the product looks so boring amidst the outstanding design by others nowadays.
it's getting more difficult to stand out among the competition.

Is this the LKY project next to Bluwater? If you read the newspaper, the road to Bluwater is under 1 meter of flashflood today.

Major jams everywhere. I was stucked there at 8pm. When I returned from at 10.45pm, the whole area is still jam.

This design is actually very modern. Very smart and with dark-blueish glass and aluminium-type casing reflects a higher class and corporate style (for residential).

I am not from this areas not very sure why commercial not doing good.

More commmercial maybe due to more people( from nearby university) move into this areas after finished U?

Last time. I did my U @ UPM and I must say I like serdang/kajang areas very much. smile.gif

not sure about that, but as you should aware, this project is by daughter of the ex-owner of mines. so, smarter? Now, the capital mall had revived the mines shopping mall 10 times better than her dad brows.gif . i afraid they will still use the benchmark from the Heritage for this development again. History of Heritage, they facing hard time of finance during construction until one day korean come and sapu by en bloc. Luckily, if not abandoned redi. yes, the highway in front of Serdang KTM station all flooded, people from kajang and serdang only manage go back after 10pm.

not sure where the root of this flood, maybe the lake overflow?

anything next to river, lake, stormwater drain always flood prone. Thats the low point.

kajang flood because development is booming, now sri serdang flood also due to development is booming.

The blue color appearance may be due to reflection from the lake. Artist impression hard to believe these days. Anybody knows how blu water project coming along? It may be an indicator to this clear water future potential.

I think they have better posters just outside Bluwater. The view from the condo is really not bad.

I am quite confused if that area is Balakong, Sg. besi or Serdang!

hard to say, different location different geographic, some lake are high and some lake are low. I found out there are many land reclamation at the said lake.

The studio design for dreamcity is much better compare with the heritage.

but the price still very high. Only for rich people.

i'm struggling btw univ 360 and dream city.

Univ 360 is 450psf. dreamcity is 550psf.

univ 360 offer 2 car park, dreamcity offer 1 car park.

dreamcity location is better but heritage got too many vacancy available for rental. i think it will be competitive.

at the end, i selected univ 360 but this weekend will still go & see dreamcity show house.

Went to dreamcity sales gallery for a peek, 550 (1 bedroom picture below) sqft from 295k facing balakong, 1100 sqft from 595k facing lake...quite attracted with the lake facing unit..seems serene and exclusive..the facilities also not bad, wonder this or WOTP better??

the one bedroom compare heritage

1) better layout - bcs they seperate the living room and the kitchen
2) bigger size

They design is very easy to put your furniture. The lake view big unit is super for own stay.

But, this is leasehold and this part of balakong don't see high appreciation. A big no no for investment for dreamcity for me.

Checked at showroom. 550 sq ft "may" have lake view (the other lake) if high floor, maybe 17th floor n above. Also may not be direct view, possibly side view, you have to put out your head and turn sideway...

Notice a lot of may, maybe, possibly...those are the words of the SA...

For balcony, is it better to have see through glass, Dreamcity one is railing...

Welcome,

I've been looking for my homestay (perhaps investment) around Balakong/Serikembangan/Cheras area.
And really interested this DreamCity.
Went to their Sales Gallery and being told that the Advertising Permit will be approved by early next year, thus S&P wil be next year too.

May I know if it's risky to buy a property without AP yet? Why is the project take so long to get approval? (their Official Launch is next year)

New to properties, so would appreciate your advise.

Yeap the prices would increase to another 2% according to the sales person. But current price already very expensive (550persf kinda steep at this area).

Actually I already booked the 1100sf for homestay, the booking fees will be paid to the lawyer till AP approved.
I'm just worried if this project safe to buy since many things are not firmed yet. As compared to other projects, mostly are with AP n confirmed 99years extension but not to this project Dreamcity.

Im stil can cancel and consider other condos before signing S&P. What you guys think about this Project and this new developer? Any possibility of Abandoned?

There are 550sf, 1100sf, 1430sf, 1630sf and penthouse type

U can go to the Sales Gallery to check out their floorplan.

Ive been staying in Kajang and working in this area Balakong for almost 6years , so far never see floods issue in Balakong, but happened in Kajang town.

