 Why U buy Cyberjaya?

have been living in cyber for about 5 years whereas my husband almost 10 years, really enjoy staying here with 100% satisfaction especially seeing speedy development started about 2-3 years ago, yes 10 years ago cyberjaya is nothing, but now it is totally different, you can find all sort of food here like pizzahut, dominos, chatime, kfc, old town, paparich, mamak, japanese food, indian food, penang food, nyonya food. There is bus terminal, luxury cyberview hotel resort, big and well-maintained park with lake and superb night view over putrajaya bridge, proper and decent working class people around, never heard of any robbery/snatch case which makes me feel safe staying in cyberjaya, cyberjaya is indeed blooming now, bought myself the mirage by the lake condo a year ago, recently went to see the progress and the whole area really makes my heart melt, super nice!! hihi...

me used to be flight crew and husband pilot, so we are comfortable living in cyberjaya as it's very near to the airport, some of husband's friend(pilot) also stay in cyberjaya, infact lots of his co-pilot already bought houses in cyberjaya, they bought houses/condo few years ago when the price was cheaper, now the price for property in cyberjaya indeed has increased a lot. Heard even mirage by the lake has increased by 200k for the new phase they launched recently, compared to the price we bought a year ago.

ya, dont know if it is worth the price or not for a 1500sf unit costs over a mil, but looking at property price in PJ or KL also increased crazily over past few years, so it's still reasonable lah(for me and husband). Most importantly we are actually looking at the location and environment in cyberjaya, peaceful and very conducive for own stay, we are terrified by the security issues in PJ or KL area, almost all friends kena snatched, some even few times kena already, i dont want to carry pepper spray whenever i go out ler, hihi....

ya, to my surprise, quote a lot of them bought houses in cyberjaya, my husband has been staying in cyberjaya for 10 years, he always get people's reaction as "huh? you stay in cyberjaya? aiyo... ghost town ler.." ya that was 10 years ago lah, nowadays whoever still think the same pls come to cyberjaya and have a look.

not because of high income or whatsoever lah, houses/condo in PJ or KL area also expensive like hell, but we dont want to stay in a place that everyday have to deal with traffic jam, mak rempit or snatch thieves lah. This is also why we opted for condo instead of landed. One of my husband's friend who bought a piece of land in cyberjaya 10 years ago with the price of 700k, spent few more hundred K to build his own bungalow, now the house worth few millions, he got vision lah, now 'huat' lor....

saw construction workers stay at the site, they have their temporary 'rumah atap' there built by themselves. Some other construction workers not staying in cyberjaya, i think the developers do provide them with accommodation outside cyberjaya, once finish work they will leave.

nolah, my husband bought the current house 10 years ago and has been staying in the house until now, last year bought another one MBTL lor.. ya D'Melor got a lot pilot there, my husband wanted to buy D'Melor 10 years ago but the launching price that time for this condo is a bit too high lah, that time couldn't afford, hehe...

yalah, Mana Ada System(MAS) or Mesti Ada Saudara(MAS), how people talk bad about MAS or regardless how they manage the company, being a pilot with them indeed has gotten us few houses in 10 years time lah, no complaints.

Finally made my trip to Mirage by the lake showroom, seriously almost fainted!! I've never seen such a beautiful showroom, they must have invested a lot on the renovation and furnitures, saw that they are already building the villas, condo wise now is up to 6th floor already, quite fast.

In summary, if you are a long term prop investor then YES especially the landed prop even though the pricing is already more than Rm1.0mil. If we compare the price with respect to DPC, there is still some big gap to be reached. For short term investment or flipper, you may want to stay away from cyber as most of us think cyber will be 'ong' in year 2017-2020 when most of the commercial activities are mature (skypark, pangaea, Perdana CBD 3, Promenade @8 waterfront shopping mall putrajaya, IOI resort city etc).

For me in summary,
1). F/H residential GnG with good concept is not much in klang valley.
2). Great accessibilities (20mins to KLCC via MEX, 15mins to IOI resort city mall via SKVE, 15 mins to puchong downtown via LDP, 20 mins to KLIA via ELITE). I know some KLCC professional, KLIA pilots and stewardess, IBM / Shell senior managers and Malaysian who works in Singapore bought SEG / SH.
3). Pricing is half of DPC, 30-40% lower than sime darby The Glades / MCT kingsley hills (15 mins drive away) -  i did a pricing comparison for all landed prop in cyber previously.
4). Existing workforce in cyber (I.T industry) who will be the 1st batch potential users (yes, many still may not want to live in cyber now as no lifestyle as commented - but i think once commercial is mature this may change). however, if you read through this thread, you may find that alot of taikos here who is not working in cyber but just love the living environment.
5). Overall klang valley development is moving south which benefits cyber.
6). City is expanding outskirt no matter what due to increasing population (imagine that projects like setia eco hill in semenyih, kajang 2, bangi etc).

it has been there more than 8 years i think, it's one of the earliest shop opened in cyber, the food not bad, next time come to cyberjaya i belanja you go there, haha...
