From Facebook, looks like quite many Bumi brothers like Cyberjaya, quite many buying highrise...

3優勢吸引發展商進駐

儘管這是個不錯的宏願目標,可是,賽城(Cyberjaya)的發展潛能似乎被忽略,也許業者還忙於巴生河流域多個地區的發展,直到最近這幾年,才有比較多規模相當的發展商進駐該城,也讓電子資訊城增添一些旺氣,並掀起一股發展與投資熱潮。

論策略性地點,賽城有它一定的優勢:

第一:它靠近集政府行政中心於一身的布城(Putrajaya)、有5所大學、2家醫院、以及5家酒店,政府不允許工業計劃的發展,空氣素質不錯,屬於無煙智慧城。

第二:與雪邦國際機場的距離並不遠,從吉隆坡中環前往雪邦國際機場的機場快鐵,也有經過賽城,方便許多在賽城資訊公司工作的外國投資者與就業者。

第三,產業價格仍有上揚空間,而且還有大半的土地待發展,這是令不少業者雀躍的地方。

12年前,賽城就開始跨出發展步伐,不過,當初主要是以吸引高科技及跨國企業為主,因此,當地的產業,尤其是住宅產業,一直以來被忽略。

據估計,賽城目前已發展的住宅產業,只佔大約35%,由於住宅產業較少,許多在賽城工作的人士,多數不住在這裡,而是選擇週邊城鎮,有鑒於此,當越來越多人的目光,在接下來的日子轉向賽城時,預料賽城的住宅產業,將會普遍受歡迎。

5 關鍵因素影響

一個綜合性特色的城鎮,發展成功與否,主要受到以下5大關鍵因素的影響:

1. 地點:當我們在購買房屋之前,一定要鎖定好的地點,好地點有利於房產的增值、轉售與出租,而且獲得高速大道的交通銜接。在15至30公里的市郊範圍內,擁有第二高收入群的集中地,同時在5至15公里的毗鄰,擁有充裕的就業機會。

2. 基本設施:在距離住家5公里以內,需要有便利店、餐廳、診所,中、小學的設立,如果設有華小,更有助於吸引華人選擇該城鎮的產業。假如附近設有高收入群,也有助於吸引高收入群前來置產與投資。

3. 城市規劃:全新的城鎮規劃,必須比過去城鎮的規劃更完善,提昇生活環境與質量更不在話下,保安與綠化元素,講求現代化的設計,都是一些不可忽略的要素。

4. 品牌與規模:當一個產業計劃具備以上3大條件後,自然有利於奠下良好的品牌與知名度,房產的品碑或發展商的口碑,需要時間來建立;因此,一個綜合性的城鎮必須要有一定的規模,如果在400與500英畝之間,至少需要用上5至10年的時間來發展。

5. 發展商售後責任:在發展商銷售房屋後,必須對城鎮所有設施與規劃妥善管理,絲毫不可鬆懈,一個再大、再好的城鎮,必須要妥善管理,產業價值才能看漲。

Drove into Garden Residences, Aspen bungalow. Wow, all ready. Unit is big but no land. Quite nice actually. Some units sitting on higher ground. Can buy.
