The developer's first ever project was Paragon 202, the 202 units of DSTH which was completed in 2010.

The current projects on-going is Paragon 93 and Paragon 129, both are also 93 units and 129 units of DSTH respectively and was told it is suppose to deliver earlier this year but yet.

When Paragon 3 comes into the plan, they appointed Knox Halim as their one stop consultant and marketing firm. Knox Halim marketed their then Paragon 93, the high end 20 x 70 homes and sold fast under WCT Realtors but becomes the full consultant team for their Paragon 3, the high end condo range in SK as well as their upcoming Paragon 456 in the pipeline.

I not sure how is the quality of Paragon 202 and 129, but frankly was told that the workmanship delivered isnt good enough. However, Paragon 93 looks decent with the price tag sold, used good quality materials and different facade, which is way more modern. I not sure of their workmanship on this.

For Paragon 3, which consulted by Knox Halim, you can see the concept and designed was the face lifted from Kiara Residences 2 and Rimba Residence , determining on project concept, security multi tiers and ensure fair prices with similar discount promotion / freebies.

Under Knox, when they previewed their first ever JV project, KR1 in 2010, the buyers also wait about 10-12 months to get their S&P signed although it was almost fully sold, for KR2 the buyers also waited about 8-10 months to signed their S&P even though it had been 80% booked earlier and for Rimba Residence, the buyers waited abt 6-8 to get their S&P signed even though it was close to 90% sold before it launched.

Because they sold the properties at quite early stages as a form of preview ( buyer Offer to Purchase from Developer ) and before they obtained the AP & DL. All of their projects sold via preview and few months before they got the AP & DL.

In fact, in current market, not only Knox Group doing this, a lot of other developers doing so. Most developer doing this practice due to they are more secured to see the market response ( or test market ) and any bookings before they obtained the AP & DL can be canceled without any penalty or price / project revised before further confirmation from each party to proceed. Mah Sing is doing this for M Residence 1 and 2 at Rawang.

The only good things I found from Knox Halim pricing was, they indicated it at fair price, and even though the sales later ( very hot selling ) proof they might had sold it quite cheap or low, they insists not to change the pricing but to proceed as they now wanted to be the full developer instead of just becoming project consultant and management.

Also, it can be also the indication on how well the response of the first phase and if did very well, the coming phase price would be much higher. Ex. Lakeside Residence Puchong by Glomac or Tropicana Metropark by Dijaya. The potential next could be Bandar Rimbayu by IJM. They know their price is not low and cheap, but market registrants too heavy and the rest become the history.

Chris kor, I hope you are rite. I noted Knox promoted or developed projects are generally late in both SPA signing and construction. Hope this had nothing to do with financial or construction capability.

So when booking, the booking fee paid to lawyer because APDL not obtained yet?

Yeah Jedi Kor. This is part of the up & down when we book a property under preview and yet to launch, where we might need to wait approx 3 1/2 years completion from the date we book the prop.

For KR1, the owners signed the S&P quite late and the 3 years completion should be July 2014. However, developer is going to complete it ahead of schedule by Dec 2013 or Jan 2014. Out n out, buyers just waiting 2 1/2 years.

Knox quite confident they can do the same for RR, which is even much less density at 236 units than KR1's 360 units. The stage is 20-30%. With KR1 schedule on time, RR looks more positive. Meanwhile, KR2's 720 units schedule on Sep 2015 and Dec 2015, they constructing car parks now and well on verge of doing it in 2 years time.

Financially, I not that sure for Paragon Mastery but I think it is not a big issue as they had been trying well to complete their own products.

Yes. Booking fee paid to solicitor as a stakeholder in the form of buyer "Offer to Purchase" from the dev at certain price.

Before AP & DL obtained, dev has no advertising permit nor developer license to sell for particular project, so they cant directly collect our booking fee and sell to us.

Bank Negara have a new rule, 35 years max for home loan tenure. Will this effect those who have already signed LO before 5th July 2013?

there is a club having seminar talk at bts this 21st sun, 9-6pm.
normal 400, member 200.
