 Cheras Miharja Condo, worth the price?

Who is staying near Cheras Miharja? That is a bit of shock, because when i look at the Miharja Condo market price at Iproperty these days, i found that the condos there for sale for RM300k - 350k? I am very doubt that the old condo there worth such prices, especially with just 950sf.

Who knows the market there? Can such prices for Miharja Condo easily sell out? Any other better condo in Cheras with such prices?

It's highly sought after for rental use. For some reason a lot of working youngsters and students rent here.

Pros:

• Rests at the borderline of Cheras and Kuala Lumpur City. If you drive, just 15 minutes to Bukit Bintang/KLCC.
• MRR2/MEX highway is within 10 minutes access. Grand Saga highway which stretches from Kajang to Mid Valley is also within 15 minutes access.
• Accessible via Jalan Loke Yew/Jalan Cheras
• 2 LRT stations
• Bus station
• Jusco Maluri within 5 minutes
• VIVA Home/Overtime/Giant within 5 minutes
• A lot of chinese food stalls/mamaks over 24 hours
• Pasar malam every Monday
• Famous 'Under-the-tree' spicy Pan Mee
• Famous Vegetarian restaurant
• Clinic/neighbourhood police station/7-11/dobi/salon/church/temple/car wash/stationery/lottery/auto-service/hardware/locksmith/cybercafe/pubs/school/kindergarten/open football field (secondary school property but seems accessible by public not fenced)
• Actually, I've lived here for 3 years but have not witnessed or heard any crime... although the races here are quite mixed I would say. Maybe most of them are just nice people.

Cons:

• Not enough car park spaces (but condo should have no issue as they have own car park)
• Old area lor

I live there. Actually if the few landed link houses there are for sale, I WILL BUY IT. But sadly they are not selling.

edit: Oh by the way, it's 5 minutes to Sunway Velocity too, which is going to complete soon...

I stayed there before from mid 2009 to mid 2010.
Yup, the condo is quite old, but just painted while I was staying there. My housemate bought a unit for around 150k, while the market price was around 180k that time. I'm not sure how she nego to get such good price. A lot of foreigner stayed there, mostly china Chinese and Vietnamese. Some indian, bang-la and Pakistanis. I don't think i see African and middle-easterner there that time. I think there are 10 china guy stay under one roof of 900++ sqrf house opposite the one I rent. Those China ladies, you can guess their jobs by their sexy wearing and rush to work by MPV fetched them at evening time.
Basically it's look scary while I just moved in, but I find that actually most of them are quite politely. Parking space are really limited since I heard some of those don't have car sticker just belanja teh tarik to guard to get free parking in the condo. I heard some ppl car glass was smashed but I never experience that and see that myself.
There are mixed of working person and families that stayed there. You can judge it during morning, some ppl rush to work, some send there kids to school. At evening, lot of ppl jogging, play badminton, walking below the condo.
In general, RM300k-RM350k is really a bit overpriced.

I rented thr 2001 n the owner wanted 2 sell me his unit for rm120k but i didnt buy. I must say its easy 2 rent out tis leasehold apt.

Sunway Velocity factor seems already brought up the price of Miharja Condo very much.

If you buy at that time and rent it out, the yield would be very high now.

the asking price today is RM 375k-RM 425k. If you ask a year ago is it worth it, i would say its overpriced. But see how it increase in price (80k?) in less than 1 year.

Aiyah little Paris not suitable leave in these low end condo, must go for La Grande Kiara mah, french theme condo for French named people. .wakakaka.

There was once I saw a lelong unit (few months ago) Miharja condo @ RM180k. I wonder how the bank determine the lelong price. Any sifus can answer this?
Does lelong price = maximum loan a bank will approve for the buyer?

Since you are the chairman for the condo miharja, i am 1 of the owner there, and kindly take note of our Security guard name Nadip , if possible kindly change him. He is been impolite, rude and no manners. I will gather the signature of some of the residence there for this complain.

I might also thinking of asking lawyer issuing a warning letter for him as he insulted me and my family.

Can you PM me the security company as well. So that i can complain toward them.
