NAV matters when you want to sell the property.
Say if the property worth 1m, and you bought at 1.1m.
You sell it, market only want to buy from you for 1m. So you loss 0.1m if sell it today.

NAV doesn't matter if you just want the rental.
Say the property provides you a rental income of 5% every year at your buying price. No matter what the market price is for the property, as long as you don't sell it, you have no loss.

Thanks Yok70
So correct me if I'm wrong, when it reaches NAV it still beneficial to us in the sense that there's no 'deficit',be it on the owner of the property or shareholders right?

I read here most of seniors here would constantly invest into REIT, makes me wonder the base or average price for the REIT will be getting higher isn't it? Well the units of course will gradually increase.. So my question is do you all wait for the good time to plunge it or chips in every now & then irregardless of the price at that point of time ohmy.gif

Thanks Sir! My current approach more like accumulate bullets till sufficient & start "shopping" but not sure if that's better than continuously shopping spree but in smaller amount

AMFIRST is purely for dividends, still attractive to accumulate at this point of time. If wanna invest monthly in REIT, this I would say the best for consideration
*
May I know your take in this? What makes you say it's still attractive ya? brows.gif dividends is quarterly or semi annually, looking at DPU it's among the highest looking at the trading price

Gark: True, all aspect comes into picture that's why I don't have huge lots in amfirst as well; still considering few other REIT.. Other than pavreit & igb, any other mall REIT? Office is supply exceed demand now I believe, even my company just moved out from menara amfirst sad.gif

I bought it during right issue, never load up after knowing my office moving out from the menara; scouting for better REIT especially in mall since they are most likely to survive even during bad time, ppl still shop and patron mall at recession right?
