if fall down..is junk...(dropping for 1 year)
if maintain there i continue accumulation
if go up > 15%, find other stock to fish

I doesnt have any financial techinical knowledge, hope can answer to meet your expectation ...very sorry:x

But i try to answer with my point of view & history- ;
I started invest during 2009, only collecting small unit like STARReits and BSDreit,
Then Maxis since 2009,....After see the fruit return and understand the Risk stock(Reits/Blue chip/Warrant/ PE/DIY etc)
Started interst more in 2012.
Regret didnt buy SUNREITS and PAVreits IPO.
Why I like Mall, becoz the bring my wife shopping every weekend.
Can see the mall peak with ppl and the business revenue come from property rental.
Most important i can judge myself how the mall progress.
But other stock counter very hard to see how the business except reading financial report.

Alto igb-reits maybe a good compnay, i feel it is overpriced at the mo.
Thereby i said waiting for Rm1.25 price....i am looking for discounts.

Your feel of going to the mall is a VERY good way of 'knowing'.

Next you need to put figures to the financials...returns on investment is very importnt.

My taught also same like you the DPU this coming Feb 6.38/4(mikehwy) ;
the the renewal rental GM only happen Sept 2013, hv to wait 2014 to see miracle.

Last price = ( new Nav/ old Nav )* Average Price

1.38 =( 1.04/1 ) * Average price
Average Price = 1.38 *( 1/1.04)
= 1.3269


My assumption average price collected has go up in par with the NAV.
Average IGBreits collection prior year......
