TO ALL Bro,

Just share info that i have study

Based on indicative IPO offer price of RM1.25/ share,

Each Kassets share will receive 5.24 units of IGB Reits and approximately RM2.73 cash, which bring the total distribution value per Kassets share to RM9.30

Invest or not, up to u
*
Is that mean whatever price/share we bought will get back RM2.73/share in cash and exchange for 5.24units of IGB share for 1unit Kassets share?

Kindly elaborate more.. notworthy.gif

Following the completion of the bookbuilding process under the Institutional Offering, on behalf of IGB REIT Management Sdn Bhd, CIMB Investment Bank Berhad and Hong Leong Investment Bank Berhad wish to announce that the Institutional Price and Final Retail Price have been fixed, as set out below:

Institutional Price: RM1.25
Final Retail Price: RM1.25

一名消息人士称,怡保花园房產信託供机构投资者认购的股票,已获得约30倍超额认购,足以显示外资对大马股市的兴趣甚浓,及东南亚资金市场的崛起。

Based on above ,  RM1.25  and oversubscribe 30 times , u can know tomorrow 7/9/12 for public ballot mostly oversubscribe more than 30 times , wah so hot for IGB Reit , low chance for u to get it.

So ,same again Buy Kasstes now , get it at 9.12  at cheaper price before too late !!
*
anyone knows 1 Kassets share can get how many IGB Reit share & cash?

No, you can't take credits for KASSETS reaching its all time high of RM9.50. It just proves what Cherroy said to you before is correct. IGBREIT is dictating the price of KASSETS and not the other way round. Prior to listing, no one could 100% tell how much IGBREIT would trade and hence KASSETS never reached RM9.50. Now that IGBREIT was already listed and that part of mystery is solved, it's a no-brainer to derive the price of KASSETS and hence the record closing (albeit one day after the listing of IGBREIT). If you stand by your previous analysis that there would be extra cash distribution (I'm still praying hard for this), then you should vroomx3 again that KASSETS should be valued at RM10 instead of RM9.50. I would definitely support you because this extra cash distribution is not something you predict out of nowhere but it's from your thorough analysis.

KASSETS = (5.24 * (1.25 + X)) + (2.43 + Y)

Prior to listing, there were two variables (excluding all other uncertainties) dictating the price of KASSETS, X and Y. You could calculate Y as the information was already known. And that (Y) was the FACT you were referring to. If I were you I wouldn't predict what X would be and hence:-

KASSETS = (5.24 * (1.25 + 0)) + (2.43 + Y) = 8.98 + Y

So anything below 8.98 + Y (e.g. RM8.60 - RM9.20) would still be a good buy. And that's it. I wouldn't say KASSETS would hit RM9.50 or above at that point (prior to listing) as I couldn't really predict X.

If you want to take credits for the all time high closing, it also means that you knew X way before anybody else. You're even better than the world's greatest investor liao.  rclxms.gif

Don't you think the current KASSETS price still hasn't reflected the possible extra cash distribution (the FACT) you talked about? Is it because the fact hasn't been announced officially yet? If you noticed KASSETS didn't move much (I think it fell to lowest RM9.18) last Friday when IGBREIT gained ~10%. I felt like our analysis was wrong. It only moved after the distribution-in-specie annoucement was made. Do you still think the extra cash distribution is still possible?

Excuse me, are KASSETS holders will get back the bold blue color part in CASH term? hmm.gif

Kasset holders will only get the 2.43 back in cash. the Y is most likely to be zero.

What about the 1.25 part? Looking towards pros advise... notworthy.gif

I hope you didn't buy this reit because you clearly dont understand it. 1.25 is the listing price or par. X is currently 0.13.
1.25+0.13 = 1.38 (current price)
If there is indeed a Y, i would be happy but i'm not holding my breath. I bought KASSETS because i have shit luck with IPOs and I wanted to guarantee my IGBREIT shares.
*
Indeed I am newbie into stocks and I have bought KASSETS because I wanted a gurantee in IGBREIT shares too but that doesn't mean that I will be a newbie forever.

I understand that this is part of the process and journey that I will be belittle and being ignore with some stupid question from me but I thought this is the place where I could get some advise from some veterans if I were lucky enough because I am trying to understand more of such transition and learning the calculations.

I'd rather regret the things I've done than regret the things I haven't done.

Anyway, I am now understood the so called listing price. Thank you very much for the heads up.. notworthy.gif

Capital repayment is a lengthy process, need to go through shareholder approval, authorities approval, high court.

In the proposal, the expectation is about March 2013. (Just an expectation made)

well noted and thank you very much for the heads up..

by that means, i need to hold the KASSETS share if i was hoping to get the cap repayment+special divvy?

Just went for a "business trip" to Mid Valley Megamall, and contributed some income to all the shareholders here.
Business is doing pretty good, car parks are full and people are spending in restaurants.
The level 3 food court is renovated with new restaurants (i trust with better rental yield), ground floor Plan B is crowded, Waku Waku (level 3), lots of changes.
*
how's the traffic when you got off from MV..any traffic jam in the car park, chief? their traffic flow is a turn off point..been there last week & i just got stucked in the car park for close to 1-hour sweat.gif

the management gotta work on the traffic flow diversion..

btw, i'm just wondering if the office/shops lots located in between Gardens and megamall, as well as the office lots located at North Point included in the reit as well...? hmm.gif
