Putrajaya is a nice place to stay and worth it to invest in the long run..although not 1 malaysia now..soon more non-malays will start moving in as KL/Puchong become too expensive..

Its taken a long time to develop, i guess thats why many investors dont bother with it..but after this i think the pace will pick up as the surronding land is being developed.
My view on the tipping points: 1) When development of IOI resort city + mall completes (remember the mall is bigger that mid-valley). 2) When work starts on the MRT line that connects to Putrajaya sentral. 3) Puchong development has reached cyberjaya and will very soon reach Putrajaya. 4) Completion of SKVE to Pulau Indah (westport & other big companies are located here). Quite a sizeable workforce that will be linked directly to Putrajaya. 5) When the on-going of many developments in Cyberjaya completes, more retail/commercial choices for residents of Putrajaya. |

PM me if interested. Must transfer before SnP signed. Reason for letting go: other family commitments.. |

so many soho/sofo/studio in cyberjaya...developers and investors are just greedy and crazy..
There's no way the market (stop fooling yourself, there is really no way) can absorb so many units in 3-4 years..be prepared for a rough ride.. |

Cyberjaya is becoming oversupplied with SOFO/SOHO/SOVO/SOHAI...basically small high rise units.
Agree or Disagree? For those who agree, what do you think are the implications for investors of these units? |

QUOTE(xyyap @ Jul 27 2013, 11:26 PM) Cyberjaya is becoming oversupplied with SOFO/SOHO/SOVO/SOHAI...basically small high rise units. Not me, my unit needs to be rented out or else will be difficult to tahan..it will be ready around 2017..stil got time. but don't know how many more units will be launching..>>> Agreed. Don't flip small unit. Anyway almost all small units are BBB, I think these people are either well connected @ they don't mind owning as weekend hotel home. seems like almost every month got a new launch of small units at cyber... QUOTE(blowwater101 @ Jul 27 2013, 11:36 PM) 3-5 years....u have any idea? or u dont care at all? Of course I care..i like the recent spade of development, just hope it would be more mixed instead of focused on one segment..i think we need much more offices in cyber for it to gain momentum. the numbers now are just too low I guess..personally...i think buy small BU unit and target student is abit risky and vr competitve... Cyber will be a good place to live learn work play...for all the residential project, either buy now or it wont be affordable anymore.. 2c opinion |

QUOTE(noblebaby @ Jul 29 2013, 09:42 AM) EMKAY lancar fasa pertama projek rumah mampu milik Potential inflow of lower income residents to cyberjaya...not sure how wil this effect the high end residential prices. I don't see many low cost homes in established areas such as Bangsar or Mont Kiara.. |
