that is why cyberjaya need more residential and commercial projects to come in, whch is happening now. Once there are more shops available and more populations, I am sure there will be demand for variant of food and schools. The gomen listen to rakyat mah.

The other day I saw in the master plan for Cyberjaya by CBD Perdana, there is provision for PRIMA and affordable housing at the southern part of Cyberjaya in future. Also plan for private hospital. But then not sure how soon this will happen.

10-12 years ago, there is not much residential options available. Only the cyberia and Cyber heights villa which mostly caters for students and working adults really do not fancy staying with students as neighbours. Thus, most people (student alike) stay in surrounding areas like puchong, seri kembangan, nilai, etc, more or less contribute to the early development of these places years back. On top of that no food options then, let alone entertainment activities. Ghost town was the name called upon Cyberjaya back then.

Hopefully, this wave of residential and commercial development works out by 2016/2017 and we have a true new city like the slogan said - live, learn, work and play. More importantly, it has strong international outlook and thus serve well for diversity in term of community, culture and thus food and entertainment activities once materialised.

10 years ago, Cyberjaya has been labelled as ghost town by critics due to underdevelopment. If such underdevelopment continues till now and we see only some pockets of development selling at such price, then these pocket development is indeed overpriced.
However, the fact that significant number of big developers are going into Cyberjaya at the same time now speaks volume that Cyberjaya is undergoing active transformation phase, just like what happen to PJ, Subang, Puchong, Cheras, Kajang and Shah Alam in previous years. Thus, the current price is considered high if it is for normal conventional design or traditional residency concept, but reasonable if it is modern and futuristic. I am quite surprised in fact by the architecture concept introduced by OSKP, MCT, UEML and SP Setia.

Where else can you find a well planned township that is well connected and close to KLCC, Putrajaya, KLIA/LCCT and Klang at the same time? If one look at the map of cyberjaya, the current phase of residential development will account for about 30-40% of the residential landbank. The rest of the land bank will be at the south of Symphony hills where PRIMA and affordable housing will be planned in the future too. Cyberjaya represents is relatively strategically located and landscaped township with still reasonable entry cost.

Prices for new projects in PJ/Subang/Damansara area is already in the range of 800-1000 psf (uptown damansara is at 1200psf), puchong is going toward 600-700psf. And one have to admit the road system (internal and highway) there are maze network and always jam-packed. MRT or LRT will not solve the traffic issues since more people will move to those areas when the high rises completed. To iinvest i thes ematured areas, the entry price nowis too high unless you expect that they can go to 2000psf in the next 5-8 years, no?
Just imagine, the SemiD in Jenjarom is costing RM800k and above..

ha ha, bakuteh is already there lor. some chinese food stalls at the street mall-bus terminal. But it is quite true that cyberjaya need more chinese and other variety of food options like japanese, korean and some western too. That is why the current development is encouraging as this provides transformation opportunity for cyberjaya to be more diversified. But I doubt you will see toto. Well there is always online option mah.
Come 2014/15 with most of the landed and high-end condo properties completed like from setia eco glades, symphny hills, mirage by the lake, serin, sejati, together with current GR and summerglades we shall see more middle class malaysian including chinese to move in there.

In the past and till now, there is not much nice residential option available at cyberjaya for those who work in cyberjaya/putrajaya/KLIA/surrounding. I am sure most working professional would prefer to stay in close at puchong and seri kembangan, nilai, etc since traffic flow is smooth and places is happening then. More over, only cyberia and cyberheights and domain plus some pockets unit here and there are available and these places are meant more for students rather than working professional who would prefer quieter and more organised places for home stay.
I believe now that such residential options are made available for the next few years, working professional will relook into such option especially that LDP, NKVE, KESAS, federal highway are getting more and more jam packed nowadays for traveeling into/out from cyberjaya/putrajaya etc. If there are say 40-50% buyers are for own stay at cyberjaya, then the places will start be happening once the commercial shops are ready and in operation.
I worked at cyberjaya before and stayed at both puchong and cyberjaya before and i prefer cyberjaya for its quiet, more organised surrounding.

yes, I like cyberjaya as a place. Currently staying at PJ and the traffic is terrible though happening places but you do not go to hapenings everyday but you need to endure traffic once you step out of your house.
People are saying should stay away from HTC, communication tower in residential choices but one should consider staying away from busy highways and roads as well as these are major sources of pollutions as well.

I believe that with the influx of the residential and commercial development coming in fast and furious, besides the students from the universities (heard there are 2 more universities to be in Selangor Science Park 2 and 2 more in cyberjaya plus another one in Putrajaya), and working population from the science park and the existing and new companies at cyberjaya, and the dedicated and easy access to highways and airports/ports, indeed it has great potential to be an established suburban city to KL or satellite city to putrajaya in the coming decade.
Cyberjaya is no PJ or subang nor damansara /bangsar, but if we look around these areas in the KV and others in malaysia, we will notice that the critical masse development in a place which has combi nation of students, work force, high density residential enclave and high density commercial developments at the same time are always a hit.
I would be more skeptical of cyberjay's future if only one or two projects are coming in as such undermasses development will not create any significant impact, not when you need furious and lasting thrust to transform an underdeveloped presinct into a highly developed one.

In the Science Park 2, there will be the Al-Madinah U. In Cyberjaya, there will be the ICT U. In Putrajaya, it is the Heriot Watt U from UK.

Well, Cyberjaya has been sleeping most of the times in the last decade of 2000-2010. Thus, it really has to catch up fast and furious and thus exponential growth is what it needs, as planned now by the local authority.

Then, a more frequent KLIA transit service will nicely fit in to link it to KL. icon_question.gif
