haha. well i feel the opposite on this.. in fact when i went to SH 18 months ago, i look at the interior design of the schubert, mozart and all. I think the design was really really weird..it's so weird to see the show unit having a window railing inside the house...on top of that my frens and I din have the good vibe about that place and it feels gloomy 'un-lively' ambience..comparing this to GR, GR feels much lively and all in the surroundings..being a worker in CBJ the last 3 years, we have done our research and observation, that GR is still the most strategic residential development in CBJ - easy access to the major highways and Prime Minister office/residential in Putrajaya. for own stay, i would advise to get GR than any other residential in CBJ due to its most strategic location. the rest of other residential in CBJ ( SEG, Sejati, SH ) may not hav the this ease of road accessibility compare to GR. These 3 residential sites have deep location at the inner part of CBJ which need to drive these many traffic lights with 2 lanes on the way in..quite a hasle if u r driving in and out everyday... Furthermore these 3 developments SEG, Sejati and SH have a higher density residential population around it in the future..not to mention also the many more commercial places, MMU University and another Islamic University VERY nearby in the future....paying so much for a residential that is so nearby to MMU is really a wrong move..

have been living in cyber for about 5 years whereas my husband almost 10 years, really enjoy staying here with 100% satisfaction especially seeing speedy development started about 2-3 years ago, yes 10 years ago cyberjaya is nothing, but now it is totally different, you can find all sort of food here like pizzahut, dominos, chatime, kfc, old town, paparich, mamak, japanese food, indian food, penang food, nyonya food. There is bus terminal, luxury cyberview hotel resort, big and well-maintained park with lake and superb night view over putrajaya bridge, proper and decent working class people around, never heard of any robbery/snatch case which makes me feel safe staying in cyberjaya, cyberjaya is indeed blooming now, bought myself the mirage by the lake condo a year ago, recently went to see the progress and the whole area really makes my heart melt, super nice!! hihi...

I know quite some MAS pilots n stewardess bought symphony Hills and Setia Eco Glades landed too... Welcome welcome Miss Chloe!!!

me used to be flight crew and husband pilot, so we are comfortable living in cyberjaya as it's very near to the airport, some of husband's friend(pilot) also stay in cyberjaya, infact lots of his co-pilot already bought houses in cyberjaya, they bought houses/condo few years ago when the price was cheaper, now the price for property in cyberjaya indeed has increased a lot. Heard even mirage by the lake has increased by 200k for the new phase they launched recently, compared to the price we bought a year ago.

I think cyber has lower crime rate especially snatch case is due to lesser illegal immigirants / foreigners / drug addicts and not by the CCTV.

If i am buying condo in cyber - Mirage By The Lake will be my top pick!
Superb lake view and 1500ft2 is really a comfortable size for young couples.
Hopefully all cyber owners also 'HUAT' like your friends in future when cyber turns up to be a vibrant city in 2017-2020.

Loan in Aus is 5.79% now but if u refinance in SGP then it's 4.00% (AUD with no risks) or 2.00% (SGD with currency exchange risks).
so u save (5.79-4.00) = 1.79% (AUD) with no currency risks OR
(5.79% - 2.00%) = 3.79% with SGD currency risks.

2). Example of currency exchange:-
AUD/USD spot exchange rate now is 1.05 (way too high and over-value in my opinion).
Say, u wait until USD strengthen against AUD.
u have AUD 1 mil mortgage and u change all ur AUD to USD at 0.90 > (Mortgage = USD 900K).
6 mths later AUD/USD becomes 1.05 OR USD / AUD = 0.9524 then u can change USD 900K to AUD = AUD 857K.
So, in 6 mths time your mortgage reduced from AUD 1mil to AUD 857K = AUD 143K savings.
Refer to the graph that attached - possible to do few rounds in 1-2 yrs and you can see how much you can save!

total benefits = AUD 143K + interest savings from (1) + currency risks fluctuation risks.
Note - Buy at AUD/USD 0.90+ and sell at AUD/USD 1.07+ is possible however just a friendly reminder - FX speculation is a very high risks thing and may not suitable for everyone.

So, 200 pips = 2 cents x amount exchanged = profits.
