Is this the LKY project next to Bluwater? If you read the newspaper, the road to Bluwater is under 1 meter of flashflood today.

Major jams everywhere. I was stucked there at 8pm. When I returned from at 10.45pm, the whole area is still jam.

This design is actually very modern. Very smart and with dark-blueish glass and aluminium-type casing reflects a higher class and corporate style (for residential).

I am not from this areas not very sure why commercial not doing good.

More commmercial maybe due to more people( from nearby university) move into this areas after finished U?

Last time. I did my U @ UPM and I must say I like serdang/kajang areas very much. smile.gif

this one is residential units. developer wont do stupid thing lah, they are far more smarter and knowledgeable in property market as compared to any one of us. hahaa but good to know new development in the mines, has been quite for awhile. i am going to sapu the heritage soon. wish me luck, bro ..hahaha

bro yesterday alot of highway get flooded too, is only once in a blue moon, so far i stayed there for 2 years d, only happened to have one. hhahahaa no harm no harm.

Now, the capital mall had revived the mines shopping mall 10 times better than her dad brows.gif . i afraid they will still use the benchmark from the Heritage for this development again. kajang flood because development is booming, now sri serdang flood also due to development is booming.

The blue color appearance may be due to reflection from the lake. Artist impression hard to believe these days. Anybody knows how blu water project coming along? It may be an indicator to this clear water future potential.

I think they have better posters just outside Bluwater. The view from the condo is really not bad.

I am quite confused if that area is Balakong, Sg. besi or Serdang!

i'm struggling btw univ 360 and dream city.

Univ 360 is 450psf. dreamcity is 550psf.

univ 360 offer 2 car park, dreamcity offer 1 car park.

dreamcity location is better but heritage got too many vacancy available for rental. i think it will be competitive.

at the end, i selected univ 360 but this weekend will still go & see dreamcity show house.

Went to dreamcity sales gallery for a peek, 550 (1 bedroom picture below) sqft from 295k facing balakong, 1100 sqft from 595k facing lake...quite attracted with the lake facing unit..seems serene and exclusive..the facilities also not bad, wonder this or WOTP better??

1) better layout - bcs they seperate the living room and the kitchen
2) bigger size

They design is very easy to put your furniture. The lake view big unit is super for own stay.

But, this is leasehold and this part of balakong don't see high appreciation. A big no no for investment for dreamcity for me.

Hahaha if got bullet just whack lah ya 1600-1800 for studio in the heritage still doable. By the time dream city studio completed think the asking price will go up to 350k at least. I think I have made a right choice to vested one studio in the heritage with the price level of less than 240k. Lol.

The JMB outsource to another company already. personally think that they are doing pretty good. building also well maintained. it is a 5 years building still looks nice. the shops down there are opening more pubs. will become another hotspot for hangout in seri kembangan.

Checked at showroom. 550 sq ft "may" have lake view (the other lake) if high floor, maybe 17th floor n above. Also may not be direct view, possibly side view, you have to put out your head and turn sideway...

Notice a lot of may, maybe, possibly...those are the words of the SA...

For balcony, is it better to have see through glass, Dreamcity one is railing...

haha u r right one bed room condo, but for me i will still lump it under studio category due to size. but still, that area only middle eastern can afford that. 2 rooms is selling at 600k before discount. but the view n the design r superb.

I've been looking for my homestay (perhaps investment) around Balakong/Serikembangan/Cheras area.
And really interested this DreamCity.
Went to their Sales Gallery and being told that the Advertising Permit will be approved by early next year, thus S&P wil be next year too.

May I know if it's risky to buy a property without AP yet? Why is the project take so long to get approval? (their Official Launch is next year)

New to properties, so would appreciate your advise.

Yeap the prices would increase to another 2% according to the sales person. But current price already very expensive (550persf kinda steep at this area).

Actually I already booked the 1100sf for homestay, the booking fees will be paid to the lawyer till AP approved.
I'm just worried if this project safe to buy since many things are not firmed yet. As compared to other projects, mostly are with AP n confirmed 99years extension but not to this project Dreamcity.

Im stil can cancel and consider other condos before signing S&P. What you guys think about this Project and this new developer? Any possibility of Abandoned?

U can go to the Sales Gallery to check out their floorplan.

Ive been staying in Kajang and working in this area Balakong for almost 6years , so far never see floods issue in Balakong, but happened in Kajang town.

Imho, it's good for homestay instead of investment. Lakeside living with amenities attracts me to get it for home stay. Somemore it's near to my working place and im quite familiar with this area too. Traffic wise is good , only 5mins Jam during peak hours if u travel back from Sglong to DreamCity.

I love the location as it's near to Kuchailama, oldklangroad, Midvalley. And convenient to cheras, balakong n Kajang too.

Walking distance to The Mines wonderland, KTM and nearby shop lots.

Though the price is steep in this area but perfect for homestay. Investment wise ive no comment as im stil newbie in properties. ><

Yeap. I read that news too. But it happens once in a blue moon. It flooded in one of my friends who stay in country heights. But it was rare.
The the past few weeks was heavy rainin seasons , yet couldn't see any floods around dreamcity. Luckily....

Heard from their agent that they will get license in Jan 2013, but they plan to do official launching after CNY.

Well, the price is quite stiff but you will like it. Go to show room and feel it. No matter leasehold or freehold, I still believe Dream City will be a good choice for own stay or good ROI for renting.

