I know this is not a Putrajaya thread, but have anyone heard of Tamara Residence @ Presint 8 Putrajaya? It was launched last weekend. Do you think it's BBB???

Location is overlooking Putrajaya administrative buildings and close to the shopping complex in the attachment.

Promenade@8 looks to me 75% completed. It will surely be an amazing sight at night and will sure boom the neighborhood at Presint 8. It kinda reminds me of the neighborhood in the movie '3 Ninja's' nod.gif

I'm pretty sure this question was asked before but I can't find any link to it.

I bought Lake View Residency at Cyber Heights Villa 5 months ago. If I waited just a few months later, there are so many other good projects in Cyber to choose from. Only time will tell if my decision to get one unit has paid off.

No sad.gif I didn't get the "real" lake view unit. I got the one facing the opposite because all lake view has been sold out.
I intend to stay there when it's completed mid-2014 for 2 years before moving to Putrajaya when Tamara Residence is completed 1st quarter 2016.
Yeah it's among the cheapest under construction condo compared to other Cyberjaya projects at the time of purchase i.e RM410 psf.
What do you think of my investment? I do have line up all the mitigation plans to minimize the afternoon sun that I will be dealt with.
Again...only time will tell. I'm very confident with Cyber/Putrajaya. KV is packed like sardine now and I hate the traffic!!!

Well it depends how hot it really is when it's completed, then only I decide. All the mitigation consumes money and it needs to be managed well as I'm not a well off citizen smile.gif Anyways, to answer your question I have identified few possibilities to minimize the heat :

1. Install shades at the balcony with vent openings (the one similar to Binjai Condo) - but I won't get a brown color as dark colors absorb more heat. I'll prob get a cream colored one. There are rolled down ones or sliding/folding ones.

2. Have you heard solar powered air conditioning? Well, it's on the market. Couple that with using a timer. My house currently is facing West and you can start to feel the heat around 3pm-7pm (which is a good natural wake up call on Saturdays/Sundays when I overslept tongue.gif ) I get home around 6pm. Set up the timer for 2-3 hours to operate while you're away at work. If you're at home, open the windows so that it will get natural ventilation and turn on the fan to save electricity. This will add some $ to your monthly bill, but not much. Just know your air-cond power (kwH) and times it with the current TNB tariff. (A 200W air cond operating for 1 hour = 200kWh)

3. Put in green on your balcony although not to the point that it looks like a jungle. It's the best natural way to make a place cooler.

4. This is simple but it helps a little bit for me : If you have windows in your bathroom, open them for ventilation and close the bathroom doors. You don't want the moisture to fill up your room/house and feel humid.

*Some people put in tinted windows. Although it will help to minimize heat trapped in your house by reflecting some of the sunlight, but it messes up the view. Personally, I'm against this.

Also, I've heard a new theme park will be built close to PICC smile.gif
Let's hope this materialize. That will be a further selling point for people to stay at Cyber.

I agree with you mate. Not too big of land to build at Presint 5...but then again Putrajaya Holdings must have their reason why they propose presint 5. They probably have an ace up their sleeves. But if it's presint 6, then I hit the jackpot! haha

I must say, and it will be proven in a couple of years, even if the CCC materializes or not, the best buy is ALL the landed units in Cyber. Hold on to those. Really believe that the SH or SEG units can appreciate up to RM 2 mil once and if CCC is completed.

Yes, especially the Semi-Ds and super link houses.
The lower end ones are unlikely to appreciate that much.
Cyber masjid will be a major selling point for malays.
Chinese schools are already selling to new chinese prospects into cyber.
CCC will definitely be something for all races and will definitely transform cyber to be more vibrant.
By that time, not much major land already for environment theme landed props like SH/SEG/GR.

Die die would hold those units for minimum 5 years. no less

I think there is not much that I can tell you that you don't already know biggrin.gif

I try keep abreast of developments both in Cyberjaya and Putrajaya because both come hand in hand, both are very close to each other with not much problems in terms of connectivity, although an inter Cyber-Putrajaya MRT/monorail line will definitely boost the connectivity between precints.

When Putrajaya had a new selling point, people are more inclined to move to Cyber and vice versa.

One project that I truly believe will boost population in Cyber is the proposed 'theme park' by PJH somewhere in Precint 5. It's still within 10km radius within vital parts of Cyber, so getting there wouldn't be an issue. Only wait for it to materialize. I give Cyber another 5-7 years for it to be mature, and who knows by that time maybe none of you will sell your props there and end up living there huhu.

One that I hope will never see in Cyber is a 'pasar malam'. Appreciate people want to do business and all that, but I personally just don't fancy the setup of pasar malams. It's just sloppy and just an eye sore at times. Not to mention the aftermath of pasar malams. The mess that we 1Malaysia incur....trash here and there. Goshhhh. an eyesore! Truly world class environment and facilities, with still 3rd world mentality. We're just not there yet, sadly.

And I hate mad.gif the nasty and smelly trails that garbage trucks leave behind them on the road. The trails remain weeks at times. Just ugly. You don't see that in Singpaore for example.

hahaa sorry for rambling on and steer off topic!
