My mother have rent out her apartment to Iranians currently. Actually the tenant will be different from tenant to tenant.

Avoid at all costs. If you don't get trouble from the tennant in terms of payment, etc you may end up getting complaints from your condo management or other neighbours when they are noisy, damage condo facilities etc.

had one experience with an iranian and that was my first and the last..! i rather leave it empty if i cant rent it out otherwise stress like hell if rental not paid, illegal activities, damage to property lah etc..aiyo, like they say, once bitten twice shy.. having said that i have met agents who told me (hopefully they are not lying) that they have iranian clients who do not give any trouble..but if die die have to rent to iranian, i think my current screening process will scare them away anyway ! |

*Rent it 30% expensive than market price .
*5 month deposit request . *A clear agreement and ask them to sign which insert a terms that protect yourself . etc , Any defect of property or any illegal activities by them , u got right to forfeit deposit and chase them out anytime. |

i rented a shop to a Iranian to operate Iranian restaurant which my agent told me this client is genuine and hv been rented shop from him b4 n wanted to open new shop bla bla ..., end up never pay me any rental after few months. (+ all deposits has been utilized). finally i locked the door/grill at night n he finally agreed to move out. otherwise i will confiscate all his belonging.
so , NEVER NEVER rent to iranian.. |

I'm also currently renting to Iranian student .. They always late In payment but then when I chase the girl and say some harsh words then ONI she gets like scared n quickly go get the money for rental bt then electricity n water bill dun pay!!.. Now electricity bill is rm830+ Liao..
Wanna cut it off until they pay!.. Huh.. After the 1 yr period I also wanna chase them off Liao.. Can't stand it sumore prvsly told me they set standing Instruction sp tht no need to worry .. In the end found out always si din go thru prob cuz acc no money .. Blardy liars la.. |

My friend had the same problem with happy-gal. He rented to an Iranian student at Hartamas area.
2 months rentals were not paid plus RM1k+ TNB bill yet to be settled. If possible, try to avoid. |

Not all iranian is bad, some is really good, depends luck. But, I heard terrible story about some of them as well.
To play safe, high risk high return strategy will be the key - set 2 rates: a) 1 Malaysia rate b) international rate Charge them resonable international rate by considering the risks described by lyn kakis. |

i have experience renting an apartment in cyberjaya to iranian girls. a student. she is good, maintain the house clean and pay the rent promptly. just, he a bit 'cerewet'. one day fridge broken down and she will annoy me and keep calling me and complaint. but the rest are ok
then i also have rented a room to an iranian boy in kajang. also a student. he also a good paymaster, just not really clean. but i think that is not iranian's prob but most of the boys' problem. |

I almost rent my condo for Iranian couple for RM 2,000 few years back but I decided not to, but my fren simply put the offer of RM 2,600 ( a lot higher than market rate ) with 4 months deposit. The Iranian couple maintain the condo quite well and so far, quite good paymaster. I think depends luck. For me, I sure avoid Africans ... |

thanks for a head up... i think i will avoid them. Previous tenant was good.. even help me to service my air cond for free.. when contract over. Singaporean Canadian Indian.. haha.. to bad he needs a bigger unit.. left liow.

my tenant also never pay utilities bill from day one.
i think the risk is very high when the rental is higher. They think it is worth to cheat a big lump sum..they always think big. if low rental, just room rental etc risk is lower.. anyway, pls avoid rent to Iranian. if no choice, pls collect 1 year rental upfront. since they are commited (and rich) it is not likely they will cheat u. pls ask for 1 year rental, this practices are common in Iran and middle east countries. |
