What is the lift vendor name? Same as R3? Thyssenkrup?
*
why so specific about the lift brand? Thyssenkrup is a lousy brand?
sorry to ask, just out of curiosity because I see places like Bangsar Village also using the same brand for its escalator...

But I must admit R3's lift is noisy and dark... I just thought was the moving in activity (even normal lift is used as service lift) that damaged it ... unsure.gif

Let's date these agents out this Saturday (say interested) and ask the management to blacklist them. Can we do that?

To do this, u need 100% support from owners. If some owners condone renting to PH, how to make it work?
*
hmm... This is bad.
OK, then can we do the same by sms-ing all owners?
Ask JMB to be representative, get full list of owners hp no, then send out sms and inform that "JMB and SW Mgmt team do not support the renting of .... ". hmm.gif

If you implement based on voluntary basis, ie if  you get 100% support from owners, then no problem. However, if you want to implement it via JMB, to force upon those owners who have different views, then you have legality issues.
*
This action is not to force the owner, is to remind the owner that JMB do not support. (once we confirm majority in JMB supports the same)

We are in risk because not all owner comes in to the forum, not all are reading the info we post here.

Some of the owner depends on the agent to let them know what's the market price now and therefore they may believe what the agent mentioned: "Thank You for Some of Setiawalk Owners Supported. More and More Owners are getting Ready to join Us. We Still Short of 40-50 units as Hostel for Foreigner Students (African). Pls Text Us if interested. Promptly Rental Guaranteed. 50% Rental Higher."

The agents have the advantage that we don't have, they have all the owners number that we can't access as an individual, but I think this is something JMB could access.
The agents can use this channel to pass on whatever info they like, so, we need to use the same channel to remind them...

anyway... just suggestion... open for discussion sweat.gif

What do you mean by JMB do not support ?

Do not support - does it mean one of these :-

1. Not allowed at all ?
2. Allowed but got discrimination ?
3. Just a lips service.
*
1 & 2. Should rephrase "Do not encourage..."
3. SMS

What's the specific reason, like I said, this is just a suggestion and open for discussion, if majority buy the idea, then only we think how to package the sms.
It's the same action like what mgmt office (Diva) do, advise the owner that the office don't encourage but end of day, that's all we can do.

reason of doing so is to reach out the way the agent reach out the owners and provide our views...

Hi,

Can we convince owners to assign exclusivity to JMB for a period say 6 months to rent it out.  Only then JMB can provide certain quality tenants.  I am sure every investor wants a balance between rental yield and capital appreciation.  I felt that there is really no need for investor to be panic on oversupply in Puchong, particularly in SW.  Election is over, bankers are more willing to lend money now.

I will be a waste and hindrances for people to avoid going there and hurtful to businesses as well.  I see SW has upper class occupants but this picture will change if PH start coming in in bulks.

Sigh...

Hi I came across the following on SW's FB:
"Dear All, I have just found out from the Facilities Management that according to the SW lawyer's advice, they have sent out letter by Pos Laju to owners of SW to inform owners about SW is not meant for hostel facilities according to the agreement."

Has any owner here already received the POS LAJU? Tx

What is the JMB rules or local authorities regulation to control maximum how many people stay in a unit?
*
I believe other rules like bomba regulation on how many person allowed in a single floor / single unit may take into consideration as well.

Not sure if this applies to condo / apartment, it definitely applies to office building. Any # exceeding the allowed numbers would deemed building management or unit owner violating certain laws already.

Very likely those cafes use wireless broadband (MIFI / USB modem) which theoritically promise high speed connection, but unfortunately its actual service performance and availability is susceptible to weather conditions. You can refer to the url below for one of the providers:
http://new.maxis.com.my/content/maxis/en/p...and.html#modems
Initially I was using a Maxis wireless broadband service too for my resident unit, but due to its instability (both availability and speed) which caused frequent interruption to some of my realtime (e.g., tele/video conference) applications, I  hv no choice but to go with a Maxis wired ADSL connection.

The entire Pusat Bdr Puchong (including SW) belong to Maxis. As to my knowledge, Maxis has no plan for Maxis HOME fibre optic connection in the immediate future cry.gif . To compensate for this shortcoming, Maxis is in the process of upgrading the 1Mbps ADSL to 2Mbps, free of charge.
*
ohmy.gif that's truly a bad news...
bro, how much does this Maxis wired ADSL connection cost monthly?
