In a recent survey conducted by eight major property developers in Cyberjaya , the average take-up rate for the various developments in Cyberjaya was approximately 78% in 2012.

“This year we foresee the buyer take-up to improve further compared to last year’s as there are a lot more interest and inquiries from discerning investors on the various developments as they continue to recognise and accept the Cyberjaya brand. With the announcement of Cyberjaya’s new mosque and Chinese primary school, Cyberjaya will definitely be one of the preferred places to work or reside,” pointed out Setia Haruman Sales & Marketing assistant general manager Liew Yeon Keong.

The eight major property developers namely Setia Haruman, Mah Sing, MCT Consortium, SP Setia, UEM Land, Emkay Group, Paramount Property and Glomac will be joining forces for the Cyberjaya Premier Property Showcase that will be held on April 13 and 14 at Cyberview Resort and Spa, Cyberjaya.

The organisers of the Cyberjaya Premier Property Showcase have decided to hold this second instalment to cater to the potential property owners and investors wanting to own a property within an exclusive postcode of Cyberjaya’s intelligent city.

As a modern township, Cyberjaya has the advantage to incorporate many innovative and thematic features into the property products, thereby making them more attractive to the discerning buyers.

“We expect the demand for properties in Cyberjaya to strengthen further due to their high competitive marketability,” said Liew.  He also anticipates that the current population will reach 100,000 people by end of 2016.

He added, “Although a portion of the initial buyers are investors, we have seen that recently completed projects such as Summerglades and Garden Residence, people are steadily moving in. It is also normal and a healthy trend where owner occupiers readily absorb the units put up for sale by the initial investors during the initial period after completion of the properties.

“We and our other stakeholders such as MDeC have also initiated programs to train graduates from the local universities here to be readily and gainfully employed by the industry players in Cyberjaya and this will indirectly help to create demand for accommodation and commercial amenities and hence spur the demand for residential and commercial properties in Cyberjaya.

He explained that there is a heightened migration of residents from other matured areas in the Klang Valley to Cyberjaya due to the excellent network of highways and expressways such as the Maju Expressway (MEX).

“This will help to attract the owner occupiers to Cyberjaya thereby enhancing the demand for residential properties by mitigating the expected supply of properties here. With all the infrastructures in place, we expect the supply to be well absorbed by a ready market,” said Liew.

When asked about the public transportation service available in Cyberjaya, Liew replied, “Currently, there is a dedicated transport service to shuttle people to and from this township.  The service runs on a 24-hour schedule with close to 50 buses transporting people from as far as Klang, Seremban and Kepong to Cyberjaya.”
