Correct me if I am wrong. 600k for 22 x 70, g&g , club house, FH, opposite Aeon and etc. should be the best buy in Rawang. Isn't it?

It depends, many ppl still sceptical about Rawang, 500K would be too expensive for them as they linked Rawang to Bkt tak Beruntung.

If 22x70 DSL, build up <2000sf, g&g , club house, freehold..I guess would be around 600k++;

If 22x75 DSL, build up >2200sf, g&g , club house, freehold..at least 700k++;

If 22x80 2.5storey, build up >3000sf, g&g , club house, freehold..at least 850k++

Went to Anggun 3 showroom today. Was very surprise that they sales telling me that Anggun 3, 22x75, 2 stories build up 2200 sqft are selling at 600k. I Really think it is too reasonable considering the location is one of the best in Rawang. If true I think it is worth waiting. But Why developer is selling below market expectation when the property is so hot now in Rawang. Anyone knows why? Any catch?? hmm.gif

Is Anggun 3 is one of F&G or G&G?

22x75 with 2200 standard built up at RM 600k is very reasonable ...

Yup, I don't understand too. The balance units of Anggun 2 were priced at 888k. Any pro can explain?

Anggun 3 start selling already? Is there any show unit? I am planning to garden height and m2, hope can view this anggun 3 as well.

Price ll b much higher than mr2 and garden height due to its loc. So now the question is how much premium developer ll put in compare to these two proj? How muc buyer willing to pay more?

Let's see how higher.

Anggun's location is definitely much better. But although I really had such small knowledge about Rawang / Anggun master plan, I notice Anggun 3 is separated by the likes of AEON, Anggun City, Anggun 2 and etc, so I am not convince enough whether the location of Anggun 3 is good to be true.

Btw, a price tag of RM 600k+ vs a price tag of RM 400k+ is separated by a premium of close to 40-50% higher than the prices of the latter.

Ag3 to aeon jusco n anggun city like u said is not really near. Not walking distance by msia standard at least. Also it is at the other side of the road, hongbee need to understand investors are not stupid nowadays. Also behind the mobile with the narow fronting road n rundown properties there dont help too. I dont think many investors ll pay more than 650k for this link. 600k is marginal...only ard 550k for many may see as a gd deal.

In the future time, Anggun 1, Anggun City traffic will jam most of the time..for own stay, if you prefer less traffic, peace of mind area, I think Anggun 3 better

Mah Sing is launching super link house 22 x 75 next week at $688k. So for Anggun 3 to selling at 600k is really really reasonable. Anggun 3 is G&G with club house. Any lobang to secure 1 unit ?

What is the build up area?
Is this 22x75 DSL under MR1, freehold?
