study as if like I am vested at these areas. The most vital aspect is for you to obtain the fundamental right and you will save and flying high with your property investment.



Phase 1


If you are looking for your first landed house (for own stay) at the southern part of Klang Valley and then 2-3 years later, you have a plan to upgrade yourself to a semi-D, then I would strongly recommend for you secure a unit at BA.

I went to the sales office, as well as driving further to the project site last weekend merely to feel and see the potntial myself and then realized BA location is not bad at all. Everybody knows the 1st rule - LOCATION is one of the most important considerations when evaluating a potential investment. It's 300+ acres FREEHOLD project with 1k++ landed houses to be built, 10 minutes drive (8.5km) from UKM, 9 km to Semenyih town, 5 minutes drive to Bdr Seri Putra Tol, should the fly over completed next year, 5+- km to a new Southville Tol (if this new exit materialize in the future) and 25 minutes reaching gate 1 Putrajaya. It's also a complete development with hypermarket, shophouses, apartments, private college and new road to be opened (in their plan) connecting UEM Land & Alam Sari Project. So guys.. can you see the potential? or still walking in the dark?



Phase 2


It's indeed a good project, unfortunately it was not marketed so well as there's no website for us to refer to or see the details. The developer Trans Loyal is sooo daring quietly doing the sale and surprisingly they're actually selling them quiet well. Only 50 units left unsold for phase 4. All the previous phases (aka all the good units) were reserved by the land owner.



The apartments to be built next to Bangi Komuter Station



DEVELOPER's factor - I've never known the existance if it's not because of this project. However I heard their credibility is above average with all their previous projects completed on time and they provide quality houses with reasonable price too. Comments from their previous buyers were also positive. As an ex-InP, Sime & SP Setia purchaser previously, I'm a bit bias and will definitely go towards developer's BRAND. In this instance, deep in my heart, I would rather pay more for further remote area, Setia Eco Hills in Semenyih (1st Project 20 x 65 = 350-400k).

RACE BREAKDOWN - It was mentioned by the SA that the existing buyer is 60% (chinese) & 40% (malays).

PRICE - The price is considerably cheap as to compare the *surrounding projects. However it's very general description on the material given as specified in the brochure. Price is 360k (bumi) for 20 x 70, build-up 21XX and 328k for 20 x 65 (1-2 units next to the corner). For comparison, the subsale price for *Taman Impian Putra 20 x 70 (leasehold) is currently going for 360-380k, meanwhile in Bandar Seri Putra (FREEHOLD) is even higher. There's no discount or early bird price, only that lawyer's fee for developer's side is free and 50% discount of lawyer's fees (for loan) should you opt for developer's panel banks.

PAPER GAIN - Definitely.. as the next phase (on the higher ground) will be priced higher. It's the same 20 x 70 but you can expect the price will shoot up > 400k for the next phase.

EXIT STRATEGY - n/a for own stay. Definitely high -ve cashflow for rental unless they open the road direct to Alam Sari. For Capital Appreciation, the minimum market value will follow the next phase.



Shopping Complex


GENUINE BUYER - this is an interesting factor which I think will carry a strong weight for this project. From my observation (2 hrs in the sales office last weekend), I could sense all the people coming are 95% genuine buyer, not spoiler like me. My earlier expectation was right as one has to fork out 36k for downpayment and it's not an investor's cup of tea who would normally trying to maximize the OPM.

It's 300+ acres FREEHOLD project with 1k++ landed houses to be built, 10 minutes drive (8.5km) from UKM, 9 km to Semenyih town, 5 minutes drive to Bdr Seri Putra Tol, should the fly over completed next year, 5+- km to a new Southville Tol (if this new exit materialize in the future) and 25 minutes reaching gate 1 Putrajaya. It's also a complete development with hypermarket, shophouses, apartments, private college and new road to be opened (in their plan) connecting UEM Land & Alam Sari Project. So guys.. can you see the potential? or still walking in the dark?
Phase 2
It's indeed a good project, unfortunately it was not marketed so well as there's no website for us to refer to or see the details. The developer Trans Loyal is sooo daring quietly doing the sale and surprisingly they're actually selling them quiet well. Only 50 units left unsold for phase 4. All the previous phases (aka all the good units) were reserved by the land owner.
The apartments to be built next to Bangi Komuter Station
DEVELOPER's factor - I've never known the existance if it's not because of this project. However I heard their credibility is above average with all their previous projects completed on time and they provide quality houses with reasonable price too. Comments from their previous buyers were also positive. As an ex-InP, Sime & SP Setia purchaser previously, I'm a bit bias and will definitely go towards developer's BRAND. In this instance, deep in my heart, I would rather pay more for further remote area, Setia Eco Hills in Semenyih (1st Project 20 x 65 = 350-400k).

