Hi all , I'm new to the site and have some questions about the property chances in Cyberjaya.
Do you guys think the area will have a potential in the next 2-3 years? I haven't been to the area so not sure what's going there. Any tips about buying a soho, condo or landed?

It wlll be great to get some insight info from some of you who are working there or been there.

Your help is greatly appreciated. Thank you very much in advance and speak soon. Cheers, Seamus

Thanks xyyap.

I'm planning to go in the next few weeks. My intention of buying one soho there, have you heard about HYVE? Location is great and I can guess the potential of Cyberjaya after some reading here and other websites, since so many developers are confident and developing the area.

Honestly, I'm thinking to get a small unit to flip it in 3 years after completion to earn a return of 15-25%. However, nothing is certain.

There are many units are being built plus other soho/condos. The other buyers might have the same intention.

So, when the time comes for me to flip, what happens to the market? Who will be buying from me? Will the buyer enjoy a decent rental yield? Is there rental market?

Honestly, I'm trying to get more info on this. Is there anyone can give me some help and advice?

Thanks in advance. Greatly appreciated.

Cheers, Seamus

pardon me but i dont think short term flipper will do well here... shakehead.gif ur taking a risk in an unfamiliar territory here...

Thanks max_cavalera.

Honestly, not familiar with the territority at all. New to property in fact new to KL & Malaysia. After 15 years overseas.

If 3 years is consider as short term, how about 5 years in total? Holding it for another 2 years? I'm just not sure about the rental market there. I believe a lot of students in the area. And the studio concept will be suitable for singleton - workers or students.

Thanks for your advce though. Cheers Seamus

Read more, The HYVE phase 1 buyer has 59k paper gain, but I don't buy the idea of paper gain.

I don't think Cyberjaya is good for flipper, at least myself won't buy Cyberjaya to flip.
*
Thanks xyyap, really appreciate for your replies.

Do you mean the paper gain could be created by the developer themselves? I have heard that phase 1 sold out and they are selling phase 2 and the price is approx 15% higher.

I wish to read more and where could I get all these info? Or can I subscribe to any publications?

Do you think after completion, it has rental value? To hold it for another 2 years then to sell it?

The main reason is the cost of getting one of this unit is very attractive - sounds like too good to be true.

Cheers, Seamus

Too early to tell for rental/flip in nx 3-5 years..could be longer..but no harm in buying if u hav no issue in holding..15 years abroad, should hav more than enough to hold unit in HYVE..😜

Dear dRwh0, thanks for your reply. It's hard to call and honestly no one wishes to put on a wrong investment especially for new comer like me. Hope you don't mind. Honestly, it's so sad for someone like me abroad 15 years wishes to hold just one unit in Cyberjaya instead of other more expensive locations. This is to explain, how useless I'm yawn.gif)

Cheers, Seamus

I hope don't need to hold for 15 years. 7-8 years still viable.

Dear 1282009, thanks so much for your reply, much appreciated.

The HYVE priced like 2 years back.

The right way? Buy quality assets worth for money!

Dear xyyap, you meant the price at HYVE is like 2 years back - as low so it doesn't sounds good? Cheers.

long term holder aiming for rent with intention of slowly building up their equity by reducing loan amount in their assets will do well here. i entered this market when i was 22...9 years ago(my unit completed when i was 25)...rental has slowly gain momentum frm only covering partially of your monthly instalments loan+maintenance fee+bills to covering all the above plus additional small nett profit gain monthly.

I also manage to reduce my loan commitment to almost 20%...that plus slow but steady capital appreciation....could profit around 80k-100k if selling now but my aim is for long term gain that is its going to be my retiement assets.

You would do well if you have very strong and long holding power and strive to get positive cashflow monthly...safes bet would be a condo right now 1000sqf+ with open, spacious and simple layout...where you could go plan B and rent by room(easy to add partition room as well) if renting by single unit proves to be challenging to get the rental that match ur requirement.

gonna be a floods of studio, soho aka pigeon holes in the next 3-5 years here...reckon the general price is going to stagnate short term upon launching...but will be gaining slow but steady momentum in more than 5-7 years after it is completed. rental and capital gain also should be judged on the average population in cyberjaya spending power... i see many owner here with wrong strategy hard to rent their unit and high turnover of tenants.

Dear max_cavalera, thanks so much for taking your time to provide a lengthy reply with so much information and examples, greatly appreciated.

Could you please let me know if you are:
1) staying in the unit?
2) if not, you are renting it out? U managed to get a small nett profit from the rental or just covered monthly installment?
2) is your unit a condo or landed?

Thanks so much for taking your time again. Cheers.
