Are there enough anchor tenants in this place ? Between tgv cinema and LRT station, that's good 2-3 years apart. If that's the case, maybe after a year or so tgv also charp larp lor.

I think don't people should underestimate Puchong projects. I remember several years back some said "puchong not for human's live in". And as it turns out its developing too rapidly. What I like about it is that its a self contained township. The catchment is huge, and people will eventually realise, why need to go all the way to Mid Valley or KLCC to shop.

We need to separate the discussion between residential and commercial.

The residential part of SW will have a smoother sail.

The commercial part of SW will have a rougher ride.

It's a matter of fact that Puchong Jaya, Setia Walk and Bandar Puteri area combined have currently a surplus of commercial units. Those who have time can drive around to see how many vacant shop lots are there. Some already vacant for a few years. And that's not the end of the story, you will see IOI factory continues to produce more commercial units.

And those rented out their shop lots, most of them rent them below their targeted return.

If we are not careful, the puchong golden mile commercial units will be a live case study for the creation of bubbles.

I am sure Setia Walk has most of the good ingredient in place to be successful but I am not sure MV is a direct comparison to this "enclose Mega Mall" vs "open Retail" concept...

Mega malls like MidValley, Sunway Pyramid and One Utama have a unique characteristic where they are not only "local shopping mall" but a Mega malls that able to attract crowds from more than 10km away.. Big Cinema, Big Anchor tenants, Big Bowling alley, huge halls and convention center to hold big events, Plenty of car park, and enclose with nice air-conditioning..

Other smaller malls like IOI Mall, Alamanda, Leisure Mall are more of local malls that only attract crowds from surrounding population.. even Setia Mall in Setia Alam likely more localized.

Setia Walk likely will be a local "retail outlets" which attracts crowd from Puchong.. If it aims to be Mega Mall Level, it has to pull out some special trick, really special mix of good tenants..

+1, not forgetting The Curve/IPC which is also another good example of "mega mall".

SW is definitely a "local mall" for now imo.

ya liao. puchong is the only vice and sin city in malaysia. all these never happen in cheras, kl etc only puchong. whats ur point? I am not only vested in puchong. i am also vested in somewhere else so i am not biased to puchong. how about those "tangkap khalwat" cases? The biggest number is in Shah Alam. So do u consider Shah Alam to be a sin city or vice city too? Come on man.

Puchong known as murder capital of selangor. Bodies are dump into nearby former mining lakes. My indon friend told me. Sometimes indon murder a fellow worker they dump in those lakes. If ask puchong policemen nicely they will tell you puchong is label as kawasan hitam (black district) or dangerous area for selangor.

I was just arguing that people used to underestimate Puchong as a residential area. And I think they are now underestimating it as a commercial area. With an increasing catchment area, commercial units within Puchong will become viable. With high petrol prices, traffic jam and toll, people will tend to want to shop within their township.

Eventually people will think out of the box and say - wait a minute, do we really need a glitzy address for our sales office?
