Hi Bro/Sis, planning to get an unit at Palm Spring after view for twice, floor range 1-3.
After check with the bank value of the condo, is at RM 330k which tenants offer for RM 335k, is it worth to go for as fully furnish and 936sqf? Facing pool view.
Possible to request check with others bank value and follow the average?
Need strong advise.

How far away the Palm Spring from MRT station ? Will the MRT station boost up the price of this condo ? This condo created a splash in the market by forbidding foreigners (students in particular) to stay there.

Implemented a few months already. I don't see that they are in fire sales mode leh.

Maintenance office is quite strict, anything not right they will chop off the water supply. Looks quite well maintained, at least from what the eyes can see.

That's just my shallow impression. Someone who knows more can enlighten us.

quite doubt, if limit the foreign tenant, could the local tenant coupe with the rental rate? If those unit are not for own stay, sub sale mode on, quickly let go before every one knows about this cruel rulling

Just to give some more info to solarwing and the rest since he asked me..

To make some preliminary remarks, I've been living in Palm Spring Condo for about a year now.

The "forbidden foreigners" policy is not really true, since as far as I can see, a big chunk of dwellers belongs to African and Arab ethnicity.

Same goes for students, there are PLENTY of Segi University College students staying in the condo, but most of them are nurses, thus they do not really create any issue whatsoever.

Regarding the price, lately it's boosting up a bit due to the hype of the new MRT Project which actually is making me shiver as it will increase the already infernal traffic around the area. All in all you have the largest option amongst the apartments so I assume the price isn't too far off the current value, especially if it's FF.

Other things that might affect the price are the floor, the house condition and the direct neighbors (who you MUST check beforehand, trust me) in my opinion.

During morning the traffic isn't just on the street but you will have hard time (10-15 mins depending on the time) to come out of the condo itself (if you drive a car) unless you work during odd times.

The amenities are pleasing though as the minimarket, the mamak, the laundry provide all the basic needs in case of emergency. Badminton, all the swimming pools and playgrounds are added value and well mantained. Water bills are relatively cheap unless you are a big waster (I get like RM 20 every 2 months for a family of 2+baby).

The last negative remark is probably not the management which does an alright job, but part of the community itself, who sadly try to dirt the place as much as they can by leaving trash around and throwing sh*t down their balcony. Ok the last thing is quite biased but I almost got hit by a stray can while walking with my daughter and I live on ground floor so I see flying object on a daily basis, so yeah..

This condo appreciates quite fast too.... middle of last year around 260k for 936sf. Now already 330-340kl range. Almost 30% increase!

New MRT station is very near, but I dont think this is a single contributing factor. Kota Damansara as a whole, had undergone a huge transformation, to a chic and happening place.

Not bad for a 2000 unit leasehold condo

This condo is full of black guys and foreign students. Waling inside during off officve hour is like pasar malam, so many people on the walk way and you need to jam when you come out from the condo.
Worth for investment and is no good for own stay.

Overall Palm Spring is okay..
To me, i think that the previous plumber contractor did a very bad job.
The car park flooded almost every time when rain pour. you can see water from every directions...
Plus, there are many water proving problem as well ...

I like Palm Spring, it has a high rental yield from people working around Mutiara, Kota Damansara, and Bandar Utama... mainly young working professionals. That's if you wish to take that path, its cool!

but d only concern is whether it is easy to rent out or not.
because i saw alot of posting for rent out~
means too many supply already.
worry bout this.

and alot of foreigners there...
easy to manager the rental collection or not

It's quite easy to rental if you are not too particular with the choice of the tenants.

Density quite high so maybe rental not that great.

technically any rent that can cover your monthly interest cost and maintenance fee is a worthly investment in my opinion. Not fantastic, but imagine u get interest free loan to pay for your property..not too bad right?

i did called few agents
many unit just posted in mudah are already sold out
walao selling like hot cake now

maintainance fee around RM 150+ plus if loan 350k 40 years - repayment around 1.5k

so the rental enuff to cover all
we just need to fork out deposit and legal feee.

Very easy and fast to be rented out... both my units come with simple furniture rented for rm1800. So long maintenance is okay, I am optimistic on cap appreciation there, as at now almost impossible to find a decent condo less than 400psf in that vicinity and this have not taken into account of the future mrt and shopping malls nearby in <3years time.

You already know it is not bad ! Hard to find something at that price in that neighbourhood. I think current price has not loaded in the full MRT factor yet.

When everybody comes to realize that it is about 300m walking distance to MRT station in one or two years time, the cap appreciation will easily go up a few tens of percent.

I think it's a safe investment and proven location. Cap appreciation is the extra bonus.

strata title? already issue by developer? mostly multi storey house got problem in strata title...

Hope to provide some info for PS :

mgmt fee + sinking fund: RM0.17/sq ft
strata title : obtained

Pak Hitam : much less now compared to last year. I personally think its a good move as the lesser of them, the better name Palm Spring will have and in long term, better market value for this property. The Pak Hitam's are one of the reasons which deter PS from having good market value. While Mgmt can only do so much as to ask owners to stop renting to them, only owners who see long term gain will avoid renting to them. We have to understand that some owners are still stubborn.

