Not true actually. I'm guessing you got the figures from www.propertyguru.com, right? I have a relative who bought the property back in 2006, can confirm that the selling price back then was only RM250psf, and the unit was only RM260k (1,000+ sqft). This unit is roughly RM350k on the market, this price, you are spot on.

Info at propertyguru.com is guaranteed wrong, on this particular project.

Cyberia Crescent 2 has appreciated quite some bit, but not as much as certain parts of Klang Valley.

Yeah, agreed. But my point is, it has indeed appreciated, in contrast to what forumer Selectt mentioned, that the starting price back in 2007 was RM343k and thus, virtually no appreciation at all up until today.

It is the proposed Line 3 by MRT corp, that I can be 100% sure. Whether it is approved and confirmed, that depends on the process and feedback, on whether they manage to acquire the necessary land, withstand the public feedback..etc

Very good and relevant question, how long/soon? I think it will happen more as a natural progression than a hard push from the mentioned stakeholders. Once the empty pockets of land between KL and Cyberjaya is filled up, then Malaysians will have not much choice but to further move down south. Empty pockets include south of Puchong and border of Serdang. Once the pockets of land are filled with development, then it will be Kajang, Bangi and Cyberjaya at full force. Similarly, Sungai Buloh and Gombak will have to be 'full' first before the Rawang undergoes massive development.

Just my 2 cents.

I think the density of both projects will be quite similar. GP has 1,149 units over a land area of 6.33 acres, which is 182 units/acre. Pangaea will have approximately 3,000 units over a land of 15.9 acres, thus, yielding a density of 189 units/acre. But GP has units that are specially catered for students, so might turn up to have higher density in terms of occupants than Pangaea.

Looking forward to stay in Cyberjaya too once the project is completed. Nice, well planned township. Just hope the MEX toll charges don't increase or the highway gets congested, beats the purpose of living in Cyberjaya then.

Yeah, Pangaea is very iconic, with lots of many 'first in Cyberjaya' to shout about. The showcase structure will be without a doubt Paragon, with its 'steps' facade. But the empty wasteland to its right will be an eye sore. Luckily it has The Arc to its back as a support, thus, it won't be a lone development at that quarter of the Persiaran Bestari - Persiaran Multimedia cross junction.

I think the fact that convinces me that Cyberjaya is the place to be is the number of high end landed developments in the area. Some of the landed bungalows and villa go up to the tune RM5 mil! Most of the bulk are priced between RM1mil-RM3mil. If the rich and famous choose Cyberjaya as a place to call home, I guess I wouldn't have any complains to be in the same township.
