Absolutely agreed thus the pricing comparison is for GENERAL REFERENCE Only - use with your own judgement
QUOTE(noblebaby @ Dec 5 2012, 11:28 AM) actually the price of the unit also depends on the location inside the area, orientation, etc... If the unit is sitting next to the river, then much more expensive. This post has been edited by Soros007: Dec 5 2012, 11:31 AM |

Hahaha....Of course we can however bear in mind that landed is not good for rental yield but capital appreciation
Most of the cyberjaya landed is 50% cheaper than Desa Park City, so there are still plenty of room to grow..... QUOTE(noblebaby @ Dec 5 2012, 11:33 AM) |

I think their purchased price is lower than Rm 1.0mil thus yield rental will be higher or closer to 4.0%.

For example, Iskandar land asking RM 50 psft. If u buy 6000+ sqft land, RM 150 psft. For example, Setia Eco Hill bungalow lot asking RM 100 psft. If u buy 2000+ sqft land, RM 300 psft? To build a superb residences, there are many other cost involved. To me, RM 300+ psft is not expensive. |

Advertised in newspaper every few days to remind them!
QUOTE(AMINT @ Dec 6 2012, 08:32 AM) Sometimes project sakit might be the best thing depending on the development of location. for instance I bought Elements@Ampang and i was hoping that they would build it slowly so that the building is only completed just a few years away from soon to be operational circle line station nearby.(when i was just driving around, I was shocked building already so high.damn).. I believe cyberjaya would benefit too if late delivery, waiting for all shopping malls to be completed. On LAD, I heard in some cases, some companies like to buat bodoh and not paying. How do we force them to pay? |

Title says why you buy cyberjaya... You got how many trillions? LOL.. @@@@@@@@@@@@@@@@@@@@@ Aiya, buy landed Units not for rental or flipping. Just to keep them as bird nest house Ma.. Believe that the landscape n greenery environment in cyber are suitable for this kinda of bz. Heard that islands unit in Setia Eco Glades will attract more due to the humidity. Really should get one then hahahaha...... Just kidding la... Bored in office! Added on December 6, 2012, 12:36 pmI think it's mainly because there is no nightlife n not enough commercial lifestyle in cyber that making ppl intended to live there for time being.
Title says why you buy cyberjaya... You got how many trillions? LOL.. If you talking about buying property in Cyberjaya, usually people buy it to rent it out, rental here can go up to 2000 for one apartment... ridiculous, reason being, because there is no public transport(proper public transport), there is only currently 2, one going to Putrajaya Central, and one more to KL, Cyberjaya house rental that goes sky high is also the cause why most people who work in Cyberjaya stays in Puchong or Seri Kembangan, the way to actually solve this is creating a new route for bus from Seri Kembangan and Puchong to Cyberjaya... it will lower down the value of the rental/value of the apartment here.. just saying.. my2cent, I am in MMU, so I kinda notice this.. RM still will be depreciating unfortunately that's the fact.
Better put all your RM into prop which the prop price will go up due to RM currency depreciation. Too be honest, i keep AUD, USD and SGD only at this region. QUOTE(noblebaby @ Dec 6 2012, 12:54 PM) |
You meant landed or high rise? Landed residential is still very limited compare to overall development in cyber. There is a calculation / analysis of over supply in this thread.
