Purely based on location, summerglades is the best among all (gr, seg, symphonyhills, sejati etc). My 2 cent

In term of the location:
1. Near to Cyberjaya CBD - Main activities and commercial will be surrounding this area. Yet, it will be not affected by the commercial buidling etc in future.
2. Near to the access of MEX - Main access road to KL
3. Near to Putrajaya lake - One of the best view in Putrajaya/Cyberjaya with scenic bridge. Not to say the fantastic spacious feeling along the lake which thanks to the huge putrajaya lake. You don't get this easily in Malaysia.

Of course, the problem for SG and Mirage is the ERL track at the back.

To be honest, if our ex-PM and LKW etc having a plot of land/prop there, you know it is for sure the best location of cyberjaya. You don;t even need to analyse anything tongue.gif.

Like i said earlier it is "purely" based on "location" in cyberjaya. We are not talking about the best development which is sometimes can be debatable due to personal preference.

Some may not like to pay high maintenance for facilities etc. Basic gated and guarded is the choice of mass market now. Having said that, SG has the natural wetland there for residents, i understand ppls may not like the color of the wetland (so called lake for generalist) and feel that it is too "natural" as Suntrack didn't really "beautify" it but to leave it as natural as possible. For me, i quite like it. Again, i am not here to pick the best development. I personally will not pick SG as the best for my ownstay purpose as i like more sophisticated G&G tongue.gif and bigger scale development to get the uniqueness of the development and has Ommmp factor. SG is too small to achieve that but it is still a good project my 2 cents.

Jus a personal view here, to invest or ownstay for landed in cyber now is the best timing. As the township is expected to grow exponentially over next few yrs n it ll be livable though i wont say it be vibrant like other matured township. The landed houses there ll b out of reach next two yrs n in fact now is stretching above mil. i like summerglades but the timing wasnt right two yrs ago n it reflected in the subsales as commercials still at infant stage now. However sign is there, ppls moving in slowly sg n gr. Jus tat as an investors u prefer more liquidity n ownstayer u prefer more commercials. So i skipped sg. Dont get me wrong i m sure many investors are happy for the appreciation of sg n gr. Ownstayers might need to move in n suffer a bit for next couple yrs.

As for service apartment, i m not the fan of cyberjaya. The recent launches are stretch out student play zone n ownstay maybe but iif i wan ownstay service apartment in 3yrs time i may pay a bit more after 3yrs as i wont expect sognificant price jump as the pricing for this segment already at high side compares to prime area. Unlike landed 1mil is very common even at non prime area. For ownstay apartmt better option to wait for 3yrs n see how cyber commercial grow n view the actual unit to ensure the canggih design facade is delivered.

It is going to be packed x3 at dpc. However it is still much better to view the great fireworks at dpc compares to other places/malls with the reflection from the lake.

Whether developer or guru....all need to be ethical and responsible in term of selling especially to new n young purchaser. Hopefully all have done their homeworks. My advice is investment need to be proper n never think of using shortcut. Buy quality prop that can accumulate ur wealth, dont buy it for the sake of quantity driven to syok sendiri. Achievable strategy n exit plan must be there...

Wow, cyberjaya is forever so "hot". Seriously, we all born with different knowledge, view and imagination. No right or wrong. Everyone take different level of risks. That ll form mkt equilibrium. If everyone believe cyberjaya n invest in there now, who are there as a buyer to purchsse in subsales next time? Agree to disagree. I find the cyber fans here has a very similar trait...other than hoping to make money(everyone does), buyers here are passionate about cyberjaya and like to b part of the future modern city in msia. Thats worth for a compliment. Msia township is either too old or not properly planned. We need more healthy(non poluted) and proper designed township which cater more toward new generation citizen of msia. Cyberjaya ll b a gd start.

U mean which floor? I ll cap my abs price nett at 530k. So only choice ll be west orientation mid floor. I like high flr but just tat this proj is at the borderline of mid mgr affordability range so to pick the price range seems to be more crucial. Mid flr is gd enough. West or Southeast sometimes in subsales is abt luck. While south sounds gd but some ppls die x2 want west to match their pakchi..so i always like to play safe with right pricing with mid flr, also this price is the lowest price for almost lowest flr for southeast facing units. So it is a sweet spot to strike for competitiveness. Jus my 2cent.

Dont see it is low entry price though...right price maybe.

Is this segment sensitive to pricing or more on view? Klcc property i ll try the best possible. Mid mkt n for 500k to 600k..i jus like play safe n assume it is more price sensitive.

Yap kor. All the best on cristal resi. I can only see it from far ha. 400psf! Where to find? Especially gd condovilla concept. I dont think u ll see 400psf launch in cyberjaya anymore. Lakefront is asking more n even its lower end lakefront home i bet ll be higher but abs muc smaller based on smaller bu. Anyway, gd luck!

Nowadays many kena " tropicana" poison ha. Well, i checked out tropicana cheras...horrible location with wrong price tag. Wrong price tag but gd loc i think still have chance but not two bad(s) ha.

Back to basic, good supermarket for grocery is abs important for any community. Gd to hear Jaya Grocery already inked as the tenant at dpulze. This ll pull crowds to go there. Thats compulsory for everyone. The rest like bowling centre, karaoke, cinema, yamaha school etc which already signed as tenants are good for youngsters and kids though.
