The density is average high due to 720 units separated ovr 3 blocks (T1 and T2 more like a twin block) and not 4-5 blocks.

RM 0.20 is pretty fair n cheap. If cheaper than this, I am more happy but would be doubt the maintenance quality by then. Lol.

RM 522k loan and 8k+++ legal fee is quite exp. I thought it should be 7k++ if 30-35% discount given.

You guys very rich la, buy RM 500-600k++ condo also cannot remember where is Ground Floor, where is entrance and where is facilities floor, lol.

Based on the master plan,

Ground Floor = Main Entrance / Guard House Level, Drop off and Lobby area and Car Park area with higher ceiling
CP 1 = L1 or Lower 1
CP 2 = L2 or Lower 2
CP 3 = L3 or Lower 3
CP 4 = L4 or Lower 4 ( Facilities floor like swimming pool, bistro, gym and etc, walkway to Rain Forest.

So, if you ask me which parking floor is the best, of course Ground Floor and follow by L1. You don't have to turn so many times, but what I can study and say is, the traffic is one way and the lane is quite huge, so the turning point ( round ) to lower level is actually not that dizzy as you think ....

I also eager to know my car park bays belong to which CP. Hopefully GF or L1. =)

I think I sign it next 1 or 2 weeks. Tower 3 who took loan late had different S&P lawyers. Now 2 more S&P lawyers come in dy.

Ground Floor most likely belongs to Visitor parking. So, if L1 / CP1 is quite very good dy. I dunno why it written as L1/2/3/4 in the S&P. But based on their master plan I had since months ago, it read better as CP1/2/3/4.

Btw, there is no L5 or CP5.

If yours are L1, hopefully mine are L1 or I dont mind if L2 but bays next to the lift. I have had good lottery in car park bays on my ex highrise buys. Hehe.

If ur file not at KR2 office, most likely ur unit S&P lawyer is not S&Co.

Rebate. They either bill lower to bank, so bank release lower amount compare ur LO amount. Or, they bill the exact amount to bank n released to lawyer. Then lawyer rebates u by cheque.

BJ is on higher ground and though KR2 is on lower ground, but it was on the same land and linear along with the KR1, ZR and most of all Kesas Highway.

I do not remember when was the last flood occur on the Kesas Highway or do it happen before?

But certainly, USJ One Avenue, good in terms of every aspects, quality, lay out plan and workmanship, but too bad, their basement car park really awful, it was due to the river next to it was quite near.

Very rich and low profile. I spent 2-3 months to study the dev, contractor, masterplan and visit showroom few times to get my booking.

Few of my frens who putih putih book KR2 within 5-15 min, they do not noe anything abt the project and their profile are damm 9 rich.

The dev distribute it according to type or size and floor.

We can call it not FAIR or LUCKY.

Its common that those unit with garden ir double lanai gets better parking lot or lvl. They paid extra premium for their unit.

There are side by side parking and tandem parking in every of the car park floor. So, Type A buyer not necessary to get L3 or lowest L4 parking.

There are good and bad.

The units with higher premium would command better car park lots. Some would even get next to the lift area. But remember tat every floor of L1-4, contain of both tandem and individual parkings. So, it wouldnt be surprise if Type A buyers would get their parking at L1 esp those Lvl 3A, 13A or 23A buyers, together with some Type B low floor buyers who got Tandem instead of Individual.

The allocation of individual car parks are even much more than tandem parking bcz all big units ( all Type C, garden units regardless Type A, B or C, Type A and B with higher premium of double lanai are getting individual instead of tandem parking.

At the end of the day, not all will get the parking lots they desired.

You're most welcome.

Probably KR1 buyers are too rich n no time to become LYN member. Most of them are dev relatives, friends and associates. Moreover, KR1 is only half of KR2, so not surprise to see KR2 thread more hotter than KR1 thread.

Yeah. If own stay I really prefer side by side, but location of the car parks are also very important for me. I just prefer near to lift which provides my gf more safety or any lady tenants more confidence while taking car alone. Actually KR2 can manage to put all individual car parks and sell a bit more expensive to make it more high end. Most of the condo below 500k now are offering tandem.

Wat I dont like about TZ was the tandem slot was too small and driving 2 way lane too thin. The positive thing was the car park base was quite bright compare to other 200k+ condos I had bought.

I wondering, anyone getting Grd Floor parking? Lol. Probably it reserve for visitors only and walk way to waiting lobby bfore entering lift lobby. Quite grand. Let me find out the masterplan n study the feng shui. Haha.