RACE BREAKDOWN - It was mentioned by the SA that the existing buyer is 60% (chinese) & 40% (malays).

PRICE - The price is considerably cheap as to compare the *surrounding projects. However it's very general description on the material given as specified in the brochure. Price is 360k (bumi) for 20 x 70, build-up 21XX and 328k for 20 x 65 (1-2 units next to the corner). For comparison, the subsale price for *Taman Impian Putra 20 x 70 (leasehold) is currently going for 360-380k, meanwhile in Bandar Seri Putra (FREEHOLD) is even higher. There's no discount or early bird price, only that lawyer's fee for developer's side is free and 50% discount of lawyer's fees (for loan) should you opt for developer's panel banks.

PAPER GAIN - Definitely.. as the next phase (on the higher ground) will be priced higher. It's the same 20 x 70 but you can expect the price will shoot up > 400k for the next phase.

Me also from kampung.. Definitely i will not sidai my baju at the porch.. I went to the site.. There are a jalan simen behind the house and i think can sidai-sidai baju.. Not jalan tar.. So seems like vehicle cannot use that road..

Double the size of living room, dining room, kitchen, and family area (upstairs). 8 rooms + 8 bathrooms. The new size of lot iwill be 40x70, porch can fit 4 cars, total built-up 4216sf for the price approximately 800k, fit for big/extended/sandwich family. is it a wise thing to do? Doable for strata title? Only interior renovation involved.

SA told that bangi avenue will be individual title once everything is completed. Is it possible for GnG setup? Any expert can answer this? Thank you.

road fronting the bangi avenue site is merely 2.5 km from putra mahkota toll booth. next trip to sg besi toll takes 15 minutes driving following all speed limits, probably 12 minutes with "cheating skill" avoiding AES? i think from bangi avenue is faster to reach kl.

20x75, all sold out (458k)
20x70, several units available, including facing morning sun (428k)
20x65, still available (398k).

all prices before disco.

the way i see it, the third phase cheapest (mean smallest) will be 428k, if they still develop 20x65 lah,, otherwise,, all above 450k, minimum.

Yes, disbursement and remaining downpayment need to be paid upon signing the S&P
MOT and POC depend on how fast can they issue the Individual title. Currently it is under Master title.
Maybe someone who bought Phase 1 can enlighten us with this info..

An alternative to this will be Qaseh by Sime Darby in Bukit Raja. However BU is small.

Alternative to me means google distance of both to KLCC!

Once you go down the juction before go up the ramp to phase one, turn right..the cemetery on your left...those who bought nearest to the field will be the nearest to cemetery...and phase 3 even nearer smile.gif

if 30k not for early bird disc, i suppose it's bumi discount, emmm.....

actually, developer should have done better in this. when i purchased nadayu92 last time, they gave both types, to bumi got bumi discount, to non-bumi got early-bird discount. that's clever way to go around the rule, imho.

Cant remember. If not mistaken the 2 series. Best to go to Transloyal yourself and then the site if you are interested. The topography also is important. You will not see the cemetary from any of the houses as they are built on higher ground. Some of the future 3-storeys are bearer to the cemetary.

for the bumis.. how do u pay the deposit? only pay 3% after bumi discount?
i went to the site and realised BA not using the normal brick (small clay or cement brick); instead using some kind of big size brick (light weight brick).
is this okay? later wanna do renovation or hang some pic; wont easily crack the wall?

