Agree.

Many treat REITs as ordinary stocks and looking for capital appreciation.Sadly to say if looking for capital appreciation,REIT is not a place to be.

When investing in REIT,the 1st thing to look at is the dividend yield.

There was some discussion on STAREIT at the previous thread (REIT V3), maybe you can get some idea after reviewing the comments. check it out smile.gif

And for UOAREIT , i noticed few properties are located near the upcoming infrastructure like MRT / TRX .

Once those infrastructures completed , rental hike ? hmm.gif

The red star is the location of UOA centre and UOA II . Both near to monorail raja chulan station and TRX too.

TRX will help transform Kuala Lumpur into an international hub for economic and financial activities. Once the infrastructure completed , it will benefit those surrounding areas like KLCC City Centre,Bukit Bintang , Jalan Chrochrane , Ampang etc.Some news about TRX.

However ,now still an early stage.TRX & MRT just start constructing , plenty of Grade A office block around KLCC still empty and for lease .Take a quick example , the office block beside doubletree hilton ampang.Located at a prime area but no tenants biggrin.gif .Hence IMO Offices still over supply for now.

The one u mentioned should be CMMT reit.

Qcapita reit is more on office/commercial building and only have 1 shopping mall , tesco penang.

If you look back to the recent crisis happend at 2008-09 , most reits plunged too.

STAREIT once dropped to 0.7 while axreit was around RM1 that time.

With so many ''hot money'' flowing around , i dont think the interest rate will hike in the near future.

About the NAV > price question :

Lets assume we are property investors.Would you like to buy an undervalued property at bad location or pay premium price for a property that located at prime area?

No point to get an undervalued property which is difficult to rent out.

Qcapita seems live at its own island.

Not much movement unlike other reits.
