sorry but i cant disclose all p&c info of my investment. Just to inform u that what you said is wrong statistically. launch price n discount...its much more cheaper than that...it was around the price of domain studio currently selling...but at the size of a condo... condo rental is very strong and can surpass ROI even more than some landed...7 years of holding with conservative appreciation is correct...but do take into account in that 7 years time how much do you think my loan principle has reduce?? this is reduce mostly from tenant rental as well....what i can inform you is that my current rental rate not only totally offset my monthly loan, maint fee and utility bills, it also giving me surplass cashflow...price appreciation of certain units in certain area depends on many factors bro if u have some basic in economy and property market study....price can only appreciate based on current property available right now, how much other units with same type like u priced, also new projects with much more expensive prices is currently under construction in my unit namely serin residence, cristal, symphony hills, the road connecting serin, cristal, crescent2 and symphony hill is still close....price will only increase if there is newer, better and more expensive units keep being built....this what effect subsale market as it will follow benchmark price to latest per sqf market value, but of course will have discount % as it is an older units...what i am experiencing right now is my unit, there is a lot of bachelor exec, mgrs interested in renting it. Students is on the minimal side, they much prefer smarthome n crescent 1 as it is closer by walking distance..as usual workers will prefer accomodation with less student.... most of my worker tenant rents the room and treat it as a transit home closer to workplace...they usually not around on weekends..imagine working on shift standby as network engineer etc2 12-14 hours direct work....ull want the nearest room possible to get your quality nap..many of them dont care to pay slightly more janji its more convenient than driving 45 mins-1 hour daily to go and bk frm office.....means they have budget/disposable income ard rm400-rm650 p/mth. Many of them have real homes in Klang Valley, KL or even outside Selangor...thus they only need a space during weekdays to work...

which begs the question of whoever invest in pigeon hole unit in cyber right now thats gonna complete in 2-3 years time with rental of rm1.5k- rm2k?? whats your gameplan??

wut do u mean bro? hahah...crescent 1 and 2 sits on a higher ground than symphony hill...SH is like a valley area...very nice landscape actually....at least better bro than SH being surround by cheap flats....SH gonna be surround by Cristal Residence, Serin, Crescent 1 and 2....workers and expat of course would prefer this area more...student would prefer smarthomes and partially crescent 1. The development along jln Fauna 1 is picking up n gonna be nice and well develop...gonna be a matured neighbourhood once serin, SH, cristal complete....expect appreciation gonna be more aggresive around this area once everything complete n matured....school also just a walk nearby...anyway i already consulteed with my mom there is no need to sell my current unit...wont get good rates since all development still on going and the neighbourhood doesnt matured yet...and my rental income surplus of RM500++ per month...its gonna be stupid if i let it go now....

i also like the fact that once jalan fauna 1 road completed and accesible to all....ppl staying around here can just walk opposite the domain shop there....this area is perfect...not really in the middle of busy traffic...quite hidden with greeneries...but just a walk away from commercial amenities like CBD perdana, DPluze, The DOmain, MMU, School....honestly your missing among the most strategically located place if you didn't analyze this area carefully....if i got money i would put my bet on cristal and serin....just be cautious of quality issues....

yup...need that cinemas opening soon as key factor pull for cyberjaya community...small mall should be okay right now as this area newly developed...too big oso demand still not thr yet later many hollow shop for the next 5 years...this dpluze location oso actualy quite cun...really at the centre of current township(not really inside 100% office area or 100% residential area)...in between offices area to residential area...so will have healthy customer during office hour worker time and after office hour nightime customer from resident that stay nearby cyberia....