Spec for phase 1.. In d snp state that wall using prefab slab concrete/light weight brick.. SA told me wall between houses using prefab slab.. Wall for front and back use light weight brick.. I think they try to promote prefabricated home in malaysia kott (betul ke)... Hahha.. Some of my friends told.. If it is true they using that kind of thing.. Mata gerudi pon patah (means the wall very strong).. I dont know..

For phase 2, will there using the same tiles as phase 1? i saw phase 1 master bedroom toilet tiles quite ok but dont like the tiles of bedroom 2 and 3, can we select the tiles same like master room?

I was told by SA that in addition to the prefab slab, steel is used as well as part of the side wall structure. How I found it? I asked if I could break the wall if I buy 2 units side by side. The transloyal guy said wall cannot as steel will be used as part of the wall? My question, how the slab both slab n steel are put together?

hmm not sure its easy pecah2 or not.. i check this video.. it seem that its the house is easy for modification or renovation (can easily cut the wall and plaster back)... dis been done in perlis.. cool stuff.. if im not mistaken our highrise using this kind of concrete to build the wall..difference is they did on the building site

The video shows precast wall which is different from i see at bangi avenue site many times. Maybe it s not totally correct to call it prefab slab, more like lightweight concrete block. Bu I still wonder how the block and steel are put together?

Boss if im not mistaken... the lightweight concrete block is used for Corner wall.. i saw it too.. but the precast wall is used to build wall between the intermediate wall (wall separated between houses)

partition between houses = prefab slab
front and back wall = lightweight concrete block
corner wall= lightweight concrete block

do correct me if im wrong

Mrta serves the purpose for own-stay, as loan repayment coverage for you n your family.
For investment, I think the property value itself already serves as natural hedging tool to cover your debt ( loan w bank).

With due respect to anyone here working in insurance sector, I personally never like the way insurance business model being structured. We maybe need 1 insurance coverage in our life as necessity, that s it.

Banks will do their utmost best to have cross-sale arrangement, providing loan together with mrta, as insurance is part of their group's business. Mrta should be always optional to banks' customers, never being put as mandatory, simply against good business practice.

IMHO.

I prefer better bypass to Cyberjaya. Apparently Google maps said that using plus highway will be further than old bangi road. Maybe in future when BA fully develop.

Plus there is big chunk of land beside Bukit Mahkota bordering with Nilai impian.

Perimeter wall for this project is just 5 feet brick wall with no barb wire. You guys can see it in the earlier picture. I'm a bit concerned about this. Intruders can easily climb over the brick wall, do their things and get out.

I just want a safe community , guarded entrance doesn't do much if the perimeter is weak.

For me, Maybank..easy to pay (so many branches/atms)..i assumed all other terms are the same (no lock in, daily rest interest and etc)

but, for loan legal fee, public bank panel lawyer can give you 50% off..Maybank only 30% (told by the Maybank agent)

about legal fee, i was told by transloyal SA all will be entitled to legal fee discount as long as the banks use the panel lawyers. and all the 6 panel banks are required to use the panel lawyer, that's the condition by transloyal to panel banks. if loan officers tell otherwise, buyers should refer to transloyal as transloyal has significant role to to decide for panel banks. and i think 50% discount is given to all.

NaGeNaz.. I applied loan from Maybank 2 weeks ago..Leo, the banker from Maybank in transloyal office told me about the discount (30% of professional legal charge) and the Transloyal maam told me the same. The 50% discount is for other banks since the panel lawyers are appointed by Transloyal.. in Maybank case, it will not happen since Maybank have their own list of panel and somehow not the same as Transloyal panel..but still good they give 30% off.

But if we stretch it for 40 over years, the interest going to be same as house price. 400k loan + 400k interest. We end up paying more. Scary man.

guys, went to look for Transloyal office at Kajang Impian few months back. Couldn't find it...sorry my GPS kaput. Then we decided to pusing pusing that area and found one project 'Seri Wirani 8'. Contact agent....booked straight away. hahaaaaa happy happy now. It is leasehold btw, but don't care lahh. will be juz 10 minutes breezy driving to the latest biggest mall in Malaysia, IOI City mall opening end-2014. rclxms.gif

Actually the address is in Putrajaya but it is at the edge of Putrajaya right on Bangi & Serdang & Putrajaya border. So it is kinda closer for Bangi resident than Putrajaya precinct 5,6,19 residents . The upcoming mega mall - IOI City Mall is about the size of Mid Valley, and it is juz next to Uniten...inside the vicinity of IOI Garden Resort. Its only 5 minutes driving on straight road from NSE Kajang Exit, 8-10 minutes drive from Kajang Impian (Transloyal sales office) or Seri Wirani 8 . from BSP wud b around 15-20 minutes. from BA don't know. The moment you reach kajang exit, you can consider it almost there, 5-8 minuts away. depends on d traffic for sure.

