I once tooked a closer look and found they were dysfunctional. Most probably these are abandoned items.. But again, SP Setia should not turn a blind eye as such items are a real eyesore to a passer-by.

If you view it from a higher perspective, the entrance to Brio is indeed elegant and auspicious: 2 rows of welcoming "Water Pillars" just right in front of the vigorous apartment! Well the mess in front of Sector7 should be temporary but it shouldn't be there in the first place.

Visited Kaseh.. Tasted their "Kaseh Nasi Lemak" set (around RM9.5)... The environment is cosy, service & food is good thumbup.gif

Got many budget eateries around SW:
opposite Bomba (less than 100m by foot): chinese hawker foods (at least 10), muslim foods (at least 3)
adjacent to Tesco (less than 200m by foot): chinese foods (at least 10), muslim foods (at least 5)

I especially like the corner mamak shop (just opposite Setiawalk Gallery): their "sup tulang" memang betui betui kao kao! rclxms.gif

Malaysia government needs to be more determined and effective when dealing with PH. Listen listen listen, in Singapore, (ehmm) only two places you can find them:
1. five star hotel - those genuine business people
2. Oxchxxd Tower - those ehehm ehhem MH (Mak Hitam) workers "approved" by the government rolleyes.gif

After all, he needs to uphold SP Setia's standard as being the "Builder of Distinction" right?

Let's compile a list of common "Defects" so that each of us could potentially use when engaging with our beloved developer. Below are what I have gathered so far from this forum (thx to a123 for item 2&3) :-) :
1. Dumping at the entrance of Brio/backyard of Sector 7
Thanks to swift action from SW, this item is now closed as those "temporary toilet/changing room" + broken items had already been removed.
2. the finishing of the wall put up by Sector 7 to close up its original main entrance.
The finishing is simply far too inferior. It does not fit with the quality of the facade at that area - which faces Brio's main entrance. The Deed of Mutual Covenant clearly mentioned the importance of maintaining facade quality. Sector 7 may feel it is only there back wall. But it is along SW main pathway and facing Brio's main entrance.
3. A large covered green colour rubbish bin placed behind Sector 7, and occassionally, some black rubbish bags are being placed beside it as well
We must not allow that area to be gradually turned into a rubbish collection area
4. Access to SW from LDP
Currently only one entrance (via the U-turn at Persiaran Wawasan) into SW which is inadequate in handling the ever-increasing traffic especially during evening hours. This varies from what was illustrated in the S&P's Site Plan as well as what was told during the launch/sales of Brio.

But it is along SW main pathway and facing Brio's main entrance.

One possible suggestion is for SPS to add a fountain at Brio's entrance, at least something to cover up Sector7’s bad finishing/taste, and also to be consistent with the entrance of R1 & R3 which already have water features.

On the other hand, just wonder if Sector7 is really that insensitive to its potential customer base as it literally erected a signboard in front of Brio entrance --- “Sector does not welcome Brio and SetiaWalk residents”

5. Maintenance Service Charge: Commencement date & Fifth Schedule
Well, clause 18 of the S&P does state about the effective date of Service Charge, but it also mentions that "a fair and justifiable proportion of the costs and expenses... for the services provided" . Frankly, a lot of services are not in place yet including the facilities at 7th floor, accessibility to SW and security control at Brio.
Can SW consider a more receptive commencement date for the Service Charge? E.g., can the commencement date of Service Charge be moved to after CNY? Perhaps SW should furnish the charges detail via Fifth Schedule as stated in clause 18 of the S&P?
