if the other way round: less ppl going there, car park always empty --> biz no good, seller no happy, seller quit rent..

strong fundamental determine the biz survival.... owner said igbreit, u must be patience....

no la... i m just indicating that it can be use as a barometer to see how many ppl goes to midvalley....stem from research concepts......if a sudden drop of that, means something is not right d...lesser ppl going there.... then investor go see see is it o not...AGM time go screw the owner lo.... just my POV

It is a good company don't get me wrong. In fact i like that it's D/A ratio is still low which enable it to acquire future malls. Its occupancy is also very high >99%. Organic growth is also reasonable at 3%-6%

Currently generating 5.6% net dividend which also is good enough for me as it represents 150 bps above 1year FD.

But if you ask me if IGBreit is a good counter when the price is at RM 1.40/share, i would flatly tell you no because the net dividend then is only around 4% in which can hardly beat FD.

A good company is one thing, a reasonable price to buy in is another thing. Price is not equal to Value.

ok understood, but dont put all your eggs in 1 counter yah...

1 put max 10% per counter, max 30% per sector only...diversification reduce your portfolio risk but not your earning potential.
