Why pick cyber to live in?

1st. Like the environment, seems much more quiet and relaxing, green, etc
2nd. I trust in well-planned cities (though spent most of my live in "historical" cities // mega-polices) and CBJ's potential is absolutely clear to me...
3rd. Location is really good, 30min to KLCC // 20min to KLIA
Just few words about myself & family: we r expats living in Malaysia ~3.5 years, I'm 34yo self-employed (contracted consultant for lots of projects/companies), applied math / IT field, so working from home mostly + some travel. So CBJ is kind of perfect match for my family

Well, feedback was that edu quality in comparison to Tenby is MUCH better @ELC. Still, syllabus is quite different from what we have in russian schools but, teaching methodologies and quality are fine.

Yeah, I've already found their FB page, wrote down contact info... Will give them a call once will get ready to move in

BTW, i want my kids to speak mandarin too Russian+English+Mandarin -- good set of languages

SINGAPORE (Reuters) - Emerging Asian currencies extended losses on Thursday with the Indian rupee falling to a record low and the Indonesian rupiah hitting a fresh four-year trough, as capital continued to flow out of the region due to the prospect of a cut in stimulus by the U.S. Federal Reserve.
The Malaysian ringgit slid to the lowest in more than three years, while the Thai baht touched a 13-month low.
"There is a lot of resemblance to prior crises like 1997-98. We have had two countries going down, India and Indonesia, and now you have got to start thinking about the third and fourth countries," said Pradeep Mohinani, a Nomura credit analyst in Hong Kong.
"The likely candidates would be those with high fiscal deficits, slowing economies and high foreign ownership of government bonds. Thailand and Malaysia tick most of the boxes in that regard."
The rupee lost as much as 1.6 percent to 64.13 per dollar and the country's bond yields hit another five-year high. The currency regained some ground on the back of central bank intervention.
The rupiah fell 2.0 percent to trade at 10,700 to the greenback, its lowest level since April 30, 2009 as Jakarta stocks tumbled about 5 percent and most government bond yields rose. Indonesian importers chased dollars, while state-run banks provided dollar liquidity on behalf of the central bank.
The Thai baht slid 1.1 percent to 31.72 per dollar, its weakest since July 26, 2012, also hurt after the economy shrank unexpectedly in the second quarter, slipping into a mild recession.
The ringgit fell 0.4 percent to 3.3005 to the dollar, its weakest level since June 2010, as local stocks lost more than 2 percent and as bond yields climbed.
The ringgit might manage to hold above 3.3000 in the short-term as intervention from the central bank was spotted, traders said.
* The Philippines suspended trading in financial markets for a second day due to heavy rains.

KUALA LUMPUR: Bright Focus Bhd, which owns 96.8% of tolled road concessionaire Maju Expressway Sdn Bhd (MESB), has proposed to issue up to RM1.35bil in Islamic securities.RAM Rating Services said on Tuesday it had assigned a preliminary long-term rating of AA2, with a stable outlook.MESB is the concessionaire of the 26-km Maju Expressway which offers a direct link between Kuala Lumpur and Putrajaya and Cyberjaya."As the repayment of the proposed Sukuk relies solely on cashflow from MESB, the preliminary rating reflects the strong project economics and robust financial profile of the company, supported by the covenants under the transaction structure," said RAM Ratings.To recap, Maju Expressway started collecting tolling in 2008 and traffic volume has increased by a compounded annual growth rate (CAGR) of 20%, with average daily traffic at its two toll plazas reaching 100,000 vehicles in 2012.RAM Ratings said Bright Focus was expected to show  a robust debt-servicing aptitude, supported by sturdy dividends from MESB, which are in turn, backed by the highway's steady traffic growth and the scheduled toll-rate increases under MESB's concession.Its finance service cover ratio is projected to come up to at least 2.25 times.However, the ratings agency cautioned the group should conserves cash in favour of distributions to its shareholder - Maju Holdings Sdn Bhd - to meet the proposed Sukuk's expected debt-coverage levels."Excessive distributions to its shareholder will be detrimental to the proposed Sukuk's rating," it said.RAM Ratings said the construction of a new 1.7-km Seri Kembangan interchange along the highway is expected to boost MESB's earnings, via a new toll plaza and the extension of its concession by up to eight years.Although the new interchange will improve access and provide new catchment areas, the lower toll rate at the new Sri Kembangan toll plaza may cause traffic to shift away from the existing Putrajaya toll plaza.RAM Ratings said the proposed Sukuk's rating was moderated by construction risk in relation to the RM112mil Seri Kembangan interchange, scheduled to be completed by early 2015.While MESB has yet to appoint a contractor for these works, construction risk is considered less pronounced as most of the road will be at grade and is unlikely to affect the operation of the highway.The government has earmarked RM20mil for ongoing land acquisition, with about 20% of the required land comprising private lots while the rest is government-owned. Any cost in excess of this amount will be borne by MESB."Notably, the government had earlier deferred the construction of a 18-km section of the Maju Expressway leading to KLIA. MESB is expected to undertake a study to determine the feasibility of constructing this proposed extension, 5 years after tolling has commenced for the expressway," it said.

Since I am holding foreign currency, I will just stand aside to see how's the real estate doing in Aus / SGP and Malaysia.
If the currencies weaken as 97-98, oh man plenty of good deal can be cherry picked especially those has no holding power (sorry)!
I am thinking to buy either Aus prop (landed house), or commercial shoplot or a small parcel of lands in Malaysia when opp arise.
Now better just keep cash and do nothing but KPKB in LYN
