每一种资产，都有一个公认的价值。
比如在八打灵再也，每间双层排屋的价值大概是五十万令吉。
如果有人突然以四十万令吉脱售，我们可以说它的价值被低估（Under Valued）。买屋的人买到便宜货。
如果有人要卖六十万令吉，我们可以说估值过高（Overvalued），如仍有人愿意买进，我们说他买到贵货。
在报纸的分类广告，每天都有产业出售，行情相当公开，买卖双方都相当了解最新的成交价，所以，很少有以大幅度高过或低过市价转手的情况出现。

买产业多作长期投资
买产业涉及相当庞大的数目，买屋的人多数作长期打算，供期往往长达二十年，所以，在买进之前，都经过精打细算，理智的成份高过情绪的成份。
此外，一切手续都交由律师办理，银行在放款之前，也作过详尽的调查，所以，产业交易，在价格上以离谱价格成交的情况少之又少，而被欺骗的可能也不大。
只关注股票价格
不过，股票市场则刚好相反。
首先是很少人去研究股票的价值，大部份投资者只关注股票的价格。
由於股票价值的透明度不高，而且往往每个人的评估标准不同，很难像产业市场那样，有一致的看法。
在这种情形之下，股票的价值和价格往往相差很大。明明是价值5令吉的，可以跌到2令吉，而且还是有人愿意卖出。
一个很典型的例子，是产业股鹏尼迪（Plenitude），如果你翻看报纸的话，你会发现今年的最低价为1.44令吉，再看该公司的最新季报，每股净有形资产价值高达3.70令吉。
我翻看该公司的年报，发现该公司在新山、吉隆坡和吉打的地皮，多数是2000年的价值，现在已涨了一截，所以，有数份分析报告说每股净资产价值由4.50令吉至5.50令吉不等。
再看该公司的盈利很稳定，过去五年，每年每股净赚利由23仙至39仙不等，而且是逐年增加。
该公司没有负债，手头总有数千万至一亿令吉的现金。
没人对鹏尼迪感兴趣
我实在想不通，像这样的公司，为什么会有人愿意以低至1.44令吉的价格卖掉？
我曾向一些股市同志提到这家公司，他们的反应都是一样的，“没人炒的”。
我终於明白了，没人对鹏尼迪感兴趣，因为此股“没人炒”。
如果在今年年初以1.50令吉以下的价格买进此股，现在已取得一百巴仙的盈利。
我以此股为例，目的是要说明：只要是价值被低估，基本面强的股项，买作长期投资，不必理会有没有人“炒”，照样可以赚钱。
这是比较稳健的投资法，烦恼也少。
在股市，这样的机会很多，只要你用心做功课，你一定会找到。
虽然股市已上升了一大截，但在二、三线股中，仍有价值被低估的股票，勤做功课，必有所获。
