 Urgent Casa Suria Condominium, Please give me ur Comment

Dear All,

I was interested with Casa Suria Condo Cheras, willing to buy for stay.
This will be my first house.
However after a visit to there, i found that there are two block of casa suria.
Only Block 2 was completed with CF but no sure is leasehold or freehold. different agents telling different story.
Block 1 was only completed 60%.
I was told by one of the house owner, previous two developer were bankrupt. (this really scare me)
Now the 3rd developer is handle everything, but only work with Block 2.
seem like they still didnt work out for block 1 (some legal issues still not solved)
In fact only 10 house is occupied now, others all empty.
That area are too quite.
They claimed there are gym room, spa, playground, but i didnt see anything here.
If i am not mistake, the condo start around year 2000 but only completed 2010 (block 2)
That is a long journey.


My question are:
1) is this condo still worth to buy? (240k --> 1300sq ft)
2) as the previous developer was bankrupt, any problem when i trying to get loan from bank? i scare i will face the problem as venice hill cheras.

Appreciate that if you can share me your opinion about this.

If I remember correctly, it's freehold.
The place is just next to venice hill, right.

Other than the things you're concerning, and you've seen the current situations; Another thing is the owners who are NOT paying the monthly maintenance fee is more than who pays, what do you think then?

Ya, the place is just next to venice hill.

So far i was informed that the maintenance fee is rm 200 per month.
For me it was a little bit high with only small swimming pool is provided.

Again Master skill is going to move their new campus at Bangi.
So this area will be come really "QUITE"

i Just asked the agents this morning, they told me Block 2 was completed for 4 years but no yet have the strata title.

What i really worry is about the loan and the future value of the condo.
As there are some bank rejected the loan of Mahkota Cheras since they didnt receive the strata title after completion of 10 years.

For venice hill, the bank rejected some loan application is due to the developer had bankrupt.

I am trying to find the developer of case suria. Anyone can advise me where should i go to get this infor?

If you are comfortable staying in a condo with < 10% occupancy rate (erm, the occupancy rate might be higher as there might be some unknown residents) and you are going to stay there for many many years(as if there is no improvement to this condo, you will be facing difficulties to sell), 1300sq. ft. @ RM245k is a good buy.

Thanks for your advise.
U have point out the problem ---> maintenance, facing difficulties to sell
now the developer are trying to built back block 1 (what they are telling)
start from next weeks, there will 30 units occupied by MasterSkill students.
Good rental here RM 900-1200 per months

If the new developer really work out, the condo value will increase.
BUT is the developer run away again, the owner here will "going to HELL"

Should i take the risk? should i put the hope on new developer?
What if the students move away to BANGI campus??

IMHO, RM245k you already can get elsewhere although with smaller size, but definitely much better.

Like I mentioned in above, fewer owners paying maintenance fee, would you think the current situation will go better or even worst? The surroundings? No facilities besides the really very small and not so clean swimming pool.
Have you ever thought about break-in and blaxx crimes?

Some more sharings from what I knew:
Units occupied by MasterSkill students news? Already heard about it years ago ...
Good rental, you already seen it how super low is the occupancy rate, it's like that since day 1 ... where are the tenants?
No one knows about the future, just that for now, this is a definitely a high risk bet.

My budget RM180k to RM220k Area not less than 850sq ft

Masterskill school might got their own hostel unit , maybe in 10unit or 5unit ,
that means Masterskill student won't rent with other owner already .

RM245k for 1300 sqft is a bit expensive for batu 9 area .
Somemore RM200 maintenance fees with no facilities .

imo , if ur budget is limit to below 250k , try to look at other place , such as klang ....i m referring to jusco bukit raja that area. the area there is much decent ...its not really far away from PJ..merely about 15km to pj ss2 etc...try survey that area...with ur budget, no much choices, unless u can accept a bit run down apartment or condo...

recently juz bought a condo at klang bukit raja , 2-3km to i-city .... about 270k , 1154sf , 2 car park , low density . new condo as well ...

do not take risk on property especially its ur first home .. remember , ur loan will be 30-40yrs, and once u choose a previously failed project and u got no luck , ur over...

bank is reluctant to approve ur loan as they afraid they will be having hard time to sell off the property. safety , environment is crucial . it is better to choose further location , and safer project to buy ...

try not to buy a property with a lot of student like masterskill ppl staying nearby. u will suffer as they will make a lot of noises in the area . student is alright , but not too much.

to tell u the truth , the traffic in kl , mostly very bad... this is city life... u cant expect lesser traffic ..

safety , juz avoid black ppl area.place where african ppl stay , not very safe....

other that , msian still ok....

it is depend on wat area u want to go work ... but staying in mahkota cheras and staying in klang bukit raja make no different at all... same distance ....juz that ppl will alwaz think that klang is very FAR away ....


do not simply choose a condo because ur budget is not enuf ... smile.gif

try Pandan Utama Apartment, trusting there are still many units avail and within your budget in the subsale market

1) be able to see the end-product (the property)
- give u peaceful in mind as u do not have to worry about whether the developer able to complete the project or not; but in your case, u would have much more worries if u were to buy a unit from this completed project

2) be able to judge its potential for future return
- with only 10% occupancy rate after two years completion, what's that telling u?

althru i yet been to the place, but on paper / based on the info provided by u, for me.... definately i won't buy that, be it for own-stay or investment

well i heards from agent is venille had many blackie.... so, it will cause u vy difficult to sell later which face by venille now.... and if u can affort 240-260k may consider the bukit pandan subsales.... 1100 sft ....quite ok... and is near to town

for ur own stay ok lah. But if u r expecting many flips of profit gains in future for this prop, better dont think of that.

RM 250k still can get a lot good lelong house out there.

Hi all,

I am casa Suria condo owner.
I do have a 1350sf unit for sale. 4 bed rooms, 3 toilets, 2 living halls.
Last month bank value is Rm250k.

Basic house, first floor intermediate.
Selling price 255k. Transac after 2 months.

For your infor, I already settled all outstanding maintenance, quick rent, etc up to date.
80 units under agreement with 2 colleges to occupy. Occupancy rate highly increase.
The management will be under JMB @ 200 monthly and fees will be reduce much when Block 1 ready on next year after CNY. Mantenace fees will be share between 2 blocks, it will reduce much but no promise how many percent.

Colleges surrounding is highly demand this condo for their students staying. They charge per head @ high price. I not recommend to deal directly with college s they only absorb 950-1000 per house.

Do own renting to students will be a good price.

not really prefer the environment.. and it is further in from the main road as well. So far i just saw a swimming pool there only..but alot of 'black guy'