Imho, it's good for homestay instead of investment. Lakeside living with amenities attracts me to get it for home stay. Somemore it's near to my working place and im quite familiar with this area too. Traffic wise is good , only 5mins Jam during peak hours if u travel back from Sglong to DreamCity.

I love the location as it's near to Kuchailama, oldklangroad, Midvalley. And convenient to cheras, balakong n Kajang too.

Walking distance to The Mines wonderland, KTM and nearby shop lots.

Though the price is steep in this area but perfect for homestay. Investment wise ive no comment as im stil newbie in properties. ><

Not sure the rental yield or appreciation on this project, but there's an Australian international school and SegiCollege nearby. But most probably they wil opt for cheaper rental at The Heritage.

Yeap. I read that news too. But it happens once in a blue moon. It flooded in one of my friends who stay in country heights. But it was rare.
The the past few weeks was heavy rainin seasons , yet couldn't see any floods around dreamcity. Luckily....

Heard from their agent that they will get license in Jan 2013, but they plan to do official launching after CNY.

Well, the price is quite stiff but you will like it. Go to show room and feel it. No matter leasehold or freehold, I still believe Dream City will be a good choice for own stay or good ROI for renting.

People sure will compare with the Herritage. It is not so well maintained because the ex-boss of the Mines is a the management (if you know how "good" the Mines was in the past few years). But, Herritage is getting very high ROI for renting out to foreigners. For example, 480sf (full furnish) can rent about RM1700/mth. Can you imagine? a small place can rent at this price!

I was told rebate 10%, After rebate is about RM300K for 550sf (1 room). If you want those units facing lake, there will be no 550sf but 1100sf and above. 1100sf is around 600K. It has very beautiful lake view.

Foreign fund from china which is funding for mrt, bridges n highway will stop, qatat fund will stop, a lot of funds will stop. Where is the opposition going to get funding for all running projects. They will increase tax, will need to increase toll, will still take money from our natural resources of petrol n palm oil. Gst will come in, everyone need to pay more for daily expenses. Inflation will come in.

Evertything is chain reaction.

Anyway, i dun like the chinese party in BN either. But in order to make malaysia still keep moving and every can have three meals a day, that is the only choice.

Think carefully, if opposition win, will they give u free money? Free property? No, the answer is no and u still need to work hard for your living. If they win, property price will slump and politically not stable, things will be worse off only.

Anyway, i not arguing here. I just feel the above will happen as i involve in construction. Is my personal opinion.

Anyway, i not arguing here. I just feel the above will happen as i involve in construction. Is my personal opinion.

Yes agreed but prk win, is there any guarantee for us. Is the same, taxes will up n we still need to pay for the poor. No different but only will be worse because pkr no money n need to fill the gap.

Yea. The previous post regarding the LKY's news made those buyers worried about this Project. It's confusing too if it's related to Dreamcity project status?

I'm one of the Buyer of DreamCity, Hopefully there's no problem with this project. His daughter Dian Lee company are different from her Dad, atleast not as stingy as LKY.

Stingy or not is not important. Most important is whether she can carry the weight and deliver the result or not. I bought this unit just 50 50% feel and hope she really can deliver. If not...really one bad apple amongst all my others.

U all getting loan d? I not yet apply, going to apply only after this week. What price is the small units u all bought? Downpayment 10% right?

One more area is. This Country Height is another type of developer that build , make profit and runaway.

I am applying loan from a few banks, still under process:

1. RHB, no DIBS
2. OCBC, no DIBS
3. CIMB, DIBS, BLR-2.2% for 550sf
4. PBB, applying DIBS, up to BLR-2.4%
5. MBB, DIBS, up to BLR-2.4%

According to SA, for those panel bank without DIBS, they also can do "DIBS" by we pay 1st and return back to us quarterly.

My unit is C3 11th floor, RM30X,XXX. 10% downpayment. doh.gif

Selling price is the same. Now i m thinking if getting a free hold subsale unit at mayland plazadamas is about the same price n guarantee rental 1.6 to 1.8k per month too. Is better location n safer location....

I am living in Balakong, Dream City is consider one of the good condos. If you see proper above banks that I applied, some of them don't have DIBS, that's why I apply more to do comparison. No harm to get quotation. blush.gif

at sungi besi highway, where to turn right?
same enterance as heritage, at the shop lot.

