A good JMB is crucial. Get enough residents to form a JMB which can creatively and quickly do something that would positively reduce foreign student population. Meanwhile get management to record details of foreigners such as number of occupants in each unit, their personal details such as where and what they study or work, their thumb print, how long have they been in the country, etc. Such info would help JMB to devise appropriate counter actions. And the most important of all, Malaysians must be educated not to fall for such rare but often expert, casanova/tricksters! Also get JMB to ensure SW management receive and compile residents' reports of any suspicious characters. Investigate on them if needed. Somehow devise ways to get owners of units with many foreign students to pay extra service charges for all these precautionary work. I think even the foreign students that ultimately get to stay in SW, would also appreciate the effort to makw SW a better and safer place to live.

However service charges for instance, can be raised if there are too many families staying in a unit. Cost of staying at any apartments, to a certian extent, dictates the quality of residents living there.

My guess is JMB must also work very hard to minimise this issue. Whether SW is going uphill or down - it will happen gradually over time. Neglect and lack of concerns/cooperation between owners and managment is often a factor.

It would be stupidity for management to skip lift maintenance. If there is a lost of life and no proper maintenance record, management can be charged for manslaughter!

I am seeking for owners of SW units (both commercial & residential) who would like to join me in writing a letter to officially bring to the attention of SW management and SW JMB regarding the failure of the owner(s) of Sector 7 and Beer Factory outlet to comply with the DOMC (Deeds of mutual covenants), specifically the replacement of their main doors with a wall that does not reflect the standard of the facade at that location. In addition, the on going activities of their staffs that seem to turn that location into their backroom area is also not consistent with DOMC. Anyone seen any audited accounts of SW JMB so far? Monthly estimated service charge collections should be in the order of RM0.5million. Is SPS paying service charges for their mall built up area? Based on its built up lettable area of 100+ksf at commercial rates, it should be around RM50k+ pm.
