IMHO, certain reits r overpriced, IGB reits is one of them, so does sunreit
evident:
1) they are trading way above NAV (30-50%)
2) yield is only 5% or lower
Or are there any other methods of evaluation that proves otherwise? please share. Me noob here. TQ

n pls do due diligence while using data from http://mreit.reitdata.com/ cos i notice some of the div yield is calculate by annualizing the latest distribution onli instead of rolling 4 period (which IMO more accurate)

is REITS open to real estate risk? assume real estate market downturn, how would it affect REITS? though rental would be the same, the asset price might be value down, right? so in a way it would still drop in price