Have you start applying? I heard that Banks that offer DIBS for this project are CIMB and MBB, PBB still subject for DIBS approval.

CIMB can get BLR-2.4% if you buy bigger unit, for 550sf only BLR-2.2%
MBB should be able to get up to BLR-2.4%

No, I have no applying any loan yet, no rush i guess.
But i received calls from RHB & CIMB bank

CIMB : BLR-2.40% DIBS scheme,flexi loan for loan amount above 500k.
RHB : BLR-2.45% (Not sure if any DIBS scheme)

Which one should we apply?
DreamCity considered my first property, so I'm not which bank should I apply? What I've to consider when applying it?

RHB confirm no DIBS, because my friend is helping me for RHB loan application. Which bank is not so important, just apply 3 or 4 banks at the same time and see which offer is better.

If not mistaken, SA of Dream City told me that even we get loan offer without DIBS, they still absorb the interest during construction. We need to pay 1st, and they will pay us back the same amount quarterly. Please get another agreement for this arrangement with developer.

Are you going their sales office on this coming Sunday? happy.gif

Anyways, There are limited photos of the whole project, i would like to know how does the Gated&Guarded gate looks like? more detailed of Lobby and etc.

yea icic, most probably for homestay as my unit is 1430sf, investment wise wil just sell off.
I'm staying in Kajang but work in Balakong.
Yea i've seen alots iranian in The Heritage, hopefully all wil rent the cheaper Heritage instead of DreamCity.

The SA said the booking fees and 10%downpayment are to restrain high number of investors..hmm many ppl stil can fork out 5k for booking lah..

If this final product of this project not delivered as promised, probably will sell and look for others..

Total of 7 towers, it considered quite high density for homestay.
How many units for 550sf, 1100sf, 1430, 1630, and penthouse respectively?

The SA told me is around 350units for DreamCity though... 7 blocks sounds like very high dense...
luckily there r 2 -3 lifts per block and 3 pools..

Yea I've been to parklane OUG too. the price is cheap and very high Density >< bad traffic area. I rather choose somewhere on Oldklangroad nearer to MV.
How they gonna rent out since have to compete with so many investors...

I dont like the project due to high dens and Low ceiling height....

- RHB BLR -2.4% whole tenure

- No Lock in package

- DIBS package, which you may need to serve progressive interest 1st and claim back with developer every 3 months

Yea the high density of 800+ Units and so many of small 550sf units really turn me down when I planning this for homestay.
There would be alots of Mid-Eastern ppl stay at the 550sf or worst EMPTY units.

I want it to be exclusive/lowdensity like TwinArkz.
The main attractions for me was the Lake view and the floor plan (thou still small)..

Why all 800 units for Residences? Im plannin to pay a visit to TwinArkz Sales gallery by this week, Stil can change my mind as S&P stil pending.

Yes you can define it as service apartment since it is built on a commercial land. However, a service apartment has much more things such as amenities, partly/fully furnish, 24-hour reception/conceirge, shops and etc.

Dream City has only amenities, no more.

So, I would consider it as a Condo built on a commercial land.

Received calls from few banks regarding the loan packages for DreamCity.
But haven't prepare those documents for them as been busy lately at work.

Meanwhile, i've been visiting a few project sales gallery.
And found out the best luxury condo for HOMESTAY (my own preference)
would be DreamCity, TwinArkz & Windows on the Park.

All of these project has their own Pros n cons ofcourse.
TwinArkz & WOTP are FREEHOLD & offer more benefits & Savings than DreamCity.
This including Partly furnished like KitchenCabinet/Oven/Fridge/Airconds etc.

Price around RM750K-850K [ WOTP 1694sf (514psf before rebate) vs TWINARKz 1294sf (600psf) vs DreamCity 1430sf (550psf) ]

All have superb views/landscaping
TwinArkz (facing Recreational Park but 8th floor too low)
WOTP ( greenery - facing Lap pool & park but facing towards opposite Block B and 5th floor too low; biggest BALCONY & Floorplan is great!)
DreamCity ( Waterfront 51acre Lake without blocking by other development, unless u got the C2 facing directly to Heritage)

I've been havin hard time to decide which one should I go for Homestay. As I also love the concept of TwinArkz & WOTP.


