QUOTE(cherroy @ Feb 1 2013, 01:57 PM) I am a bit worry, especially seeing people invested in IGBreit. (when announced 1.x cents, then say why so low etc, and also hoping price to shoot higher, investing in reit is not about see its price shoot higher, and with net yield less than 5%, how can the reit shoot higher? Agree.Still see many do not have the right mindset in investing in reit. No offence. I just remembered last time (few years back), when I first talked about reit, many did not interested. Now like got reit "wind" across. Many treat REITs as ordinary stocks and looking for capital appreciation.Sadly to say if looking for capital appreciation,REIT is not a place to be. |

QUOTE(plumberly @ Feb 17 2013, 06:50 PM) Read here and there that the RE market is cooling down. I was thinking of getting into REIT but having second thoughts now. How do you know if the DY is on the uptrend? Speaking my mind - monitor the DY of the top 3 REIT (office, commercial etc). Wait till the DY is on the uptrend before moving in. Easier said than done? Appreciate views from the sifu here. |

QUOTE(PhakFuhZai @ Mar 18 2013, 10:30 AM) regarding the Qcapita REIT, is it not inclusive of The Mines as well as Sg Wang? The one u mentioned should be CMMT reit.I checked out the info of the REIT just now, there is no mention of the malls at all wanted to buy more IGB reits, but the price already hiking much, same for Pavillion REITS any more retail/shopping mall REITS that can buy? Qcapita reit is more on office/commercial building and only have 1 shopping mall , tesco penang. |

QUOTE(funnybone @ Mar 22 2013, 04:27 PM) Agreed but only when recession hits then only we can see what will truly happen. Not until then. So every individual should just continue to invest based on their leverage and appetite for risk-taking. One individual is definitely different from another individual yet both can't say for a fact that the other is wrong If you look back to the recent crisis happend at 2008-09 , most reits plunged too.STAREIT once dropped to 0.7 while axreit was around RM1 that time. With so many ''hot money'' flowing around , i dont think the interest rate will hike in the near future.
About the NAV > price question : Lets assume we are property investors.Would you like to buy an undervalued property at bad location or pay premium price for a property that located at prime area? No point to get an undervalued property which is difficult to rent out. |

QUOTE STARHILL REAL ESTATE INVESTMENT TRUST (STARHILL REIT OR TRUST) (I) PROPOSED PLACEMENT OF NEW UNITS IN STARHILL REIT (PLACEMENT UNITS), AT A PRICE TO BE DETERMINED LATER, TO RAISE GROSS PROCEEDS OF UP TO RM800 MILLION; (II) PROPOSED INCREASE IN THE EXISTING APPROVED FUND SIZE OF STARHILL REIT FROM 1,324,388,889 UNITS UP TO A MAXIMUM OF 2,125,000,000 UNITS; AND (III) PROPOSED INCREASE IN BORROWING LIMIT TO 60% OF TOTAL ASSET VALUE (COLLECTIVELY REFERRED TO AS THE PROPOSALS) This 1 made me worried. Since it is a proposal , so it is subject to approval of unitholder during general meeting. If majority unitholder say no , then tak jadi lor? |
