Very bad architecture for a commercial place where it has no grand entrance. No body know from those LDP passing by, there are some interesting places inside. I dun know how Setia Alam management aware this or not.
Some more 6 months until know, the escalator from ground level to 1st level is at reverse direction, but still not fix.

I think 50% of the malls nowadays has no grand entrance.
Look at Paradigm Mall... from LDP... I also can't sense its entrance, but it is quite happening inside..

I guess the trend in Malaysia where most people drive in more than walk in, impacts the design of the architecture as well... I guess the big wall which supposing replaced the grand entrance will become a big advertising wall. The only thing now is there is not much thing to advertise yet...

jz 2 cents.. not sure.. cool2.gif . at least the big "SetiaWalk" word now has lights... better than before...

Just curious, does property come in categories?

Like Honda City and Toyota Vios, Honda Accord and Toyota Camry, we automatically categorize them as same category.
It is not possible to compare a Toyota Estima with a Toyota Vios... both comes with air-con but only the premium one comes with dual zone control ...

So, I wonder if all the projects in the list comes in the same category or different category? hmm.gif

I was at SP Setia Sky residence showroom few weeks ago, the salesman explained, SP Setia is no different to a big manufacturer, they specifically own different division to handle different projects, the common one around KL - SetiaWalk, Setia Sky and Setia City.... are all handled by different division and aims on different audience...

Ordinary 99 Speedmart may look cheap. They can always come out with a higher end flagship store, got it? Oldtown Kopitiam was once only a small traditional kopitiam in Ipoh as well.

Taman Wawasan is an integrated township sandwiched between Puchong Jaya and Bandar Puteri in Pusat Bandar Puchong. It is one of the earlier developments in the area and its completion coincided with that of the Damansara-Puchong Highway (LDP), give or take a year or so. (For Google map reference, log on to maps.google.com.my and search for “Kuala Lumpur”.)

It has a very strategic location, directly opposite the Tesco Extra hypermarket and the partially completed Setia Walk commercial centre. The IOI Mall is located close by and it has direct access to the LDP.

There is also a small internal road that links this township to Puchong Jaya via Persiaran Wawasan and Jalan Serindit 1 respectively. However it is quite narrow, windy and limited to light vehicles.

The terrain here is hilly on the east side. This is part of the mountain claw that forms the Klang Valley. The Klang River is located far on the west side, flowing south. What is unique here is that the eastern hills have “fingers” extruding out towards the river.

One of these extrusions is located at the northern boundary of Taman Wawasan and another is found to the south, where Bandar Puteri’s Lebuh Puteri is located. Thus, there is a C-shaped claw formed to embrace Bandar Wawasan.

This is a fantastic landform, with a three-sided high land and a river on the fourth side. Energy flowing downhill is concentrated within the valley and as it moves westward through the only exit, it meets a river which reflects and deflects it into a gentle, homogenous and conducive pool within this valley.

Therefore, this section is very conducive and attractive to life and success. Generally speaking, the best orientation for properties is west towards the river. Shophouses along the LDP facing the highway tend to enjoy very good business because of this.

However, there are elevated U-turns constructed at several points of the highway to facilitate traffic flow. Shops located near these man-made mountains are impacted by this and tend to fare less well compared with its neighbours further down the road.

Apart from west, other properties can face practically any direction and still do well, thanks to their immersion in the energy pool formed by the mountain embrace. The only exceptions are properties located on or very close to steep slopes.

Hi, anyone have comments on the current price of Setia Walk Solace? and how about the near to completion Brio? Is the current price of RM500psf justifiable or is it under priced (versus Trigon) + the future LRT station that would be build just right infront of Setia Walk's main entrance + developed by SP Setia (country's No.1 developer in The Edge Malaysia Top Property Developers Awards for 6th time, the only developer to have achieved this feat since the inception of the awards).

The price for a 1007sf has reached in a region of RM545K to RM550K.

LRT station will be built next to Tesco not infront of Setia Walk. Anyway, 500psf is a value buy now imo since Setia Walk has many positive side plus all the new launches in KV are priced at a ridiculous level.

I think its now worth 550psf. If you can find any unit selling for 500psf, just grab it.

Dun need to rush. Still long way to go up. Better than putting in the bank and burn by them.
For Brio, it will take another year before tenant dare to stay as the first 6 months, always nightmare due to Reno works. So, by the time, Solace will be the best choice for all. By the time, TGV up and more things come solid too. If u can hold, dont hard sell. Most important things, quality tenant required, thus values go together.