As for now, my priority goes for DreamCity for homestay as i really love the Lakeview where no others condo blocking the view.
2nd would be WOTP.

Any Advice? before I confirm my purchase by applyin loan.

I like the concept/design of this project, if the developer successfully executes it as per plan, would be damn nice, seems like most of the good 550ft units were booked, seriously considering to buy...

I dont like the Heritage as it's kinda old design and the balcony is kind of tiny and not facing exactly to the Lake? (correct me if im wrong) and the cafe downstairs not doing quite well.
I like the concept how the 7 towers build along the waterfront; it's rare to see such a layout in Klangvalley..

I believe there are more Middle-Eastern ppl rent there than Dreamcity as it's cheaper. (Hopefully)

Dont really like the design as compared to Dreamcity.
Perhaps good for investment =D

lunayew - I dont think the sales doing well though. stil have some units left.
This is only phase 1, You can get 550sf during phase 2 but ofcourse the price would be different.

I think ive settled my mind to Dreamcity, went to the Cruise for both South & North Lake, really serene & relaxing environment.
I believe Clearwater group would deliver this project as promise. I bet Dian Lee wouldnt want her Dad LKY bungalow house facing the 7 ugly buildings rite? =P

Yes, for bigger size units not doing that well, but 550sf had been mostly taken, actually looking at studio unit as retirement home. I hope so she can deliver, saw it at the back of the brochure that this project is to be dedicated to her children (I guess)...

Yea hopefully their sales doing well as I really think this project is perfect for homestay. hardly to find a condo right infront of a 51acre lake, unless you prefer greenery environment like WOTP.
(Aurora Residence only nearby Lake, but not facing directly to it)

There stil have phase 2 after official launch.

I booked the C1 building, there's a big Wellness Zone on SkyGarden 7th floor. I wonder what exactly is Wellness Zone? Is it the BE WELLNESS 2nd branch? (first outlet in their Clearwater Residences which is doing quite well).

I do hope to see the BE Wellness or other facilities like SPA & Sauna in the Wellness Zone.
And also a restaurant like PLOY too ( at Clearwater residences).

But so far no detailed information from SA.

Yea, at first I was worried about this project, but I kinda like her previous and current project- Clearwater Residence & Blu Constellation.
Hope this Dreamcity will looks stunning once completed. as the final product of it wil definitely affect the outlook of the Lake environment & her Blu Water Estate! haha

Guess U have invested in heritage?
Did I ever said the location of heritage is bad?
Im staying in Kajang for 20years and i've work here for 10years, I might not knowing everything of serikembangan but at least familiar with this area.
Both location of dreamcity and heritage are good but im stil prefer the dreamcity's location. As heritage entrance are facing those old shop lots. I do not want to drive tru the shops small paths everyday, unless H.Residents use the other ways out.
From dreamcity, is stil walking distance to The Mines by using the Tunnel as sheanhung mentioned. From Building C3 to Building A is only 200metre distance.
There are two exits for Dream city residents; one is the left entrance of Blu water estate to go Kajang Klia Putrajaya or kuchailama/okr.
Another one is right exit same as Heritage.

If get the floor below 9th, Stil able to see some part of the Lake when in the living room ( according to SA, not sure true or not)
I get this floor just to see middle of the lake at slightly horizontal level.
Higher floor u could just directly see the Mid lake from top.

You bought this mainly for investment? Whats ur view on its potential/appreciation in future?

Actually I'm very interested this project after seen their road banner along the whole bluwater estate. I love this waterfront alots and believe that its value would appreciate well in future just like their Blu.Constellation (from 850K to 1.3/1.5millions). and nowadays it's hard to find lake infront which is so close to our balcony, even rare in future too. Most of the project facing neighbours/highways/buildings/ which I personally dislike.
I like Cleawatergroup as a Boutique developer and their project concepts always attracts me. It definitely good for homestay if they really deliver what they've promised.
I might pay a visit to their Clearwater residence during next weekdays to see how much efforts they putting on it, and their facilities too.

Did u get their Be Wellness voucher worth Rm400+? every buyer should be entitled.