Wonder why not many ppl are aware of this ioi project? i am a follower since day 1 !! tongue.gif

Well that is true indeed. The kl southerners are longed for such an establishment actually. Those upper crust of kl southerners are fed up to travel all the way up to one utama , curve or midvalley. previously, if i'm not wrong, the land (in Seksyen 7 @ Taman Kajang Impian @ Transloyal office) is to be developed as a community mall. Jusco had said to be the party interested at that time. However, the community in the surrounding area was not pleased with the proposal as it may turn the surrounding areas into chaos. i.e. traffic congestion etc.

I thing Transloyal is the best party to explain.

As for IOI City Mall...yeepp it very near to IOI resort.

PS: just received call from Prinsiptek, they target to complete the project by July this year. Early 1 year from the proposed completion date....June 2014. Haiya, too fast...panic already. No money to do cabinets, buy furniture bla bla blaaa..haiyo!!

I heard the legal fees for public bank loans are cheaper due to public bank having the same lawyers as Transloyal. Is this true?

Pls check whether PBB has this lock-in period , Maybank don't. Juz in case you want to settle loan or re-finance to other banks within this period, you'll b penalized. I had this problem with PBB, Bukit Bintang where i have to pay penalty for the refinancing with other banks.

diff lawyer since maybank lawyer is not unde rthe Dev list..they charged me 4.8k after 50% off the stamp duty and 30% off legal professional fees

Just bek from transloyal opis....the staff is not friendly at all...like mls nak layan...too bad impression. And oso go to develop site...nth amenities or facilities ard that area...can consider the new develop area....cos surround with kg.....and a bit far for me frm ampang to develop site area...mayb I drive to wrong way...cos i pass thru lekas n exit bangi/semenyih so I feel is far than semenyih....cos have a narrow rd to develop site area. Mayb i unfamiliar with this area duno have any shortcut or nearest way to that develop site area.

Yes...but i use CHeras/Kajang & Lekas highway...so I feel like quite far from ampang...almost 40mins...(normal drive - 80-100)

KUALA LUMPUR: The government is extending the 50% stamp duty exemption for first-time house buyers to Dec 31, 2014 under Budget 2013.

Property price not exceed than 400k.
For bumi, it is applicable for 20x70 and 20x65
For non-bumi, only applicable for 20x65 (398k)

most bank can do that, bundle in the MRTA and legal fees.
If you plan for that, do let the banker know.

Can someone help me to check how much cash one need to prepare to get this property?

And if I read correctly, there is no DIBS offered by the dev, so we need to pay installment right away?

My advice, dont take Cimb. They will include fire insurance and you need to renew it yearly, at the end you have to pay 13 month installment in 1 year

Right side is Phase 2 - Around 10 units still available (I went to the sales office last saturday). Construction still ground work.

FYI, There will be new condo at Bandar Seri Putra. UMLand said launch June 2013 but until now, no news. I think they want to wait for southville city condo launch.

total sumup insurance(MRTA+fire) yearly = 1month installment. Not compulsory for certain bank,like RHB.

Depends on what type of hse u taken? Example: Price: 398k, 10% downpayment = 39,800 + Disbursement fee for S&P = 390 (Single), 450 (Joint) + Loan legal fee +-5000 (after 50% disc using developer panel lawyer) + Stamp Duty +- 6000...so now u roughly know how much u nid to prepare...but thn for stamp duty jus pay later once u received key frm developer....

April 2015 is the 2 years limit from the date advertised + CF. Ideally the house completed earlier. The CF portion might take time.