People sure will compare with the Herritage. It is not so well maintained because the ex-boss of the Mines is a the management (if you know how "good" the Mines was in the past few years). But, Herritage is getting very high ROI for renting out to foreigners. For example, 480sf (full furnish) can rent about RM1700/mth. Can you imagine? a small place can rent at this price!

I was told rebate 10%, After rebate is about RM300K for 550sf (1 room). If you want those units facing lake, there will be no 550sf but 1100sf and above. 1100sf is around 600K. It has very beautiful lake view.

World economy is bad now, world economy like stagnant. Malaysia has little growth at the moment. If opposition win, malaysia politically not stable. Foreign fund from china which is funding for mrt, bridges n highway will stop, qatat fund will stop, a lot of funds will stop. Where is the opposition going to get funding for all running projects. If fail to get funding, mrt will not continue, construction hold, properties sectors hold. This indirectly affect the work rate and jobless rate up. More ppl loose their job but need money to put food on table, will have a lot of theft, robbery, crime and etc happened.

When opposition need fund, where are they going to take the money in. Are they going to wave tolls? Reduce car taxes? Any fund to schools? They will increase tax, will need to increase toll, will still take money from our natural resources of petrol n palm oil. Gst will come in, everyone need to pay more for daily expenses. Inflation will come in.

Evertything is chain reaction.

Anyway, i dun like the chinese party in BN either. But in order to make malaysia still keep moving and every can have three meals a day, that is the only choice.

Think carefully, if opposition win, will they give u free money? Free property? No, the answer is no and u still need to work hard for your living. If they win, property price will slump and politically not stable, things will be worse off only.

Anyway, i not arguing here. I just feel the above will happen as i involve in construction. Is my personal opinion.

As for those you mentioned for PR, indeed you can apply your imagination on the eventuality but Penang's Balance Sheet shown how PR turn red to black in 5 years, which non of the BN state/ country able do it yet cool2.gif

Malaysia is an Oil Producing Country. Just manage the corruption then PR will have tons of moneyflies.gif

I don't see PR as angel till zero corruption, I am fine if they songlap 10% & spend 90%, instead of BN's way of songlap 90% but spend 10% bruce.gif

Penang is doing great by DAP n i like that too. But unfortunately there are pkr n pas in the party which have 2/3 say. Therefore still no guarantee these two parties will do well as example in kelantan n kedah really no dvelopment at all and all only talk show...

BN wins = EPF HABIS, ppl continue to get free money in fact it is our own money, tax increase, debts cotinue to increase, LISTEN LISTEN LISTEN continue, PROSTITUTION continues (many owned by BN), COW CONTINUE LIVING IN CONDO, The chicken wife continue to buy luxuries (one handbag can worth 10yrs of my salary), RAPER can continue to rape, POXXCE TAKE MONEY DOESNT MEAN CORRUPTION, we continue to buy EXTREMELY EXPENSIVE car or buy POTONG if no money, etc.....

Yes agreed but prk win, is there any guarantee for us. Is the same, taxes will up n we still need to pay for the poor. No different but only will be worse because pkr no money n need to fill the gap.

Yea. The previous post regarding the LKY's news made those buyers worried about this Project. It's confusing too if it's related to Dreamcity project status?

I'm one of the Buyer of DreamCity, Hopefully there's no problem with this project. His daughter Dian Lee company are different from her Dad, atleast not as stingy as LKY.

Stingy or not is not important. Most important is whether she can carry the weight and deliver the result or not. I bought this unit just 50 50% feel and hope she really can deliver. If not...really one bad apple amongst all my others.

U all getting loan d? I not yet apply, going to apply only after this week. What price is the small units u all bought? Downpayment 10% right?

Please open the section CHGS and check ..especially on the many of un clear areas on fees......they employed the wrong peson managed the estate and the value of the land from 5k to 8k and now wanted to buy from us at original price.

I don't plan to say evil stuffs about this dream city. buyer beware

One more area is. This Country Height is another type of developer that build , make profit and runaway.

I hope the developer management read this and seriously and please please please please please hire the right person.

I am applying loan from a few banks, still under process:

1. RHB, no DIBS
2. OCBC, no DIBS
3. CIMB, DIBS, BLR-2.2% for 550sf
4. PBB, applying DIBS, up to BLR-2.4%
5. MBB, DIBS, up to BLR-2.4%

According to SA, for those panel bank without DIBS, they also can do "DIBS" by we pay 1st and return back to us quarterly.

My unit is C3 11th floor, RM30X,XXX. 10% downpayment. doh.gif

Selling price is the same. Now i m thinking if getting a free hold subsale unit at mayland plazadamas is about the same price n guarantee rental 1.6 to 1.8k per month too. Is better location n safer location....

I am living in Balakong, Dream City is consider one of the good condos. If you see proper above banks that I applied, some of them don't have DIBS, that's why I apply more to do comparison. No harm to get quotation. blush.gif

at sungi besi highway, where to turn right?
same enterance as heritage, at the shop lot.
or at the mines, turn to balakong direction, then U-turn.

The show room is exactly at the site. You can go from both ways, look for red brick pathway.

Have you start applying? I heard that Banks that offer DIBS for this project are CIMB and MBB, PBB still subject for DIBS approval.

CIMB can get BLR-2.4% if you buy bigger unit, for 550sf only BLR-2.2%
MBB should be able to get up to BLR-2.4%