Security guards : recently changed and was impressed that mgmt actually hire the head of security a local guy who speaks our language. Before (ie 6 months ago), it was still some burmese head of security who speak very broken english and i had difficulty complaining to him for issues that occured at late nights. Last week the downstair unit of mine, some student tenants had music turned on till 12.30am. I called the security hotline when the guy picked up the phone, i realise he was a local. Told him the problem and he actually went to the unit and them to switch off. Then he actually texted me as a follow up to let me know he has met them. smile.gif

Maintenance : i do see also improvements in facilities magmt in general although better effort can be done in terms of the lower ground floor-4th floor wall painting where many use the lift at those floors to access from car park to their units. Some inconsiderate tenants sometimes places shoe marks on the walls. And yes, the good thing about this place is, if you dont pay mgmt fees, they will cut the water off. This move have help in the collection of on time mgmt fees to maintain this property.

DOWN POINT :
Traffic : agreed that it is bad jam in the morning during rush hour and weekends!!....then again..i witness the same in mont kiara, bangsar, dataran sunway...etc. What to do lah...seems like a predicament for the rakyat now everywhere. Hoping the MRT will help ease a little of this issue in later years.

Car Parks : Limited.

PLUS POINT :
for families and for those with old parent's, this place is great thru my own findings. My friend's mother who is old...when my friend go to work, her mum are able to have lunch at the PS area easily as shops are within the compound. She can buy simple groceries at the mini mart and back then when there was a hairdressing place, she even have her hair wash there. It allows for old people to be independant in PS. For those with kids, its a homely place for evening walks and some play area for kids to play and swim.

amenities out of PS property : easily assesible to 7-11, massage centre, mamak just by walking thru a small gate between Block C to these places.

I personally think its a good move as the lesser of them, the better name Palm Spring will have and in long term, better market value for this property.  The Pak Hitam's are one of the reasons which deter PS from having good market value.  While Mgmt can only do so much as to ask owners to stop renting to them, only owners who see long term gain will avoid renting to them.  We have to understand that some owners are still stubborn. 

Security guards : recently changed and was impressed that mgmt actually hire the head of security a local guy who speaks our language.  Before (ie 6 months ago), it was still some burmese head of security who speak very broken english and i had difficulty complaining to him for issues that occured at late nights. Last week the downstair unit of mine, some student tenants had music turned on till 12.30am.  I called the security hotline when the guy picked up the phone, i realise he was a local.  Told him the problem and he actually went to the unit and them to switch off.  Then he actually texted me as a follow up to let me know he has met them.  smile.gif

Maintenance : i do see also improvements in facilities magmt in general although better effort can be done in terms of the lower ground floor-4th floor wall painting where many use the lift at those floors to access from car park to their units. Some inconsiderate tenants sometimes places shoe marks on the walls.  And yes, the good thing about this place is, if you dont pay mgmt fees, they will cut the water off.  This move have help in the collection of on time mgmt fees to maintain this property. 

DOWN POINT :
Traffic : agreed that it is bad jam in the morning during rush hour and weekends!!....then again..i witness the same in mont kiara, bangsar, dataran sunway...etc.  What to do lah...seems like a predicament for the rakyat now everywhere.  Hoping the MRT will help ease a little of this issue in later years.

Car Parks : Limited.

PLUS POINT :
for families and for those with old parent's, this place is great thru my own findings.  My friend's mother who is old...when my friend go to work, her mum are able to have lunch at the PS area easily as shops are within the compound.  She can buy simple groceries at the mini mart and back then when there was a hairdressing place, she even have her hair wash there.  It allows for old people to be independant in PS.  For those with kids, its a homely place for evening walks and some play area for kids to play and swim.

amenities out of PS property : easily assesible to 7-11, massage centre, mamak just by walking thru a small gate between Block C to these places.

I stay here since early stage (while block ABC still under development), I see many changes, we all gone through good and bad, most important is, it has improved and still improving.

The JMB kicked out the blood-sucking-developer who tried to monopoly our maintenance fee and some funny funny problems that you will not know (tell you only if you have bought here) whistling.gif

I agreed with Moon, my mom came from hometown is able to fit herself in the compound. The minimart sell almost all the major raw materials for your cooking. With 99 is nearby, daily cooking has no issue. My aunt whom moved out misses PSpring so much.

For traffic issue, everywhere also similar la, if you are able to avoid the peak hour, its quite ok, basically its better than those coming from Giza side as we are able to skip the traffic light (in front Shell). There is alternative to tropicana and to NKVE(via old Sony Jalan Tanjung), which I found more convenient compare to Casa Indah.

If u are buying for stay, its an awesome place with friendly neighbors.
If u are buying for investment, I think its cheaper than a lot other condo nearby. icon_rolleyes.gif

Frankly Pelangi damansara is better bet for that price range in that area.

The 2 nearest stations will be Dataran Sunway and The Curve.

Dataran Sunway --> Palm Spring --> Pelangi --> The Curve.

The distance is almost same for each to go to its nearest station.

Yes, it is appreciating but as soon as it goes up a bit, someone will dispose it.

Supply is high. There are so many units and so many potential transactions.

Good deal ... then probably lelong 10 times like that the borrower can withdraw from lelong and get back the property ...

I think it's a challenge to get it thru for most of the lawyer on this prop.

This is the problem if don’t do proper research. Bid until total cost higher then MV. Even at 262k - I don’t think it’s a good deal as the bank not paying o/s amount in full.

Hi all, need advice. Im planning to buy one unit here for investment, is it a good condo?

I heard from people that this condo have issues with maintenance, mainly the lift.

Is this true? Any palm spring resident here can verify. Can pm me also, thanks.
