so far looking at the comments from you guys... it looks like 90% of the ppl strongly think that this ivory residence will bring a very positive cash flow upon VP.....

actually i think it really strongly rely on how TLS going to shape up or brand up the whole mutiara heights area.... its really something like setia alam where sp setia did a very good job in developing the whole area to become another standalone city..... if TLS can do a similar thing, like build up more luxury houses or commercial lots in the neighbourhood, its going to bring up this area to another stage!

my target is to hit 360psf upon VP, is that target too high? smile.gif

wah ah chris kor, so happy today ah? just hantam 1 RR today izzit?  brows.gif

i m just curious the +ve cashflow means rental or wat... if talking about +ve rental yeild upon vp, i m abit pessimistic IR can be rented at 1.7k after 3 years.. however appreciation wise still possible..
*
actually i m refering to capital appreciation only... rental yield wise, really dont think its possible.....

I know. Depends on your investment strategy. Instead of dumping 30% DP (depends on billing progress) into an undercon property, why not take a higher insterest loan for construction only (you just gotta pay the interest - which is a couple of bucks) and dump that money into a positive cashflow subsale apartment. After 3 years:

1) You earn a few thousand from the subsale property. (This may offset the higher interest rate for MBSB)
2) Refinance MBSB loan to other bank (and hopefully the market price increases, so you'll get cashback)

Cash is king, use it wisely. Get 1 undercon prop with no cashflow or 2 property?

Another reason I would suggest to buy Ivory Residence:-

PRIMA SAUJANA is located just along the Cheras-Kajang highway which then connect the road to LEKAS highway(Kajang – Seremban) which shortens the distance by 20 minutes to Seremban. Prima Saujana is a an upcoming  residential area which consist of GIANT Supermarket, McDonalds Fast Food, Pappa Rich, Ayamas, 7-11 Outlet, Cos-way Pharmacy, KuMON, Standard Chartered Bank, Multiple sundry shops, eatery, tyre and foreman repair shops and they do have Pasar Tani weekly basis.

I do have the Google map capture of the MRT station (taken from the legitimate MRT website) that will be located 4km from the IR condo. Please PM me your email address and I will send you the details.

I believe it's very convenient place in future as if you do some research, the location between Kajang up to Semenyih is being developed. Even , SP Setia is having 2 projects after Semenyih. I believe it would not be a waste investing a unit in IR. Furthermore, TLS has it's own track record to complete the construction few hundred days earlier.
*
well said, so are u my future neighbour in IR?