Phase 2 completion by July next year most probably what they meant is the house completely build with painting. At that point of time, dev already claimed >80% from bank and your payment close to your supposed monthly installment.

yup exactly, my 1st phase even though nearly completion, may only get key in dec 2013 or jan 2014 because of the CF..

just visited the site.for phase 1,they are now focusing on the shoplot.still got many units under major construction.road not paved yet.i think this project complete+CF around feb next year.phase 2 is starting impressively fast!

I think is not that they dont want to do, but they are not in the list of Maybank lawyer panel...maybank very strict..lawyer must be fom their panel list..

Finally.after months of thinking..we booked a unit!!! Hello neighbours!! ..left few units only for ph2..
most available units are facing west.
20x75 soldout d..
Going to submit bank loan next monday.
Yup i got Peter & Yip. SA said can use other panel lawyer for loan legal to get 50% off...can someone confirm?

PRO:
G&G .we saw ph1 very nice. Gated with.brick wall.almost complete.

i believe most of workforce for phase1 has been transferred to phase2.cos phase 1 is a confirm ahead of schedule. i saw many workers returning frm phase2 to phase 1 (their kongsikong) after working hours during my visit.

u try OCBC, cos I get almost full loan (90% loan + MLTA + Legal Fee) & extra 70k for renovation...so actually is over 100% loan.

Why cannot? Because the entrance to Ph2 is not facing the main road. The entrance is facing the 3 storey Ph3 and enter near the purpose Stesen Minyak. So can easily access to the flyover and no need to thru the traffic lite down there. . .

From what i seen, the road connected to petronas is a one way, u just like other RNR entrance. here i sketch a little bit

i waited either trans loyal, mah sing and dijaya, but choose bangi avenue after get advice from few ppl and (https://forum.lowyat.net/topic/2661789), from previous record and expected mah sing(southville) and dijaya(tropicana height) will cost RM600k n aboce.

haha penat2 saje lukis pakai paint.The bad news are : 1)to return home we have to make u turn somewhere after flyover, while PH1 straight away to entrance, 2nd: heading PLUS, we have to take traffic light down flyover while PH1 just need to make u turn and use the flyover.

if this is true, i'm sure a lot of illegal u-turn at the petronas entrance to get into flyover heading toward PLUS whistling.gif

the buyers sign SNP only? or is that a deed of mutual agreement need to sign also? if yes, then most probably it's under strata title...deed of mutual agreement mainly talk about the house ruls and upon sing mean agree to pay maintenance fee every month..,.

i'm not sure what doc is that, but there is a suplemental letter stating about it..paying the 1st year maintenance fee, guard service and etc..
guard service only for the 1st year, the following years up to the Joint management to decide.

For me personally, BA is a real hidden gem. I've book a unit there without hesitation

As an investor, below are the pros that I can think of:
1. freehold
2. individual title
3. fenced and guarded
4. on top of hill
5. very close to highway
6. very close to bangi komuter
7. very competitive pricing 20x65 only 370k (bumi) and 398k non-bumi
8. developer with good track record based on past projects in kajang/bangi area
9. It's a township development consisting not only of landed houses but also condos, shop lots and best of all, shopping mall.
10. High entry cost (you need to pay the 10%, no hanky panky), leading to high percentage of those buying for own stay. This is good for both those buying for own stay or flipping or long-term investment. For flippers/investors: less competition, for own stay: more people in the development, i.e. livelier community and less maintenance cost

The cons
1. Near to chinese cemetery (however being on hilltop, we can't see the cemetery, but its near). So best is to get units furthest from the cemetery?
2. Not a branded developer such as I&P, Mah Sing, Dijaya etc.

u booked PH2 i guess? Agree with the Cons...been there few times before conclude my purchase (bcoz of the 1st Cons tongue.gif) really, you can't see it from the Ph2 view..it is downhill and once they build the Water tank, cant see the hilltop also smile.gif

Developer not well know is not a Con.. if they play jual mahal like tms, sps, dijaya, u wont get such decent product at reasonable price. Transloyal aka Lee brothers is very well known in kajang. They started the whole Saujana Impiam which now plenty developer like sime darby n naza ttdi rush into that location. They have been in property development for many years
