Other than at SW, anyone knows whether there is any other place in Malaysia that children (or even adults) get to play all they want with laminar jets/illuminated laminar jets for free?

Added on December 25, 2012, 2:06 amioi mall full of people nowadays jam all the way ldp into car park it shows puchong ppl need an integrated place to go Added on December 25, 2012, 11:21 amSW should have nice international dining cafes serving a wide variety of cuisine. The ambience is nice with water features & lighting that make this el fresco concept our own Malaysian identity. It's a hidden jewel that will get much admiration if well branded & promoted. Nice bakeries serving nice coffee & tea house should be encouraged to join. Tea house should have nice concept to create the feel & not stereotyped. Those having unique concepts should market their products here, because SW is at the centre of attraction. Property owners should have long holding power to make sure they can get good tenants & not get ill-mannered residents. I felt that time will tell....hence if all the residential areas are filled & shops fully operating....doomsayers or non-knowledgable critiques will be proven wronged... Ya, SW management should have to upgrade A&P, as well as to invite more fun & attractive brandings in....in the mall & F&B...to attract more crowds

McD is indeed one of the fastest way to boost the crowd. If SW intend to have a pool of international dining cafes, restaurants, light bistro ... then it should have been prepare much earlier, like Empire Subang, it was almost all ready when it was opened, and it did pulled a lot of crowds no matter dining hours or lunch hours during weekdays, Subang spenders are really willing to be there to spend money. If one by one anchor tenant comes in SW, it will takes time ( better than none ) and the early / current tenants would find it difficult to sustain. I also hope, there are more variety of foods and higher class cafes and restaurants ( looks unlikely ) to pull more mass market / mass affluent to spend money here. I also had collected info that 2 of the shops had been NPL this year ... |

If this is true, the I must say this is a very serious mistake, wrong pricing strategy. The fact is most original shop owners are effectively getting excellent return in investment. Almost all of them have their investment more than double up in less than the fives years since they signed the SPA. Consequently new owners can get only very low rental yield. |

Original owners can pocket their high returns now or if they still have risk appetite, stay on. Based on current market prices, rental yield alone is no longer a good return to owners. That is why many shops are changing hands. On top of the rental, many tenants have spent hundreds of thousands more to renovate in order to attract the right customers. Ultimately prices/reality/services/etc will determine the businesses that can successfully operate at SW. Rental rates at prime shoping malls are about five times higher but for example, may not be suitable for pubs and bars. Calculated risk taking and business abilities are what seperate a true successful businessman from the others.Added on December 26, 2012, 9:55 am QUOTE(charlieboy61 @ Dec 25 2012, 10:38 PM) But tenants need to get goood returns and have good business. But to say SPS promised such, then it was really serious mistake or over confident. As I understand from SPS, most of them are quite firm, okay and good, look would not promise anything upon selling under construction. |
