wait for traffic relief lor. Local council will find ways to expand those small trunk road in future if government did not SonglXp that much. Worst come to worst, take motorbike if u urgent

Yeah, the one is balakong mrt station, its about 2.5km only. If walking distance, new product will selling rm 500psft and above lor. Better than non rite?

U can choose other nearest one which is koperasI station, the one slightly bigger, got parking bay. The one i think is 3km away

oic , L7 = 13th floor. So many neigbours.

Not sure for own use or invest later, coz not use to live in 1100ft2 layout

I had collected the rm5k deposit receipt from SA redi.

Same old story, AP by next month.

Earlier i thought those garden was meant for duplex owner, but SA says its a sky lounge for resident



I went to gallery office to collect the receipt.

But one thing weird, when i ask about the Duplex layout, SA says still pending. Hmmmm, building layout not confirmed but wanting to get Building Approval from authority? No way. I presume BP will be out by next year only.

Since this is service apartment, i hopes the developer will provide some catering service up there. Better no alcohol beverage allowed, if not, another case like a drunk mat saleh falls from top of the Marina Bay Hotel.

the swimming pool actually facing the Bandar Tun Hussien Onn Terrace. I think there are only 1 Garden unit facing BTHO because of the pool.

maybe those not tenant like office staffs below will need to assign as member to use it?

let me check, yup. 95% of us here bought those unit facing SILK higway. Only 5% which is one buyer here (idoidoido) bought some unit facing the other side which is facing Bandar Tun Hussien Onn Terrace.

tell UOB, add in the minimum 5 years MRTA which cost less than rm 1300, i think they will give u -2.4%

The UOB and RHB always gives attractive rates if u included in the MRTA ( 5 or 8 years)

Im still waiting the RHB to be in as Panel as i heard they can offers attractive rate more than -2.4%

AP not sure approve, yet called up the SA. But last month they say should be secured by this month.

Are you 40 years old now? If younger, u can take longer loan tenure until 70 years old. If u meant this for investment, better take longer tenure.

FYI, last time i test with UOB. 90% + 5 years MRTA can get -2.4% redi.

If im a exclusive agent for this, i also will en block those good unit then sale at higher price during official launching. Its a business survival thing.

Im myself consider very very very early bird, but went there to book but they say all unit facing BTHO terrace all out. Im ask them how early is ur early early early early bird booking date, no one can reply. how about that?

Exiting the MLTA or transfer to other prop is still the same purpose. Do you know that if u dispose early says less than 7 years, the refund is almost unbelievable low?

What if when u reach the year 10th and u suddenly cant serve the annual premium rm 2.3k, u know what they will do?

There are a lot terms and conditions to such MLTA as it is recurring fees and very long service tenure. Your expose risk is way way higher.

Are u comfortable to use Hong Leong Assurance as ur service provider? Malaysia no 01 insurance is great eastern then follow by prudential. Why UOB did not choose them as for ur MLTA provider? Do u know how much UOB had earn the commission if u taken MLTA from Hong Leong Assurance?

BTW, ur MLTA covers on what? Life insurance? Fatal Accident? Permanent Disabilities? 36 Critical illness? Do u think the UOB mortgage office is qualify enough to explain all these on behalf a insurance company?

Even prudential also cant guarantee how much i could get back after mature of my premium because depending on annual profit and dividend from them.

These smart smart insurance player in market and if u know how they run the business, they actually suck in all ur premium 1st 10 years as so called "their fee" then they only start invest and save ur money after 10 years but if u still maintaining your MLTA policy. 10 years later, who know what happen?

MLTA is like = life insurance + accident + saving + investment , but premium very very expensive.
